Pros: close to the river and town, cute house, lots of space, nice porch.Cons: The photos online are misleading-it is VERY dark in the whole house & there are not enough lights-bring a reading light if you want to read. The living room furniture is soft with no support-fine if you aren't prone to backaches or needing support. There's no binder with information on how to use things in the house. Despite having a 22-year old with me, we could not figure out how to use the remotes to access tv. We only had access to the dvd player and some apps. The thermostat was unusual, so I contacted the company. I received one text telling me to look it up online. Then, two hours after I figured out how to turn the heat on, I got a nastily-worded text reminding me that I knew when I signed the contract that there was no AC. I had never asked about AC. The worst thing by far was the toilet paper situation. A house that sleeps up to 6 people had about 3/4 of one roll of TP. The response from Vacasa was that they only provide "starter supplies", as if that amount of TP would be sufficient for even one person for the 4-night stay we booked. The text told me to go buy my own. I know that it's hard to judge tone in a text, so I recommend that Vacasa train their employees on customer service. If you're looking for just a place to sleep and eat, this place is great. Just remember to bring your own TP and any food item you need in the kitchen (absolutely no condiments, salt/pepper, oil, etc). ##### Dawn M. Pre-arrival was confusing b/c the map directions (Google) showed the house next door instead so it lead you to believe the wrong one was being listed. The stay was good up until he day before we were to checkout when the main gasline to the house was shut off somehow. The gas company was called but they didn't show up until the afternoon. VICASA did not send anyone local out to help and asked us to check out the pilot lights, circuit breakers, gas line ourselves! We had planned a big brunch using the food we had purchased for the week long stay. So, not only did we not have hot water to shower, we could not use the stove or oven to cook. Management did not send any of the local team out to investigate or help - they just called the gas company. Had they sent a local out, they probably could have seen the main gas line had just been shut off and it would have been an immediate fix. We had to have cold breakfast and lunch. So, we moved our big brunch to the day of checkout so we didn't waste all the food we had purchased. We asked for a 1-2 hour delay in our checkout to accommodate this as compensation for being without for nearly an entire day. Management refused our request! VICASA had other rentals in town and could have easily moved us to last on the list to be cleaned and given us the hour we requested! The entire stay was tainted b/c of such poor customer service! We will not be using any property that uses VICASA as a management company. ##### Mikel C. I've stayed in many VRBO places in Guerneville, Monte Rio, Forestville, and this was the worst. 1) There is NO fireplace. Period. The VRBO description highlights this feature with prominent photos and when coming in December was a KEY feature I wanted - but, the fireplace is non-functional. And, no one bothered to tell us in advance. We struggled for 30 minutes (following the on-site instructions), called management who THEN tells us - sorry the listing is wrong (??!!) 2) The carpets and couch are dirty and stained. Dogs have chewed on furniture. 3) Everything smells like wet dog - including all the living room furniture, which I covered with a clean sheet so I could sit down, and the master bedroom blanket from the closet which I wanted to put on my bed. Yuck. 4) House is just off main road, so lots of road noise The one good thing about the property was that the cleaning company who takes care of the property provided a very clean kitchen and bathroom and lots of linens to use. ##### Jennifer S. When we arrived, the carpet was damp and there was a musty/wet dog smell throughout the whole house. Just know that “dog friendly” means that there is a significant presence of dogs, even if you don’t bring your own. The listing said there was a river view, but you couldn’t see it anywhere from the house (or access the river in that neighborhood from what we could tell). It would also be helpful to point out in the listing that although there are three separate “sleeping areas”, one of the spaces has no doors or covering of any kind. Even a simple sheet hanging by nails would provide some element of privacy. The grill and deck were great, but some of the patio furniture was too grimy to sit on without a towel or blanket. I think if you have dogs, this would be a great little place, but unfortunately for us, the price we paid didn’t match the quality of what we were expecting. ##### Kate S. We just spent six days staying there. Aside from a few left over dog poos to clean up in the adjacent, and very dog friendly yard, the house was the perfect get-away. While it's not on the river, it's a short walk (5 minutes) down the redwood tree lined street to a very sweet, small, family friendly beach. The house is simple, albeit pretty dark since it's surrounded by redwoods, and the yard is pretty noisy from street traffic on Highway 116\. The photos make it look a lot sunnier and brighter than it is. We couldn't figure out the fire place, but didn't really need it and it's well stocked with DVD's but we also couldn't figure out the DVD player. No worries, the Wifi was just fine to stream movies on our own computer. The beds were a little too soft for us - but overall, the place is ideal for dogs. ##### David L. But overall the experience wasn’t that enjoyable as the property is located next to a busy street and the neighbors were horrendous. They were fighting at all hours of night. Although they were probably renters as well, I realize it’s hard to patrol who rents etc….but. it made for an unpleasant experience. Also it was quite expensive for the experience we had. The fireplace wasn’t working which was also disappointing and the bed in the second bedroom was uncomfortable and the foam mattress pad doesn’t stay on well. I would definitely go elsewhere if we ever decided to come back to Guerneville but no desire at this point. It did make me happy to return home. ##### Kristina A. We wanted a place to get away for a very special occasion. This property ticked all the boxes upon reserving it online. When we arrived it was so much more in every way! Beautiful inside and out with a serenity that really takes you away from it all. The skylights and windows were the perfect balance of natural light and privacy. The layout was so interesting with multiple ways to explore this beautiful home. We brought a suitcase of just in case items, anything from a potato peeler to tape. We didn’t need a single item from that bag. The home had every amenity for cooking, cleaning, and creature comforts. Interesting decor and extras of things like linens. It was lovely in all ways! Thank you for having such care and consideration for your guests. The property was in a great location to both the beach and the river. House was clean and comfortable. Only suggestion would be to clean the dog beds … the smell of dog was pretty strong. There’s lots of trees so it stayed very cool despite 90 degree weather. The house layout is amazing how many rooms they were able to pack in without it feeling cramped. It was not, however, on the river as I thought from the description. The river is 200 ft away but there is no access. Still, it was a lovely stay with a lovely yard to relax in. ##### Christine B.
