On foot you can reach the pedestrian area and all major facilities. From the beach promenade you go down a few steps in the 30m² large, private garden, which is completely fenced. Here you can relax in the shade of oleander trees or eat comfortably. From the garden you enter the house, which is divided as follows: entrance hall, from which you can reach in a double bedroom with additional sofa bed, a bedroom with two single beds, the bathroom and into the living room. From this, you come to a guest toilet, the kitchen and a double bedroom. From the living room takes you to the covered terrace (18m²), have direct access from the sandy beach. Das Ferienhaus entsprach voll und ganz der Beschreibung. Der Kontakt zum Vermieter war sehr gut und wir erhielten vor unserer Abreise alle wichtigen Informationen zum Check-in. Die Küche war sehr gut ausgestattet. Das ganze Haus von innen ist sehr sauber und gepflegt.Das einzige wo man sich in der Hauptsaison drauf einstellen muss, ist, dass die Parkplatzsuche etwas Zeit in Anspruch nimmt. Auch wenn es viele Parkplätze in der Umgebung gibt, so sind diese doch sehr beliebt und oft belegt. Auf Grund der zentralen Lage ist alles zu Fuß erreichbar. Die Parkplatzsituation ist etwas schwierig, da die öffentlichen Parkplätze bei unserer Ankunft alle belegt waren. Zu Fuß ist alles zu erreichen, Restaurants, Bars, Supermärkte. Allerdings gibt es schon einige Dinge die repariert (der Herd funktioniert nicht vollständig, die Kühlschrankfront steht in der Ecke) oder renoviert( im Bad fällt der Putz von den Wänden) werden sollten. Auf der Terrasse stand sogar ein Strandzelt, welches wir für die Kinder nutzen konnten. Auch ein zusätzlicher Tisch war vorhanden, welchen man vor der Terrasse in den Sand stellen kann. Wem es ab 16/17 Uhr zu heiss auf der Terrasse wird, kann sich super in den schattigen Hinterhof zurückziehen. Der Kontakt mit dem Vermieter war freundliche per Whatsapp. Dass wir aus Versehen eine Nachttisch Lampe kaputt gemacht haben, war kein Problem und wegen unserer vergessenen Kühlbox wurden wir sogar gefragt, ob er sie uns schicken soll. Nicht so schön war leider der erste Eindruck vor allem im Hinterhof. Ein kleiner Tip für den Vermieter: wenn die abgefallenen Blüten zusammen gekehrt werden und die Sitzpolster draussen platziert werden, sieht es für ankommende viel einladender aus. Das Bad ist etwas schmal (das sieht man ja auf den Bildern schon) aber die Fugen der Dusche sollten dringend neu gemacht werden. Diese sind schwarz und fleckig. Und unter den Betten könnte man auch den Boden wischen. Ansonsten ist wirklich alles top 👍 Frühaufsteher können bis ca 7.30 Uhr einen leeren Strand geniessen. Tagsüber ist viel los. Aber das fanden wir toll. Morgens um 6 kommt Strassenkehrmaschiene und um 7 die Tracktoren um die Mülleimer am Strand zu leeren und den Sand wieder zu glätten - aber wer keinen allzu leichten schlaf hat, bekommt davon nichts mit. Vor allem mit Kindern ist die Lage unschlagbar, raus aus dem Haus und mitten am Strand! Die Kommunikation mit Nils hat super funktioniert und er hat schnell auf Nachrichten reagiert. Die Sauberkeit ließ etwas zu wünschen übrig, auch waren einige Liegen leider kaputt. Nils war jedoch einmal vor Ort und dies wurde mit ihm besprochen und er hat versichert sich darum zu kümmern. Da in der Toskana die Ferien schon in der 2\. Funge da interfaccia con il mare una bella terrazza coperta, totalmente fruibile, dotata di un ampio tavolo da pranzo da noi utilizzato per tutti i pasti. Sempre in terrazza troverete un bel divano letto per meravigliosi momenti di relax con vista mare. Grazie alla scelta di pareti avvolgibili trasparenti sulla terrazza (punto focale della struttura) riteniamo che questa villetta sia pienamente fruibile sia nel periodo estivo sia durante il resto dell'anno. In pochi minuti a piedi si raggiunge il centro cittadino e in meno di 100 metri si arriva ad un supermercato. Il posteggio in zona è piuttosto facile. L'Host è gentile e disponibile. Hier wohnt man direkt am Strand und gleichzeitig direkt in der Stadt. Einzigartig. Die Terrasse am Meer, ein Traum. Wir haben von Sonnenaufgang bis -untergang (und darüber hinaus) wirklich jede Minute genossen. Obwohl das Haus durchaus eine Auffrischung vertragen könnte, würden wir zu jeder Zeit wiederkommen. Lage ist hier absoluter Trumpf. Und noch ein kleiner Hinweis: Zwei Dinge sind hier zur Hauptsaison rund um die Uhr schwer zu finden: Parkplätze und Ruhe ;) ##### Tobias H. Wir waren zu dritt und hatten genügend Platz. Ein Zimmer konnten wir sogar als Abstellkammer nutzen für alle Sportgeräte, Koffer, etc. Alles perfekt zu Fuss oder mit dem Fahrrad zu erreichen. Schöner Strandabschnitt, mitten am langen Strand von Follonica. Gute Restaurants in der Nähe, das Zentrum ist gleich um die Ecke. Da es sehr heiss ist um diese Jahreszeit kühlt das Haus nie wirklich ab. Eine Klimaanlage oder ein Ventilator wären sehr willkommen. Und: Man braucht die richtige Einstellung, denn es ist Tag und Nacht immer viel Action; entweder vorne am Strand, oder hinten dem Haus auf der Flaniermeile. La casa è decisamente in posizione unica, sia per la spiaggia, ovviamente, che per tutti i servizi ( a 20 mt dal lungomare pedonale che porta al centro di Follonica. Noi abbiamo soggiornato in 5 e gli spazi dono adeguati, la casa è ben accessoriata, ottima la presenza di lavastoviglie e lavatrice. Certo qualche miglioramento o ammodernamento si potrebbero apportare , ma la veranda sulla spiaggia è davvero un plus che resta nel cuore e che fa venire voglia di tornare . Unica pecca, a mio avviso, è la richiesta di un supplemento per biancheria da letto e bagno . ##### Loredana Q.
