Come take a glimpse into country life with small old-time village charm. Home is walkable to everything Franklin has to offer such as the Franklin Stage Company, community pool, playground, school athletic fields, farmers market, and local eateries. Within 20 minutes of the greater Oneonta, NY area and Cooperstown Allstar Village Baseball Camp.

Newly renovated 3 bedroom (sleeps 5) 1 bath home with full kitchen, dining and living room along with a spacious covered outdoor living space.

Please Note:
1. The steep stairs leading to the bedrooms/bathroom.
2. Partial Low Ceilings Upstairs.
3. Home IS NOT CHILD PROOF.
4. Home is located next to a well-maintained Congregational Church Cemetery (1797-
1880).


5. New 2023 Village of Franklin (Local law No. 2) Short-term rental regulations:
-parking: no motor vehicles shall be parked on the lawn or landscaped
areas.
- No RV's or trailers
-Be considerate to your neighbors- keep noise to a minimum; amplification
of music outside of the rental unit is a violation of local Law No. 2
- Violation is subject to a fine in the amount of $250-500, and will be the
responsibility of the renter.
-A copy of Local Law No. 2 will be available within the residence.

Lodged here while our kiddo competed at Cooperstown All Star Village (CASV). It was very convenient and met all our needs as a family. Less than 20 minutes from Oneonta, it was a perfect home base.

Super cute property in Franklin just a block off of Main Street. The house was perfect for our family of four (2 teens + 2 adults). So cute inside and had all the amenities you could think of (towels, extra pillows and comforters, board games, kitchen well stocked, etc.). Impeccably clean and will definitely stay again when we are in town.

My wife and I couldn't have been more pleased with this hidden gem in Franklin NY. We made plans to travel from TX to Franklin NY to visit family and were fortunate to find this vacation rental for the period we would be in town. It was the perfect place for the two of us, but could easily work for a small family, When we make plans to to visit Franklin again we will definitely make reservations at this vacation rental again.

Hidden Gem
This house did not disappoint. Everything was great and extremely comfortable for our family that was visiting the area to watch a youth baseball tournament in nearby Cooperstown. Modern amenities, comfy beds, and a well stocked kitchen that allowed us to easily make breakfast each morning before heading out to the ballpark. Our kids enjoyed some downtime at the nearby playground just a few minutes walk away and we all enjoyed a cozy night around the fire pit and loved the peaceful back deck. We thoroughly enjoyed our short stay at this home in a beautiful area of NY.

Absolutely Loved It !
The home was absolutely perfect. I stayed for a weekend to be close for the General Clinton Canoe Regatta and the home had everything we needed. It was clean, beautifully furnished and communicating with Ernest was easy. I have already recommended this home to many friends and will most likely stay here again.

Franklin NY. A Hidden Gem
My husband and I spent a lovely week in the quiet little Village of Franklin in New York State. This charming home was absolutely spotless and had every amenity imaginable. The home was recently remodeled, the kitchen large and well-appointed. The living room was cozy and the bedrooms were very nicely decorated. The bathroom was also recently redone, the washer and dryer is brand new. We loved it! One comment, already indicated in the listing, is that the stairs are steep, so be alert. We totally enjoyed our stay, and even got to see the colors change as Fall made it's debut. We highly recommend this property.
