The main house, renovated in partnership with English Heritage, retains many of the original features. Whilst the house is centuries old, we have created an interior which is an eclectic mix of contemporary, antique and vintage. Brook Farm is stylish yet homely, practical yet supremely comfortable. The large lounge has beautiful seating including a 5-seater vintage Chesterfield, a wood burner to keep you cosy and a large flat screen tv for those slouchy movies nights. The beautifully designed sideboard is filled with a selection of games for those young and old(er). There is a dining room with a huge dining table which seats 10. The vintage mismatched crockery has been chosen to be sustainable and add a little eclectic magic. There is also a wood burner and Sonos speakers to make your dinner party extra special. The kitchen is a good sized farmhouse kitchen with a beautiful brick chimney enclosing a large range cooker. The kitchen is well-equipped with all mod cons such as dishwasher and microwave as well as essentials including sharp knives and a wide selection of herbs and spices. At the centre of the room is a table to seat six – perfect for tea and toast. Beyond the kitchen is an extension which houses a utility room with washing machine, large fridge and small drinks fridge. There is also newly renovated wet room with large modern shower and brass fixtures. At the rear of the extension is a heavy wooden door which leads outside to a large patio space overlooking the gardens, with an outside dining table and benches to seat 10 people and a large Webber bbq. Upstairs there are four bedrooms with wooden floorboards and original beams. The master bedroom is large with windows on three sides, a stunning place to wake up in the morning - it has a queen bed and can house a double pull out bed to accommodate the additional guest. There are a further three bedrooms each with their own sumptuous style; the French room with a queen bed , the Deco room and the Emerald room both with double beds. All the bedrooms have memory foam mattresses, feather pillows and duvets, and pure French linen bedding. At the end of the long beam filled landing there is a bathroom with a deep roll top bath - perfect for a long soak with a good book and a glass of wine. It has recently been renovated. Across the courtyard from the farmhouse, the Grade II listed barn is split into four spaces, several of which still retain the straw and animal feeders from their agriculture days – they are an amazing delve into history as you can see original wattle and daub walls from the 16th century. One of the rooms contains six bikes of various sizes which you’re very welcome to borrow - perfect for exploring the local area. The main unconverted room, our games room, in the barn features a Queen post roof, which is completely stunning. It’s a perfect hang out for kids of all ages with table tennis, darts, a pool table, a table football table and a chill out area with sofas and a music system. Please note that this has not been converted and is still essentially a barn, so may be chilly in teh winter Mature gardens surround the house and barns, extending over 2.3 acres and comprising an orchard (with apples, pears, cherries, plums, blackberries and hazelnuts), a football pitch, a fire pit area and our very own lake with a pontoon and which you are able to swim in. Overlooking the lake is a ten person hot tub. The hot tub is eco-friendly and wood fired - so entirely natural with no chemicals! A lovely way to watch the sun set and to relax no matter what time of year. Also the perfect place to see all of nature’s visitors who come and see us at Brook Farm which included hares, muntjac deer, rabbits, kingfishers, ducks, doves, woodpeckers and bats. There is so much to do around Brook Farm. We have wonderful cycling on quiet roads through sleepy Suffolk villages - we have a selection of bikes for your use. South Elmham Minster which dates between 1091-1119, is a three-mile round trip from Brook Farm. We also have some wonderful footpaths around the Farm but please stick to the paths, close any gates, keep your dogs on a lead and leave no trace of having visited! For trips slightly further afield, we have amazing sandy and shingle, dog-friendly beaches; Dunwich, Southwold and Walberswick where you can also go crabbing and have a pint in the local pubs - our favourite pubs and well-worth booking are; The Ship at Dunwich for a pint of Ghost Ship, The Sail Loft for lobster risotto and The Anchor at Walberswick for the best fish and chips - they even have their own boat so the fish is caught that day. The Norfolk Broads is a short drive away - you can hire a boat and trundle up the broads for the day taking in the landscape. There's a Maize Maze in Reydon and countless National Trust properties to visit. We just love river swimming in the River Waveney, near Bungay is great fun too! If you are visiting Bungay, check out Earsham Street where there is an amazing deli (Earsham Street Deli), butcher's (The Forequarter), fishmonger's (Earsham Street Fish Company) and green grocer (Giddens and Thompson) as well as an array of fantastic vintage stores and restaurants/cafes. Halesworth and Harleston are also worth a visit for their vintage wares. ## Similar properties ![Fridge, microwave, oven, stovetop](https://images.trvl-media.com/lodging/100000000/99440000/99437700/99437687/a6e6d817.