This spacious 5-bed, 3-bath home in Green Cove Springs sleeps up to 12 across a first-floor king owner's suite, two queen bedrooms, one river-view king room, plus a kid's loft with twin trundles. The gourmet stainless steel kitchen is fully stocked with cookware, service for 12, a cozy bay-window breakfast nook, and bar seating. Unwind on the landscaped patio with al fresco dining, fire table, BBQ grill, lounge chairs, Bluetooth speaker, or launch paddleboards and kayaks right from your dock. Enjoy Smart TVs in every bedroom, 1.25 GIG Wi-Fi, Amazon Alexa, and Nintendo Switch gaming. With free parking for 6 vehicles, self check-in via keypad, and family-friendly features, group stays are effortless. Explore local delights at Spring Park’s playground and spring-fed pool, fishing on the St. Johns River, golf courses, and annual festivals. Spring Park’s Pier & Waterfront that are a few blocks away feature a state-of-the-art playground for children, covered shelters and some shade to have a picnic & relax. The public spring fed pool\* has water that surges up from below at a reported rate of 1,346 gallons per minute and at a constant temperature of 77 degrees! It flows from the spring, through the municipal spring pool and finally into Spring Run as it makes its’ way to the St Johns River some 200 feet away. There is a kayak launch at the river front as well as a new 150ft dock to enjoy some fishing. \*the pool is open seasonally from May 1st to Sept 26th. There is a daily fee required. There is a public boat ramp only a few minutes away too! Certain Boats, RV's or Trailers may be allowed - there is an area for parking them. Must be approved in advance, based on size. Boats may be tied up to the side of the dock, the lift is not operational. Stairs are required to reach the 2nd floor bedrooms and kids room over the garage. We have Ziggy - an Amazon Alexa device that provides Amazon Music. We also provide a Bluetooth Speaker that you can connect to use outside on the patio. We provide 1 propane tank "in the green" for your stay. Once empty, the tank may be exchanged at any area Publix, Home Depot, Lowe's, Ace Hardware - refill cost not included. The tank is set up inside of the fire table and may be moved for use with the BBQ Grill. The Blackstone Grill is available for use, grill tools are provided. There is a Nintendo Switch in the Kid's Room along with a few assorted games. It is checked before & after each guest stay to ensure it is working properly. The Fire Table is heavy and may not be moved. The Fire Table will still hot for up to 45 minutes after use. Please be mindful of that! \*\*Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware/Minut Monitoring as noted in the booking agreement. We have 2 exterior cameras at the front of the house and 1 camera that faces the riverbank and dock. They are for security purposes and weather monitoring. \*\*\*This is a No Smoking Property Inside & Outside including the patio area and dock. Any evidence of smoking will result in a $500 fine and eviction. We are able to allow small special events such as rehearsal dinners, bridal/baby showers, small weddings. An additional fee and event insurance are required as well as sign and complete an additional event agreement. Happy to answer questions regarding this! The kitchen is well appointed, the primary bedroom is roomy, has direct access the the patio with views of the river, and a great bathroom. We really enjoyed sitting outside under the roof and looking out at the river. We were supposed to play games inside but had a hard time pulling ourselves away from the covered patio and the view!
