Step inside and you'll immediately feel at ease. Cathedral ceilings and a wall of windows flood the great room with natural light, showcasing stunning lake views that stretch for miles. Settle into the oversized sectional by the ornamental fireplace or gather around the large dining table for meals that feel as special as the setting. The open kitchen is fully equipped for everything from casual breakfasts to wine-paired dinners, complete with a six-burner gas stove, convection oven, and all your favorite cooking essentials. The sunroom offers another inviting place to relax, with sunrise and sunset views, a 57-inch smart TV, and a game table for cards or puzzles. Step outside to the spacious deck and take in the fresh lake air. Grill dinner on the barbecue, sip wine as the sun dips below the horizon, or lounge in the shade while the kids play on the lawn below. Seneca Lake Effect adheres to strict occupancy policies. Parties, events and unregistered guests are prohibited. No more than 10 occupants and five vehicles are allowed per Town guidelines. Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests as well as all children including infants. Note: 1\. You will receive an email upon confirmation with a link to our Guest License Agreement which is a copy of our Rental Rules that must be signed and returned within 7 days of receiving. 2\. We were blown away upon arriving at the home. 2 large master suites and all other bedrooms (except 1) have their own bathrooms. We used every part of this home; dinner on the large deck, relaxing on the dock, soaking in the hot tub, movies on the projector, ping pong and the list goes on. The location is only a few minutes from the center of Geneva, and convenient to wineries, breweries, and restaurants. There were easy to use instructions for all the various systems in the house. The beds were super comfortable and all but one of the rooms has an en-suite bath. The games room downstairs is awesome. This was the perfect location for our bachelorette party! The kitchen is FULLY stocked with pots, pans, knives, tools, and small appliances. We didn’t need a lot of the things we brought. There is ample room for a big group. We were 5 adults and 2 kids and probably could have accommodated 4 more adults. Every bedroom has its own bathroom with the exception of the first room on the right with the bunk beds. We stayed here with a group of friends for a fun weekend in. We played games, made amazing food, hung out in the hot tub, and watched the Bill’s destroy the Patriots in the playoff game! It doesn’t get much better than that! Check in was a breeze and the house was nice and warm upon our arrival. The basement is the ultimate hang out spot. We gathered with our adult children, their partners, our mother, sister, and niece and spent this amazing vacation playing games and just being together. The multiple spaces and many things to do were perfect for our group, as we could branch off playing pool, watching a movie, doing puzzles, and playing our guitars. The hot tub was fantastic and situated perfectly so as to enjoy the view. That view was stunning all through the house! I can't say enough: so clean, so much available to do, beautifully appointed and organized kitchen, comfortable sleeping. This house has almost anything you could want for preparing meals and multiple areas to eat. The layout with all the bedrooms in one area off of the living area provided plenty of space for everyone to enjoy their privacy. Using the hot tub in snowy weather was a nice plus as this was a Christmas gathering for the entire family for the first time in years. Over all great views and quiet. Check in was bad. The battery was dead and couldn’t access house. Had to wait an hour and a half for repair and gave us a key. Old access control system needs replaced. Sink was clogged on one bathroom and old coffee filter found with grounds in coffee maker. Wish the fire place was functional. This home is exactly as described. The view from the living area and back deck is incredible. The house is comfortably furnished with the most organized kitchen we have ever seen. It has every appliance you could possibly need - crockpot, soda streamer, toaster oven, mixer, cheese trays, knives, etc. We had a party of 9 who are all over 60 and loved the fact that everything was on the first floor. While there is a fantastic game room with a pool table, table tennis, theatre style television in the basement, we only went down there once to watch the football game. Televisions in every bedroom was a plus for those of us who didn't like the movie pick of the evening. We had no problems at all so there was no reason to contact the management office. The only tricky thing was trying to get into the house upon arrival. After 4 tries, we actually managed to get in --- LOL! ##### Daniel M. Came for a 40th birthday celebration with friends. The house was immaculate upon arrival and plenty of space allowing each guest their own private bathroom with shower. Gorgeous lake views with a sprawling deck and hot tub. The lake was easily accessible just a short walk down the steps to the dock. This place had it all, fire pit and even a beautiful newly renovated game room in the basement with a pool table, ping pong table and large movie screen.