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### Luxury Farm Barn with Copper Top Bar and Hot Tub - Located in Rural Suffolk Oakley - Hot tub - Kitchen - Washer - Dryer 10 Exceptional 1 review [](https://www.expedia.ca/Hotel-Search?startDate=2025-10-10&endDate=2025-10-11&selected=99437687&PinnedHotelID=99437687&HadPinnedHotel=true®ionId=-1&adults=2) ![Terrace/patio](https://images.trvl-media.com/lodging/112000000/111390000/111389800/111389756/463fc083.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### Host & Stay | Willow Barn Haddiscoe - Hot tub - Kitchen - Washer - Outdoor space [](https://www.expedia.ca/Hotel-Search?startDate=2025-10-10&endDate=2025-10-11&selected=111389756&PinnedHotelID=111389756&HadPinnedHotel=true®ionId=-1&adults=2) ![Dining](https://images.trvl-media.com/lodging/105000000/104050000/104044300/104044282/99f63f68.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### 5 bedroom accommodation in Geldeston, near Beccles Geldeston, near Beccles - Hot tub - Kitchen - Washer - Free WiFi 10 Exceptional 1 review [](https://www.expedia.ca/Hotel-Search?startDate=2025-10-10&endDate=2025-10-11&selected=104044282&PinnedHotelID=104044282&HadPinnedHotel=true®ionId=-1&adults=2) ![3 bedrooms, free WiFi, bed sheets, wheelchair access](https://images.trvl-media.com/lodging/84000000/83090000/83088000/83087998/8d3f22cc.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### 3 bedroom accommodation in Beccles Beccles - Hot tub - Kitchen - Washer - Pet-friendly [](https://www.expedia.ca/Hotel-Search?startDate=2025-10-10&endDate=2025-10-11&selected=83087998&PinnedHotelID=83087998&HadPinnedHotel=true®ionId=-1&adults=2) ![Exterior](https://images.trvl-media.com/lodging/99000000/98320000/98314600/98314522/20ae7ea8.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### Contemporary Barn Norfolk/Suffolk Valley Harleston - Kitchen - Washer - Dryer - Free WiFi 10 Exceptional 5 reviews [](https://www.expedia.ca/Hotel-Search?startDate=2025-10-10&endDate=2025-10-11&selected=98314522&PinnedHotelID=98314522&HadPinnedHotel=true®ionId=-1&adults=2) ![Dining](https://images.trvl-media.com/lodging/111000000/110800000/110797500/110797449/a4e1b799.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### Splendid 1,000 year old Medieval manor house - Flemings Hall Ipswich - Pool - Kitchen - Washer - Dryer 10 Exceptional 1 review [](https://www.expedia.ca/Hotel-Search?startDate=2025-10-10&endDate=2025-10-11&selected=110797449&PinnedHotelID=110797449&HadPinnedHotel=true®ionId=-1&adults=2) ![Interior](https://images.trvl-media.com/lodging/106000000/105410000/105406100/105406056/e6c26ff5.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### Stay in a Stunning Historic Suffolk Mansion Beccles [](https://www.expedia.ca/Hotel-Search?startDate=2025-10-10&endDate=2025-10-11&selected=105406056&PinnedHotelID=105406056&HadPinnedHotel=true®ionId=-1&adults=2) ## Policies ### Check-in Check-in time starts at 4:00 PM Minimum check-in age: 25 ### Special check-in instructions You will receive an email from the host with check-in and check-out instructions ### Rules You must read and sign the Hot Tub instructions before use. The house had everything we needed for a fun and relaxing break from city life in the beautiful Suffolk countryside. The property was clean and fully-functioning, and we received a warm and helpful welcome from Garry the gardener on arrival. We would love to return to spend more long evenings in the hot tub and in front of that fantastic fire! ##### Edward H. Stayed 2 nights in May 2023 ### 10/10 Excellent #### Grace C. Mel communicated and answered all my questions, we also had Garry on hand all weekend via phone if we needed anything. Group of ladies, so the privacy was perfect, although closest shop was a 10 min drive, we had everything we needed. ##### Grace C. Stayed 2 nights in Sep 2024 ### 8/10 Good #### Izabella H. Aug 6, 2024 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Brilliant stay We had a brilliant stay, lots of space and the hot tub was fantastic. The house had everything we needed and was very