This charming home boasts an impressive 6 bedrooms and 3 bathrooms, and with the ability to sleep up to 16 guests, is ideal for those beach family reunions. With over 5,385 square feet of interior space, and 1,735 square feet of exterior space, this home is literally made for a large beach getaway! Please note that every reservation will be required to sign an independent vacation rental agreement. First thing you'll notice about the home is its welcoming and authentic beach cottage feel. The home is older but has been well-cared for, giving it the perfect lived-in vibe but with a clean and well decorated aesthetic—and you can't beat being only a short walk from the beach with ocean views! Pull up to the home and check out the lower garage area, which has been converted into a game room with a bumper pool table and foosball. The adjacent indoor “great room” on the first floor offers a ping pong table and a flat screen TV—a terrific space for relaxing with the family, or for the kids to enjoy while you whip up a few cocktails upstairs, where you'll find the main living and dining area. Upstairs offers an open concept space, with the living, dining, and kitchen area. The kitchen offers a galley style and high-quality appliances. You'll find the kitchen is fully equipped, so you can cook your own vacation meals, whether it's a huge family dinner or just a few appetizers. The kitchen offers counter seating for three, or there is a dining set that can seat six. The living area is furnished with cushy sofas, and a flat screen TV cable and a DVD player. Celebrate your family vacation with a big movie night, or just relax and enjoy one another's company. From here doors lead out to the large screened-in porch, with an elevated view of the ocean, a large dining set, and ample seating for all. The home boasts six bedrooms, some rooms are furnished with multiple beds for additional sleeping space. Outside you'll find a stretching open yard, an outdoor shower, a BBQ grill, additional rocking chairs, and a picnic table. With a washer and dryer and direct beach access, this lovely home truly has it all for those family beachy getaways! \*Please note: Fireplace is not a "working" fireplace. The flue is closed, please do not use. A few important notes to be aware: NO HOUSE PARTIES. NO SMOKING. No exceptions! There is a very strict noise ordinance policy on the island that goes into effect at 10pm on weeknights and 11pm on weekend nights. The 6 car limit is also strictly enforced. This house is a family rental and is located near year-round residents. This is not a rental home for bachelor/bachelorette events, wedding groups, youth groups, fraternities/sororities, receptions, or any other types of larger gatherings. We do NOT rent to students or anyone under the age of 25 - no exceptions - even if a parent or legally responsible adult makes the reservation. If such a group occupies or attempts to occupy the property, they will be required to immediately vacate and there will be NO refunds given. This home is pet friendly. Dogs are considered with a $300 pet fee (per pet), applicable pet policy signed, and flea proof records received prior to arrival. Dog must be approved by Carroll Realty. Absolutely no cats or other animals are allowed. Any damages caused by the pet will be charged to the pet owner, and not paid by the pet fee. FIRST FLOOR BEDDING: 2 Queens in one room, 1 King in the other bedroom. SECOND FLOOR BEDDING: 4 Queen Beds, 1 King Bed & 1 Twin Bed with 1 Twin Trundle Bed ALL BED LINENS, KITCHEN TOWELS, & BATH TOWEL SETS ARE PROVIDED. Did we care, nope! We had plenty of room to eat and hang out with our group of 7 plus a dog. The back yard was the bomb. Large enough for Croquet, Bocce, and even Disk Golf (at least for our level of skill). Loved the views, loved the proximity to the shops and bars, and appreciated response from the property manager Carroll Realty when the fridge went out. There is a spare in the garage so it was not earth shattering and the tech had it fixed the next day. In the meantime the property management group delivered a cooler filled with bags of ice so we could keep keeping on. Great customer service, thanks! If you are looking for a base on the beach with lots of room for fun activities, this is the spot. ##### Layth H. Plenty of bedrooms, baths, views were excellent although the house sits back from the beach as indicated by the pictures. But it is a very pretty setting, and very close to shopping. The only problem we had was with gettomg the attention of the property manager to fix the main TV ( we wanted cable on the TV to see the football games). We stayed here and brought our dog and the location couldn't be better. Private boardwalk to beach, chairs and beach toys provided, plenty of space to sleep and play. Location is perfect because you do not have to carry everything to the beach, you can just run home! The house has been well-loved but still does the job and the beds were clean and comfortable. When you rent a house at that price, you expect it to be clean. The dishwasher was full of dirty dishes. The microwave had a bowl of something in it with mold all over it. There was moldy food left on top of the refrigerator. The master bath had not been cleaned. There were dirty towels left and soap left in the shower. Several light bulbs were out. There were cigarette butts left in an ashtray on the screened porch. The screen on the door of the porch was blown out. The windows on the sliding doors were very dirty. As I said, the house was great. We loved the back porch but the ceiling fans are rusty and don’t work. Some of the furniture is rusty and the rest has peeling paint that sticks to your skin. Most of the chairs are cheap plastic and one broke beneath my elderly aunt, no injury thank goodness. All the cushions for the outside and inside furniture are nasty and need to be replaced. Also the rec room equipment is missing,broken or very old. We’ve stayed in IOP before and loved the beach but maybe because we were too close to the public access as we were surprised by the aggressive police force. They were constantly driving , too fast, up and down the beach and informed us quite aggressively and needlessly that there was no alcohol allowed on the beach. My 71 year old mother and 70 something years old aunt and uncle were taken aback by this and worried about it all week. I’m not sure if they have been having crime problems there but for a bunch of old farts and grand kids enjoying the beach the police were way overboard. We’ve loved coming here over the years but are having second thoughts about next year. I also didn’t select “I loved it” above, it wouldn’t let me change it. ##### Paula H. There were 10 of us and the facilities were more than adequate - very roomy and fun near the beach. The veranda over-looking the ocean and backyard was very comfortable and a good place to eat.
