Enjoy mornings and evenings on the back deck watching wild turkeys, deer and elk meander along the bank of Fall River, just across the parking lot. The National Park boundary is only a few miles away -- animals are everywhere. The location can\`t be beat! You can walk to the nearby Wapiti Pub, or take a quick drive to downtown for dinner. Or, just head up Highway 34 to the National Park entrance; you’ll be there in a few minutes. If you just want to relax, you’ve picked the right place! There’s a grill and picnic table on the front porch, as well as a spacious back deck. Inside you’ll find lots of chairs and sofas to sink into — either in front of a fireplace or one of two smart TVs. The main floor features a kitchen with a small attached breakfast table, a full bathroom, a queen bedroom, and an open dining/living area. They are highly responsive and have an excellent knowledge of the area! We are in a quiet neighborhood of vacation homes on the banks Fall River. Our location is perfect -- minutes to downtown Estes Park but also minutes to Rocky Mountain National Park. Highly recommend a car, though there is a free summer transit service called \`The Peak\` that runs from late May to late October. This bus service has a stop right in front of the house on the Gold Route. You can ride the busses around Estes Park and to the entrance to the National Park. NO SMOKING, NO FIRES Our property is located just a few miles from where two of Colorado’s largest wildfires occurred in recent years, so we have a strict no-smoking policy. Smoking is not permitted inside or outside, and outdoor fire pits are now prohibited in all vacation homes in Estes Park. Charcoal BBQs are also banned, but our gas grill and indoor wood fireplace allowed. ROAD CONDITIONS Estes Park has a fantastic snowplow crew, and our driveway will be cleared during snowstorms. However, in the event of a major blizzard, the roads and driveway may not be plowed exactly when you need them. We’re unable to offer assistance if you get stuck, so we always recommend guests rent an AWD or 4WD vehicle when visiting from October to May. Our home sits at 8,000 feet in a region known for heavy snowfall! GUEST LIMIT Our permit allows a maximum of 10 guests incl infants and children. BEARS Never leave food in your car! Bears are common in the area and can break into vehicles. SECURITY We have a Minut smart home monitor that alerts us to any potential parties. It tracks noise levels and temperature to help protect our home and neighborhood. \* After booking, guests may be asked to review and accept a standard rental agreement covering house rules, safety disclosures, liability, and damage responsibility. It's close to town, but you also feel like you're away. A little river cuts through the property, which has several cabins, and it's very pretty. My 2 year old nephew was with us, and my sister in law was appreciative that they actually had utensils, bowls, and plates for toddlers. It is right off the highway-- just a short driveway's distract-- so be aware of that if you have kids or dogs. There is room for two to sleep downstairs and a restroom there. The other restroom is upstairs, where the rest of the rooms/ beds are. We had four adults and a child up there, so one restroom on that floor isn't much. Not a big deal, but something to consider. We also had to buy toilet paper the second evening as they didn't leave enough. The split in the smaller upstairs bedroom with the full or queen bed didn't keep it cool at night. That room was very hot. All others were comfortable. ##### amber r. Was happy with the quality of beds and linens. Towels were nice and plenty of kitchen supplies. Loved the wood burning fireplace and was nice to be able to bring our dogs with us for the weekend. ##### matthew m.
