The house is located next to Das Stone Haus, which is also a guesthouse and sleeps up to 10 people. SLEEPS- Up to 8 people in 3 bedrooms; two downstairs bedrooms each have a king bed, queen bed in the sun room, upstairs are two king beds in the loft bedroom. (NOTE- To access the upstairs loft, you must use the outdoor staircase. Furthermore, the bathroom in the loft does not have any partition between the bedroom and bathroom, so the bathtub is visible from the bedroom) BATH- 3 bathrooms; both of the downstairs bathrooms each have walk-in showers, the upstairs bathroom has a soaking tub KITCHEN- Well-equipped kitchen with a Keurig but no dishwasher BREAKFAST- No breakfast but coffee and tea are provided AMENITIES- Smart TVs, WiFi, electric fireplace, front porch with seating, back deck with gas firepit and gas grill, off-street parking, walking distance to shops, tasting rooms, and restaurants including Hondo's and Crossroads. PETS- NO INFANTS & CHILDREN- YES SMOKING- OUTSIDE ONLY WIFI- YES \*Please be aware that to access the upstairs loft, you must use the outdoor staircase. Furthermore, the bathroom in the loft does not have any partition between the bedroom and bathroom, so the bathtub is visible from the bedroom\* House Rules as Required by the City of Fredericksburg's Short Term Rental Ordinance \- Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones). No music of any kind after 10 pm. \- The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. The house is darling and decorated very nice. The beds downstairs were comfy but soft and the linens were fabulous! The master bath was very nice and roomy. Plenty of towels but the soft white rug was full of grass burrs! Bedrooms were spacious. The kitchen could have been a little better stocked. We made it work but, had we known, we would have brought paper towels, kleenex, foil and ziplocs. There is no dishwasher (we knew this) however there were only 2 hand towels and 1 roll of paper towels. We loved the outside deck with the firepit and lighting. It was breezy and we enjoyed sitting out there quite a bit. They do need to fix the door to the patio, it doesn't catch easily at all. I would stay here again because it was so cute and located just a couple of blocks from Main Street. Fredericksburg has so many sights and things to do, we love this town. ##### Tami C. Pros of the property are: king size beds for comfortable sleeping arrangements, fully stocked kitchen and its cozy home feeling. Its location is amazing and we were able to walk to main street and no one had to drive! The only thing we felt could be better was the cleanliness of the property. However, we are all very big clean freaks so we point out things that a lot of people never see! Overall, I would recommend this property in a heart beat! Speaking of, the AC did a great job keeping the downstairs of the house nice and cool. The upstairs portion was a bit humid, but still plenty cool. The beds were SO comfortable! Everything is updated and clean, and well thought out. The furniture and linens, towels and everything is adequate. Would suggest bringing a speaker if you want to listen to music. The outdoor area is really one of the coolest parts of this property it has a nice gas grill and gas fire pit.
