Designed with the modern traveler in mind, these CozySuites offer seamless check-in, thoughtful touches, and a tech-first approach, allowing you to live like a local and feel at home while on the road. Located on Washington Street, just minutes from Monument Circle, the Convention Center, and Lucas Oil Stadium, our location is unbeatable. We look forward to hosting you, and our 24/7 customer service team is available via text, email, or call!  
  
The Space:  
Our spacious studio apartment boasts inviting living areas, fully-equipped kitchens, and bathrooms stocked with toiletries. During your stay, you'll also have access to the building's fitness center, featuring both strength and cardio rooms.  
  
You can also enjoy :

\- Smart-TV with streaming apps installed!  
\- TV in the living room  
\- Complimentary coffee.

CozySuites guests will have full access to the apartment throughout their stay. Please note that amenities are available at the property's discretion. We are unable to process refunds if an amenity is closed during your stay.

Other Things to Note:  
Please know that all CozySuites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:  
\- You agree to be bound by our rental terms and conditions.  
\- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.  
\- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.  
  
Minimum age requirement of primary person booking should be:  
1\. 22 years old for out of town guests  
2\. 25 years old for local guests  
  
  
No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.  
  
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.  
  
Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.  
  
Note that all guests are required to submit a $200 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $39.99 non-refundable damage waiver.  
  
Want to enhance your stay? We offer a variety of optional services to make your visit even more comfortable—like mid-stay cleanings, early check-in/late checkout (when available), and more. When we checked into the VRBO the room looked like it had been ransacked. I called the help line and they told me that that room was painted the day before and that was why it was not ready. I didn't understand why they didn't inform us before we got there. While trying to find us another room they seemed more concerned about us returning the key to that room before they would submit another one to us. The little kiosk thing kept malfunctioning and we had issues. We finally got the key returned via the kiosk but then they had trouble getting us a key. When I finally got a key they could not tell me which room it belonged to, I believe we talked to 2 different people trying to figure it out. They were even trying to find the housekeeper. By the time it took for us to get another room was over an hour and a half and very frustrating. Then on top of that we had no idea that we had to pay for parking the whole time via a meter. It would have been nice to know that up front. I got my days mixed up and ended up getting a 20 ticket I had 5 days to pay. One gentleman on the phone was very helpful and said he would look into this and see if we could have been compensated for something and he would personally get back to me, but he never did. Our vacation should have started as soon as we got to the establishment but we didn't start enjoying our trip until the next day after having such a stressful night. The place was very clean and that's all I can say about it.

There was nothing cozy about this CozySuites stay. Things went from bad to worse throughout the stay. The only good things? The location, and the support of VRBO when we were forced to contact a VRBO manager twice.It began with the promise of paid garage parking for stays over 7 days. My husband was relocating for work so we paid for a 50-day stay up-front. We asked several times how to secure the garage parking ahead of check-in, with no answer from the host. Finally, just a few days before check-in, they said there was no garage parking — we would have to use street parking. We spent literally hours on the phone with the host and then VRBO to get it resolved. At check-in, the elevator was broken, the studio was dirty with crumbs, food splatters and scuffs on all the walls, and mold and peeling paint in the bathroom. We would have said nothing, but the mail key was missing from the designated spot and many other items labeled in the studio were also missing, so we let the host know. They asked us to document all missing items with photos, which was extensive. We did that within the VRBO platform. The host then asked us to email the same photos directly to them. When we noted that VRBO says to only communicate through their platform, the host began texting us directly, to the point of harassment. This continued throughout the stay for trivial things in a creepy, invasive way. However, they never addressed the broken clothes washer we notified them about. Worst stay ever.

#### Comfy for 2, Great Location

Stayed here with my girlfriend and our dog to see a show at Gainbridge Fieldhouse. The room was exactly as shown in the listing pictures and was a great deal for how close it is to downtown. The property management was helpful and communicative and I would definitely stay here again!

#### Work trip

Better than the pictures and more convenient than I thought. If you like to feel at home during a work trip and enjoy an easy walk to the convention center, then this is your place! 24hr gym and coffee bar were the icing on the cake. I’ll definitely be staying here whenever Indy comes up on my work schedule.
