No parties, no late night gatherings. No more than three cars (two off road in the driveway and one in front of the home). If you bring pets, please pick up after them. If they are left in the home, they need to be in a kennel. Do not feed or water them on rugs or carpet.\* Our home is in a lovely, quiet neighborhood nestled between Rivercrest Country Club and Monticello. It is walking distance to Dickies, Will Rogers Memorial Center, Fort Worth Stock Shows, museums and short drive to the Zoo, TCU, Colonial, Botanic Gardens. There is not a better location than this for being close to Will Rogers and the Stock Show area, Fort Worth's museum district, downtown, Camp Bowie, the historical Northside and Stockyards along with golfing, shopping, and walking along the Trinity Trails. This 1930 square foot townhouse has three bedrooms and two and a half bathrooms. Downstairs is a very spacious and open living, dining and kitchen space along with the downstairs powder room. The kitchen is granite with stainless steel appliances, a Keurig coffee machine, and a separate bar area overlooking the living room and dining rooms. The kitchen and dining area open up to a lit courtyard with seating for at least six. Around the side, there is a grassy area and raised plantar beds. The living room is equipped with a 50 inch flat screen TV, leather couch and large Pottery Barn Chair. There is cable and WIFI throughout. There is a courtyard outside with outdoor seating and a gas grill. Upstairs, the master bedroom includes a king bed with custom made/reclaimed rustic wood furniture and a TV with en suite luxurious master bathroom with full bathtub, walk in shower, built in double sinks and shelves and a separate toilet. The second bedroom has a queen bed and vintage feel en suite bathroom with bathtub and shower. The third bedroom is perfect for young couples or families with children or an office. It is accessed through the second bedroom and has another queen bed, a twin bed and an optional double air mattress. There is also a desk and chair. All bedrooms have at least one spacious closet and chest of drawers for storage. There are two storage/coat closets downstairs as well. We are locals who are born and raised in Fort Worth and live in the neighborhood. We walk to the local school every morning. We have a wonderful community of friends and neighbors here and are constantly surprised by Fort Worth's growth in size, cultural family friendly activities and "trendiness" along with appreciating its old endearing Western roots. Every once in a while, you stumble on the perfect place to stay. This was a wonderful home for the six of us! Immaculately maintained, beautifully furnished, and only a half mile from the Cowtown Marathon start! But wait, it gets better! The Gingerman Pub, a CVS pharmacy, and a GREAT Italian restaurant were only a quarter of a mile away! This was so much better than staying at a hotel. We had a great patio to sit out on and tell race stories, drink beer, and eat pizza. Perfect weather too, although I don't think Abby had anything to do with that! Now that I've spilled the beans, someone will probably grab this for next year's race. From Coffee to dishes and silverware , including food. Stairwell and bedrooms upstairs were carpeted. the carpet was old and stained. The electric outlets in the master bathroom were not properly secured. The third bedroom behind the second bedroom did not have windows which made it very dark and gloomy. Abby was a delight to work with. The TV and Wi-Fi were great. ##### Patricia W. My family and I stayed recently 7/30-8/3\. Booking was very easy. The home was available for check in at the states time. The home served the purpose for which we needed. It was adequately stocked and the beds were comfortable. Unfortunately, we experienced an issue with ants in the kitchen and a few other bugs about the home. I will say that the owner, Abby, was easily accessible and responded quickly to the issue by arranging for an exterminator to come out the very next morning. The home could really benefit from a thorough professional deep clean with ongoing periodic cleaning for maintenance as it seemed that this is not a regular practice between guests. The home is lovely and with attention in these areas it will only further improve the experience of your guests. Thank you for having it available. ##### Nikki W. Oct 30, 2023 Liked: Cleanliness, check-in, communication, location #### Great location, home needs improvement, updating While this location is really perfect the home home is in need of updating and and in particular the 3rd bedroom is not very nice to stay in. It has no windows and the fluorescent light is harsh. There are no bedside tables or lamps. There is no convenient place to plug in your phone bedside. The single bed sinks in the middle and creaks all night long. The house is fine but it didn’t measure up to other places I’ve stayed. You are required to purchase insurance and you are required to do tasks at the end of your stay that ought to be included in the fee paid for cleaning. In short, I think there may be better options. ##### nancy h.