peaceful. Mel was fantastic, on hand to answer any questions we had. We did expect one of the rooms to have two double beds in it as the listing suggested, but once we flagged to Mel she quickly organised for the bed to be put up and made. It was a small camp bed though so one of our guests slept on the sofa so only thing to bare in mind if you have 10 guests. ##### Izabella H. Mar 27, 2023 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Relaxing, comfortable and beautiful The house is huge yet somehow managed to be cosy. It’s ancient and beautiful but wasn’t draughty despite 40 mph winds. Very well equipped kitchen allowed for proper cooking and cocktail making.. Gary the gardener was very helpful and the vain pheasant was hilarious. Loved the games room, the hot tub and having Netflix on the TV. Beds were sooo comfy. Brilliant venue for a family gathering ##### Donna m. Stayed 2 nights in Mar 2023 ### 10/10 Excellent #### Sharon L. Jun 12, 2022 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Wedding Great, spacious, rustic, rural place in the middle of nowhere, we used it for the bride and bridesmaids the first night, hot tub, games, drinking and chatting then the brides family the second night, only critisism is the stairs need some sort of handrail because they are quite steep ##### Sharon L. May 2, 2022 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Perfect Family Retreat We booked this property for a belated 70th birthday treat for my dad, so was all family that stayed, which consisted of also 2 boys aged 10 and 11. The property and the land was absolutely beautiful and really thought through to help entertain at all ages. The games room barn was so much fun, and the football goals perfect for the 2 boys. I really could not fault the property, had absolutely everything we needed and more. ##### Joanne H. Stayed 3 nights in Apr 2022 ### 10/10 Excellent #### Melanie C. Apr 7, 2022 Liked: Cleanliness, check-in, communication, location, listing accuracy #### 50th birthday couples getaway The property was amazing with fabulous decor. We had a lovely weekend away. Some suggestions for the property manager - we felt that it should be mentioned in rental details about the staircase, which is not suitable for more elderly people or for those with really young children. We would also like to suggest a lock should be put on the shower room door and also a clothes hook on the back of the shower room door. We could not find any oven gloves which made it tricky getting hot trays/dishes out of the ovens so providing these would be helpful. We had an absolutely super time, thank you. ##### Melanie C. Feb 14, 2022 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Fantastic place Cannot fault the property or the service from Mel. This property is idyllic and very well kept, from the little touches inside, the furniture, art etc. Grounds are superb, beds comfortable, tv excellent. Perfect for our Superbowl retreat. ##### Sam B. Stayed 2 nights in Feb 2022 ### 10/10 Excellent #### anna d. Jul 29, 2021 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Wonderful stay From when we initially booked to our arrival and departure this stay was fantastic. The vendor could not have been more helpful and we loved the facilities to keep our nephews entertained. We loved the grounds and particularly the football goals which did a great job for entertaining the boys! I love cooking and so the kitchen provided ample space for me to create. Thank you Mel! ##### anna d. The house is well equipped and spacious with comfy furnishings. Sitting in with a fire on is perfect for the colder nights. There is lots of outside space with lovely views as well of course a hot tub. The photos really don’t do the whole property justice. The hot tub does take some tending to get to a useable heat and take into account the cow aroma can be quite strong if downwind of them. I would recommend a break here. ##### Caroline W. Very quiet spot. Owner also seemed to have done their best to mitigate the risk from Coronavirus. Very relaxing stay. ##### Erik G. Stayed 3 nights in Jul 2020 ### 10/10 Excellent #### Pat D. Jul 17, 2020 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Stunning Rural Escape! We all needed a break from the pandemic. We spent a fantastic midweek holiday at Brook Farm which was gave us all time to recharge and refresh. We relaxed in the enormous garden watching a variety of wildlife. The children didn’t touch their gadgets and enjoyed the games barn- stayed out until dusk playing ball games. The house had everything we needed for our stay and I loved many of the quirky features! There are numerous places of interest within driving distance: the Broads, beaches etc. ##### Pat D.
