Keep an eye out for Bald Eagles, and an Osprey nest atop a 20 ft high tree stump just a quarter mile from shore. The mobile home is inside Mid Lake Campground located on Toledo Bend, one of the best bass fishing lakes in the country, and we have the best crappie fishing right below our marina. Sabine National Forest offers hiking and nature trails for outdoor enthusiasts. 2 bedroom and 1 full bathroom with a shower. Bedroom 1 has a king bed. Bedroom 2 has a twin over double bunk bed with a trundle that can sleep 3 kids or 2 adults comfortably. The kitchen is nicely equipped with service for 8, and everything you need to cook or grill your favorite meals. Wi-Fi available, however the remote nature of Toledo Bend lake means service can be spotty at times. You should have cell phone service with most providers. Bring your Netflix, Amazon, Disney, or other streaming services account log in to connect to the smart Tv. The entire house is yours to enjoy with the large, covered deck with comfortable seating for 6, a ceiling fan, and gas grill (propane provided). 5 Adirondack chairs surround the firepit. There is a 2- bay covered carport with power for charging your boat. Washer and Dryer in the house but please bring your detergent. Bring your Netflix, Amazon, Disney, or other streaming services account log in to connect to the smart Tv. The entire house is yours to enjoy with the large, covered deck with ceiling fan and gas grill (propane provided). There is a 2-bay covered carport. Washer and Dryer in the unit. Please bring your detergent. Guests have full access to the boat ramp, swimming platform (this is not a private dock; it is for all guests in the campground), fish cleaning station, kayaks (reserve at the store) and waterfront pavilion. Uncovered boat slips are available to rent. Message host for availability. We have staff available to answer any questions as we do not live on site. The manager\`s phone number is listed in the guest book provided in the digital guide book you will receive after booking and on the kitchen counter. PET RULES: 1\. 2 dogs maximum 2\. No aggressive breeds allowed; such as but not limited to: Pit bulls, German shepherds, Rottweilers, Chow Chows, Doberman Pinschers, Siberian Huskies, Akitas, Mastiffs, Great Danes. If you are not sure, please inquire before booking. 3\. Pets must be on a leash when outside and please pick up waste and dispose in garbage can. Please do not leave pets unattended outside at any time. 4\. Please keep pets off furniture and beds. 5\. Excessive barking or unruly behavior could result in being asked to leave without refund. House Rules: 1\. Please no smoking in the cabin. 2\. Please be aware that community Quiet hours are from 10:00 pm to 6:00 am. This is both a community and a campground, so please be considerate of your neighbors. 3\. Please do not turn the AC lower than 72 degrees, as it will freeze the unit. Please call the store asap if you have any issues. 4\. Please note all garbage must be in garbage bags. Please do not throw loose trash into the can. We have guys that manually pick up the trash, so everything must be bagged. If you need more trash bags, please call the store. 5\. Please keep pets off the furniture. 6\. Please crate pets (if possible) when you are out of the cabin. 7\. Pets must be always kept on a leash when outdoors. 8\. Please pick up pet waste and discard in garbage. 9\. Most importantly, have a great time! I give permission to the property manager to use a third-party to verify my identity and check criminal databases to confirm my reservation (VRBO and Website bookings only). The neighbors and workers in the park were very friendly and helpful with anything we needed. Great communication from owner and park manager. There is a boat ramp on the property but it was really steep so we used one at the bridge in seeing distance from the property. Great little place with covered parking for a boat with electrical outlets. We enjoyed the fire pit both nights. The front porch and view were great. Nicely renovated Trailer with modern inside. Some of the nicest locals that lived there, they always stopped to say hi when we were outside and they even gave us some pointers on fishing hotspots close by.
