It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

Short Term Rental Agreement
The term of this Agreement shall apply to Guest's occupancy of the Rental Property from the check-in date at 4:00 pm to the check-out date at 10:00 am (the "Rental Period"), and to any other dates that may be included as part of the reservation in the event of any modification.
1. Compliance with Rules and Regulations. Guest agrees to comply with all applicable rules, regulations, and policies posted at the Rental Property, or otherwise communicated by Owner. This includes, but is not limited to, maintaining the premises in a clean, safe, and sanitary condition, and ensuring that no unsafe or unsanitary conditions arise. Guest shall not use the Rental Property for any unlawful purposes or activities, nor for any commercial purpose unless expressly authorized by Owner in writing. Breach of these obligations by Guest shall be deemed a material breach of this Agreement, , resulting in forfeiture of security deposit and immediate termination of Guest's occupancy without refund of any kind.
2. Occupancy Limitations. The Rental Property shall not be occupied by more persons than the stated maximum occupancy, which is 10 persons, without prior approval by the Owner. This includes all individuals, regardless of age. Guest agrees that no parties, events, or large gatherings exceeding the maximum occupancy limit will take place at the Rental Property during the term of this Agreement. Violations of these terms will result in immediate eviction and forfeiture of all monies paid.
In addition, no fraternities, school groups, civic groups, or other non-family groups are allowed without prior approval from the Owner. Guests are strictly prohibited from using the property for any commercial activities or hosting any unauthorized events.
The Owner reserves the right to enter the property for inspection purposes if there is reasonable suspicion of occupancy violations or unauthorized gatherings.
3. Cancellation and Refund Policy. This reservation is subject to the Airbnb Cancellation Policy, and by signing this agreement, you acknowledge and accept the following terms:
Full Refund: Guests may cancel their reservation up to 30 days before check-in for a full refund, including all applicable taxes. No payment will be made to the Host.
50% Refund: If a cancellation is made between 7 and 30 days before check-in, and after the initial 24-hour grace period, guests will receive a 50% refund, including full taxes. The Host will receive payment for 50% of the total nights booked.
No Refund: If a cancellation is made less than 7 days before check-in, the guest will only receive a refund of prorated taxes. The Host will receive payment for 100% of the reserved nights.
4. Payment Terms
Guest shall make a full payment for the reservation at the time of booking, with the remaining balance due as specified by Owner prior to the Rental Period. Failure to remit the remaining balance in a timely manner may result in the cancellation of this Agreement at Owner’s sole discretion.
Automatic Credit Card Payment: If applicable, the remaining balance will be automatically charged to the credit card used for the initial payment, as specified by Owner. If the automatic payment fails, Guest must ensure the balance is paid in full promptly, or the reservation may be canceled without refund.
5. Security Deposit. Guest agrees to pay a security deposit of $350.00, which shall be held by Owner to cover any damages, excessive cleaning fees, or other charges arising during the Rental Period. The security deposit will be held via a credit card authorization or charge 2 days prior to check-in. Should damages exceed the security deposit, Guest agrees to pay the balance within 3 business days after being notified by Owner. The security deposit will be returned within 3 to 7 days after the end of the Rental Period, provided no damages have occurred beyond normal wear and tear.
Guest authorizes Owner to charge their credit card for any additional costs, including but not limited to damages, extra cleaning charges, or fees for unauthorized early check-in or late check-out fees.
Damages and extraordinary cleaning shall be determined in Host's sole discretion. Guest waives chargeback rights Guest may have under any cardholder agreement, including but not limited to all rights to contest charges permitted under this Agreement. Guest fully authorizes the rental charges to debit/credit card for the reservation from the check-in date to the check-out date for the vacation home rental located at 355 Poolside Pass, Hollister, MO 65672 and agrees to no refund and no disputes will arise from use of this card including no chargebacks.
6. Pet Policy. Pets are not permitted at the Rental Property without prior written consent from the Owner. Unauthorized pets found on the premises will result in immediate eviction and forfeiture of all monies paid. Any authorized pets must be accompanied by an adult and may not be left unattended on the property.
If pet hair or dander is found during the standard post-check-out inspection, Guest will be assessed a $500.00 cleaning fee to cover the additional cleaning and removal of pet-related allergens. This fee will be charged to the credit card on file, and is in addition to any other charges for damage caused by the unauthorized pet.
(A) Pets are welcomed to The Slöpe ONLY WITH PRIOR APPROVAL. A pet stay fee per pet AND a one-time pet cleaning fee will be applied if request for the presence of a pet is approved (This fee does not cover damage to the property or grounds resulting from a pet, including but not limited to: chewing, scratching, digging and unreported house-training accidents.); and
(B) All local laws and regulations must be followed, including required vaccinations. Please, observe leash laws and do not bring your pet to parks and beaches that do not allow animals.
(C) Guests with pets are asked to please respect the comfort and safety of other guests, both during and after your stay. For this reason, we ask that you please follow these guidelines during your time with us:
1. Pet Information Request: To ensure a pleasant stay for all our guests, we kindly ask you to provide the following information about your pet(s):

2. Pet Stay Fee: A pet stay fee of UP TO $150 per pet per stay is required depending on your pet's weight, in addition to a mandatory $150 pet cleaning fee. This ensures that the property is thoroughly cleaned and sanitized after your stay, making it comfortable for all our guests. BOTH FEES WILL BE COLLECTED SEPARATELY FROM THE RESERVATION PAYMENT.

3. Maximum Number of Pets: You are welcome to bring up to two (2) pets during your stay. The cleaning fee will cover both pets if bringing 2 pets. The pet stay fee will be PER pet, depending the pet's weight.
4. Furniture: To maintain the cleanliness and condition of the furnishings, kindly keep your pets off the couches, beds AND hot tub!
5. Owner Responsibility:
◼︎ Owners are responsible for their pets at all times, both inside and outside the house.
◼︎ Please ensure your pet is well-behaved and does not disturb other guests or neighbors.
◼︎ Clean up after your pet, both in public areas and in the yard of the vacation property.
◼︎ Do not allow pets on furniture or beds. It is also helpful to bring something (bed, blanket, etc.) on which you know your pet will be comfortable sleeping. Many pets are used to being allowed on furniture and beds at their own home, but this is not allowed in our vacation property. Please, bring any crate/kennel or special bedding your pet may enjoy with this is mind. Extra cleaning fees will be charged for furniture, blankets, comforters, etc. that have pet hair left behind. This may include professional steam cleaning; usually resulting in charges above $500.
◼︎ Do not leave your dog unattended for long periods of time. A crate is ideal for those situations in which you must leave. You are responsible for any damages your pet causes.
