This luxurious 3BR/2.5BA townhome, located a stone's throw away from beautiful Fall River, offers two floors of relaxation and solitude. You are also a short distance to the Fall River North Entrance to Rocky Mountain National Park. Enjoy meals and family time in the open-concept kitchen, dining and living area. The kitchen is well-appointed with full-size stainless steel appliances and all the necessary cooking essentials. Connect cell phone to wi-fi and use wi-fi calling. Parking for 4 cars - 2 in garage, and 2 in driveway. No large vehicles, i.e. RVs, trailers. No Parties. No Smoking. No Pets. Fines apply. Quiet Time 9 p.m. Guest buys own soaps/paper items when provided starter kit items are depleted. Estes Park is a Dark Sky Community. Bring a Flash Light. BEARS in the area - secure trash, lock doors and windows when leaving. This home does not have a weekly trash pick up service. Trash will be picked up at departure. If necessary, trash will be picked up mid-stay for a nominal fee. Call the office at 970-480-8845\. Trash must not overflow the bear proof trash can or be stored in the garage or home. We reserve the right to conduct a property safety check during long term stays. Local On-Call Staff available after hours for emergency issues only, i.e. gas leak, broken furnace, broken water line. Snow removal by HOA at 4 inches of new snow on your arrival day. Management provides a starter kit of amenities to get you through your first day, including: an extra roll of toilet paper in each bathroom, one extra roll of paper towels, 2-3 garbage bags, sample-sized bottles of shampoo and conditioner, small bar soap, 2-3 laundry powder packs, 4-5 dishwashing pods, liquid dishwashing soap, and a single brew coffee pack. Guests will need to provide or purchase additional toiletries and products as needed beyond this starter kit. Long-term reservations of 14+ days require mid-stay property safety checks or mid-stay cleans, additional trash pickups. Safety checks are at no additional charge. Mid-stay cleanings include linens change, floors, bathrooms and light surface cleaning. Mid-stay services are charged to the guest, and charges can only be added after your reservation is made. We loved this rental. It was extremely clean, and so comfortable. The bed and bedding was nicer than my own home - honestly felt like luxury. The place is quiet and peaceful. We opened the back windows to hear the bubbling river and it was like being at a spa. Honestly nicer than I even expected. We rent 2-3 times a year and this is in our Top 2 rentals EVER. From the moment we arrived we immediately felt at home, and quite frankly, spoiled by the amount of space, location and views from the attached deck. The condo is classy, beautifully appointed and fully stocked with everything you could ever need for your stay. It is located off the beaten path and the stream running just yards from the back deck was a wonderful surprise. It overlooks a creek at the base of mountain. We were able to watch elk feed down the mountain while drinking coffee by the fire place. Everything was clean and the amenities were great. The only thing missing were Kcups for the Keurig. However, there was enough complimentary coffee to make one full pot in a conventional coffee pot. It is located about 10 minutes from town. It is in close proximity to the cabins next door but that did not bother us. We did ask for flexibility on the chick in and check out times but those were non negotiable. Very impressed with the amount and quality of room and all the extras. Extras like good quality cooking utensils and pans, decent quality food storage containers, aluminum foil wrap, good grilling tools, garage door remote, even flashlights for those way early morning starts on the trail. We stayed in late June 2021 and had sunny mornings with rainy late afternoons as a weather pattern. This place was great all around for our family of eight and we would come back here again anytime, highly recommend this unit! One small suggestion for the owner to make everything completely perfect, invest in outdoor furniture that does not have cushions. With the daily rain the cushions never fully dried which made it difficult to enjoy the deck as much as we would have liked. Simple metal furniture that we could wipe off and sit on our own beach towels would have been great! 9.8 out of 10 overall though and can't wait to come back! ##### Patrick W. Place was clean and nicely decorated. The only complaint was we got a message saying the road would be blacktopped up to the property garage door after we we’re already there. We would have to leave a day early or park our vehicle away from the property and leave before they began work. This was an inconvenience because we had a handicap person with us. There were no sidewalks to walk on leading to the road and the landscape was a rougher terrain. It would have cut our trip short to leave early. We would have had to scramble last minute to find a place for one night. So, we decided to leave the last morning early to avoid being stuck and not be able to get our vehicle out.
