This 1700 square-foot home is located in Pine Mountain Lake, a gated community. Within the gates you can golf, horse back ride, swim, boat or fish. The main marina has a very large sandy beach with volleyball, boating and a snack shack. The town of Groveland provides all the necessary amenities - grocery store and restaurants. The house is a great base for many day trips such as: Yosemite, Hetch Hetchy, Lake Don Pedro, Columbia State Park, Tuolumne Meadows and Gold Country mining towns such as Jamestown and Sonora, where there are lots of antique stores. Yosemite and Hetch Hetchy have many hiking and biking trails. The house is only 0.8 mile from the main marina/beach area. The only downside was there was construction in Pine Mtn Lake when we were there 6/6-6/8 and it was very disruptive. They would stop traffic multiple times between the house and the front gate. Sunday when we were leaving, it took us 40 minutes to get from the house to the front gate. Communication with owner was good and she was very reaponsive and helpful when I realized failed to her that we were bring an extra car and my son got stuck at the front gate. You will still have all civilization comfort, but you will be next to deer and tall trees. This clean and nicely designed house will bring additional cheerful spirit to your party every time you stay here. The layout is great and accommodated our family of four very comfortably. We didn't have to communicate with the host during our stay with the exception of the check-in process because the owner was still onsite when we arrived. We inquired about extra trash bins knowing we may generate a good amount of trash during our week-long stay, and the extra bins were promptly dropped off the next day. All the major appliances worked great - dishwasher, fridge, washer/dryer, and most importantly A/C. There is no hot tub at the house but it's not anything we cared about.There were just a few negatives we noted during our stay:- The house could us a professional deep cleaning, including vents. There was a lingering smell that we couldn't air out no matter how much we kept the windows open. There are spider webs throughout. And some of the provided bedding was stained (luckily we always bring our own).- Master bath needs additional hanging hooks/racks. The single towel bar that's there is not enough for two people to hang two bath towels and two hand towels.- The Wi-Fi was very slow (under 2 Mbps download speed). It wasn't possible to be on conference/video calls (important for anyone planning to work remotely during their stay). The streaming services on TV kept buffering. ##### Alina B. We were SO impressed with the cleanliness and updated feel of this beautiful home. We were vacationing with our two daughters and another family with one baby. They comfortably slept in the MB, having their own bathroom and even enough room to put their pack n'play for baby to sleep in the HUGE closet! We enjoyed our room and our kiddos loved the room with the bunk bed. They slept better here than at home! We spent our first day playing at the lake. The second day in Yosemite and the third day visiting the local pool and stables to say hi to the horses. Kids and Adults all had a blast. We will definitely stay here again!! PS - didn't see a "name" on this house like so many other places have... hoping it will be named by our next stay. The large open kitchen/living room was very nice for hanging out in after a day of winter hiking. Gated community was not at all a hassle. Internet worked fine, no problems. Download speed was a little slow, but they do provide an ethernet cable in the kitchen drawer to speed things up in case you need it. We did have a small issue in that cleaning was not completed until 2h after our scheduled check-in time, but it was not a major inconvenience for us and the host graciously volunteered to let us have the hours back, giving us a 3 hour delayed check out time. I think the only thing I wish were different is that they throw away the old bar soaps left behind by other guests. That, I didn't like. Otherwise good. We'd stay here again. ##### Lisa T. We stayed in July which was hot so we loved the use of the lake that is only 2-3 minutes away from the house. We also loved the large open kitchen off of the spacious family room. With that being said, the kitchen cabinets were a bit dirty and could use a good cleaning. The kitchen could also use a new set of pots and pans. There were very few and they were old and the surfaces were flaking off. There was also only one extra roll of paper towel and not enough toilet paper to last our stay. The refrigerator temp was also off. It didn’t feel cold when we arrived and then proceeded to get too cold and freeze all of the groceries we brought. The house has a very large kitchen that could support an entire family cooking together. The deck offers great views in the mornings and evenings. I appreciated how stocked and clean the house was. This served as a base for trips into Yosemite Valley. For that it was perfect. There were plenty of local options for food and groceries. I was also happy to see that there was air conditioning as the weather was pretty warm outside. A couple of minor gripes but nothing that would prevent me from staying here again. -Mattresses were uncomfortable for my taste. In one room it appears to be a futon mattress on a bed frame. -Wifi connection was good using 2.4 gHz but the internet was extremely slow. Almost unusable. -The driveway is very steep! Something that should be disclosed in case there are older people staying in the home. It could be a challenge to park with a longer vehicle. The couch in the living room was comfortable and big enough for all 5 of us to watch tv in the evenings. The location was great - 30 minutes from the Yosemite entrance, I didn’t find many properties closer than that. We weren’t there long enough to make use of the beaches or other perks of the community but it looked like the area had a lot to offer. The only downside was the mattress on the bottom bunk. It looked like it was a futon mattress. The edge of the mattress had wood in it so sitting on the edge of the bed was uncomfortable. And the middle of the mattress had a big divot/seam in it which made us think maybe it belonged on a futon? My daughter said that it was uncomfortable and she didn’t get good sleep. My family and I stayed at this property for a few days in June with plans to visit Yosemite, and it was everything we hoped for. Open floor plan, all conveniences of home, quiet neighborhood, and less than an hour to the Yosemite Valley. There's a grocery market and restaurant within minutes too! ##### Dave W. There’s a very steep (about 35 degree angle) driveway and then a steep 19 step staircase to get into the house. That’s after driving up a very steep hill. (The address of Upper Skyridge Drive should have been a giveaway, shame on me for not catching it.) I believe the driveway would be scary-dangerous in winter, so I’m happy to have been there during warm weather. Once inside, the interior is well appointed, except for a few personal preferences. I prefer two sheets on the bed, we got one sheet. I prefer to use a washcloth when bathing, none were provided. I prefer internet service that’s consistent, this one was very spotty. Internet service had to be reset each morning. I prefer cookware that is useable, compared to the scratched and damaged pots and pans that were provided. The washer-dryer worked well. The toaster and coffee maker worked, but the wrong size and type of filter is provided. The oven, stove, and dishwasher worked. I could go on but will stop there. ##### Ruth L. It was very clean and it has a beautiful kitchen that was well stocked. The kids loved the bunk bed and playing in the expansive backyard. It was nice to have air conditioning since it was very hot when we were there. We enjoyed the house very much. Paulina was quick to respond whenever we had a question. The Pine Mountain Lake community is beautiful but there are a lot of rules for guests vs. owners (i.e. we had a very small homemade boat with us and were not allowed to use it in the lake; guests are not allowed to park at the lake on weekends, etc.) This seemed very restrictive especially since guests are charged $40 to enter the community. Review the rules on the Pine Mountain Lake website before you book. ##### Theresa V.
