The house was spacious, immaculate, and very comfortable. The large kitchen had the drawers clearly labeled so we found what we needed. The host left great, clear and helpful directions and information for us. He also was available to contact. The house backs up to a lake where there is a dock and kayaks available. Beautiful and quiet cove on the lake, where we spent lots of time on the back porch; even in the heat the breeze kept us comfortable outside there. But I most appreciated the little things: plenty of lighting to read by, nightlights strategically placed, more parking area than expected. The lake house was the perfect fit for our large extended family to all be in one house but have room to spread out. We were grateful we could bring our pups with us, and the tweens and teens loved having a separate hang out space downstairs. Everyone loved the ping pong table and golf room, and the kitchen was very well stocked with every piece of equipment we could need. We spent a lovely Christmas week at the house. The 6 bedrooms and 2 large living rooms provide the perfect space for time together and private space when needed. We had a few minor issues and the owner was very reasonable and responsive. Being at the end of the cove was great as it was calm for us all to play in the lake and use kayaks. Lots of space for everyone to enjoy. Loved the ping pong table. Large kitchen helped to prepare meals for our big family. Having 3 refrigerators gave us ease to keep beverages and food cold. It was great having our own dock to play and fish off of. Master suite was roomy and luxurious and all other bedrooms made for enough beds for 12 people. Living room was large enough for all of us to watch the Olympics together ##### Fred S. This house was perfect for the 12 of us guys looking to get away and enjoy some golf. The house is spacious and extremely beautiful. It has everything that you would need for a large or small group. The property owner Rob was awesome to work with. The house was located perfectly in the village and close to all four golf courses that we played. The layout of the house provides lovely views of the lake and places to gather on both stories. The master suite is huge and luxurious. The extra large, well-stocked kitchen was perfect for preparing meals for the whole family, with extra fridge/freezer space downstairs and in the garage. Bob was a wonderful host - he responded immediately to all our communication and took care of everything we needed. We rented Bob's kayaks & SUPs, which provided lots of fun on the lake. We were fortunate to have excellent late-May weather so we were able to enjoy the Hot Springs Village amenities, including nature trails and the outdoor pool. There is plenty of parking with triple car garage upon arrival. Huge living space (living room; den; dining room; card game room with a large equipped kitchen; 3 bedrooms and 3 bathrooms) on the first floor. Which also has a huge patio/deck and laundry room. All are fully furnished. Bottom floor has 3 bedrooms; 2 bathrooms; den area; bar area with a refrigerator; huge ping pong/table area; golf room and also a large patio fully furnish. As stated before, this is a huge beautiful home... to include a great host. I was happy and thrilled with my whole stay there. ##### Keith W. Our family had a wonderful time in July 2023 at this beautiful and spacious house on the lake. There were 13 of us including one baby under a year old. The house was perfect! It had everything we needed. The view each morning was fabulous! The grandkids and adults too, had so much fun with the kayaks and paddleboards as well as ping pong in the evenings creating memories of a lifetime. Bob was courteous & quick to respond to my questions and very helpful. He also graciously gave us a late check out. We would stay here again if we're back in this area. Thank you Bob! ##### Mary W. We sought out a property that would accommodate all of us. Bob’s property on Pantilla Way more than met our wishes. It was clean and well maintained.There were bedrooms and bathrooms that allowed us to have our own space. The kitchen was huge and incredibly well supplied. The views of the lake were terrific. The activity rooms on the lower level got lots of use. We were all very comfortable in this spacious home. Its location turned out to be very convenient fo us. The property was perfect. Enough bedrooms for all and great common areas for games and fun. The big kitchen wa a hit as we prepared meals and warmed up bottles. The water front allowed for pontoon boat docking and we enjoyed the warm water of Lake Balboa. Check in and check out was a breeze. Voted most likely to host the next reunion! ##### Dan M.
