This bohemian themed home is located just in between E Hwy St. and Friendship Lane as you enter Fredericksburg! A fantastic location if you're looking for a quick trip out to the plethora of Hill Country wineries, but also want to remain close to everything Main St. has to offer! "Haus In Schwarz" is German for House in Black. Named after an art installation by Eric Sturm...our goal was to create a unique, open concept property that our guests could enjoy and entertain larger groups at while visiting Fredericksburg. Perfect for bachelorette party's or larger family gatherings! There are 3 bedrooms inside the main house. Bedroom #1 and #2 are down the hallway next to the living room. Bedroom #1 has 1 Queen Bed and Bedroom #2 has 2 Queen Beds. The Master bedroom on the opposite side of the house has 1 King Bed. You will have access to the entire home and lot including the back patio, pool, and hot tub. Additional parking is also available in the back. You just have to enter the back alley behind the house and open the gate. Only spots that will remain locked are the storage shed directly out back where we keep supplies. You will receive instructions on how to access the property upon booking! If you have any questions just let us know! I am located in Austin, TX. Public Transportation and Ridesharing: Fredericksburg does not have a robust public transportation system, so ridesharing services like Uber and Lyft are popular for getting around town if you prefer not to drive. Fredericksburg Trolley offers tours and transportation to some local attractions, providing an easy way to see the sights without worrying about parking. Day Trips: If you’re interested in exploring beyond Fredericksburg, Austin is about 1.5 hours away, and San Antonio is around a 1.5 to 2-hour drive, both making for great day trips. Please note that the pool outside is a wading pool. Its lined partially with concrete in some area's, rocks, and water tarp. You should not expect this to look like a normal pool with a colored bottom. We have a cleaner and check the ph after each guest to make sure it is safe and comfortable to get in. But some algae growth, sand, etc. is to be expected. The limit for street parking is 2 vehicles. Please make sure you are parked in front of the home and not in front of the neighbors!! For any additional vehicles there is parking in the back alley of the house. You can open the gate and pull in. The property was everything we needed/wanted and provided the makings of a fun trip. We especially liked the back yard with the hot tub and the pool! The property was very clean and well put together. The owner was also wonderful and very communicative when I had any questions or comments. The surrounding area was really nice, especially Enchanted Rock and the wineries/restaurants in Fredericksburg. The property is completely misrepresented and unsafe. The listing claims “recently renovated,” but that is false. The home was dirty, doors and handles covered in grime, and the yard completely overgrown.The biggest issue is that two of the so-called “bedrooms” are not part of the house at all — they’re in a converted shed on the old driveway. To use the bathroom, you have to leave the back door unlocked, which opens directly to an alley. This setup is unsafe, unacceptable, and should never be marketed as a livable space.We also encountered large cockroaches inside. The neighborhood added to the unease: cars crammed along the street, loud party houses, and questionable activity that made us feel very unsafe. When we raised these issues, the owners showed zero concern and then ignored us completely.Do not be fooled by the listing photos. This property is misleading, unsafe, and not maintained to any reasonable standard. The amenities the home has to offer can use updating jacuzzi spa and large fountain pool can use update lighting and replacement. The spa lights, jets and temp sensors were working off and on. Pool has a weird smell. patio furniture needs replacing. While grilling and playing corn hole was enjoyable and birdwatching and stargazing was fun. We were still upset about pool structure and spa use for our visit. As for the inside it’s inviting and cute . The home has one tv and the kitchen stove top is tricky to figure out at first. Home does have a bit of a pest problem we had multiple encounters with roaches . Master bedroom is a hotbox needs an ac unit. Now , we understood why so many box fans were found in hallway closet. The 4th bedroom while is a bonus if retreating with others . Still can be inconvenience for there is no bathroom and tv due to being detached from house.The home furnishings can use some updating as well. Overall, I believe the house has great potential once repairs and replacement are addressed .Would I book again, respectfully NO. ##### Valerie A. Firstly, I chose this property believing it would accommodate everyone comfortably, but the "4th" room is located in the backyard which is not anywhere in the property details. Upon arrival, it was extremely cold in the room outside and the portable heater provided didn’t work, which forced two of us to sleep on couches in the living room that barely fit four people. While the homeowners did send someone to fix the heating issue the following day, it was quite inconvenient for our first night.The house itself, though it has some upgrades, feels very old and outdated. I was disappointed with the cleanliness; the reviews led me to expect better. In fact, we found dead roaches in the cabinets next to the dishes, which is unacceptable. If you stay here, I recommend bringing paper plates, as the silverware and dishes are very old.Another downside was the lack of communication regarding Wi-Fi. The owner didn’t provide that information before our arrival, so I had to ask for it. There was also no host book in the house, which is unusual for a VRBO—especially for first-time visitors who could use local recommendations. On a positive note, the backyard, pool, and hot tub were nice, but everything felt old and dingy. The ice maker was just a small tray, so be sure to bring your own ice.The only positive for me was the location of this house is great! ##### Adrienne M. The house is very cute and the backyard is really nice but there were some issues with our stay... We did not receive check-in information (keypad combo, Wi-Fi password, etc.) from the host prior to arriving but when we reached out there was a quick response. The electronic lock on the front door did not work for us, so thankfully there was a backup key we could use. It looked like none of the kitchen items (pots, pans, plates, etc.) were washed (caked-on food, lipstick marks, etc) and we couldn't get the dishwasher to work consistently. We appreciated that the stove had directions on how to use it because we would have never figured it out. There is no real way to lock the separate building unless you are inside of it. This was a huge inconvenience as our guests did not feel comfortable leaving their belongings in the room while we were gone all day. The front yard needs some work. There is a very large dead tree with branches hanging down at eye level. This is very dangerous and we had 3 people almost take out an eye at night. The neighbors clearly do not like that this is a short-term rental. The neighbor across the street has no parking signs up and the neighbor next door complained about us being in the backyard and quickly went inside. ##### Samantha P. The space was perfect and plenty of room for everyone. There were some areas in the kitchen, inside the cabinets that could stand a wipe down, since they are empty but the house was definitely clean overall. The neighbors did fuss at 9:45pm on Friday night even though we were going to make sure and be quiet for the 10pm quiet hours- they sent a police officer to warn us (early) to be quiet at 10pm. We did comply and the neighbor sent a $5 Venmo to the bride and said “thank you for quieting down”. Everyone was polite and we wanted to be respectful and follow guidelines. It was a great experience, just have to be very mindful of the neighborhood- as you would anywhere. We would stay there again and loved the home! ##### Ashley H.
