Perfect for your family vacation or artist\`s retreat, this home is a beautiful one mile walk from the park where you can hike for miles, and it is a short walk to the shuttle pick up spot close by. There is no need to drive or deal with traffic from this private yet accessible location. You will feel as though you are taking a step back in time as you enter this historic cabin in a beautiful alpine setting, but know you will be greeted with all of the modern amenities to make your stay comfortable and convenient. Featuring a large master bedroom with one queen bed, a twin bed, a lovely sitting area and artist\`s corner, one smaller bedroom with a twin bed, and an additional sleeping area, this home comfortably sleeps five. There are two bathrooms and a laundry room. There is a covered outdoor seating area and a wraparound deck from which you can breathe in the fresh air, view abundant wildlife and native birds, take in the mountain views, and feel as though you are a part of the wilderness. Watching storms coming and going over the mountains and the sun rising and setting on majestic Longs Peak will be experiences you won\`t forget. Additionally, a croquet court lit by lanterns and a wonderful natural stone picnic area are perfect for family fun! Located just minutes from Rocky Mountain National Park where outdoor adventure awaits, and a short jaunt into the town of Estes Park which offers shopping, great restaurants and activities for all ages, this cabin will be perfect for your Rocky Mountain vacation. The Entire Home We Value our Guests Privacy but are Available if Needed. The summer time in Estes Park is extremely busy; traffic congestion can make getting around challenging. The Town offers a free shuttle and there are shuttle stops all over town. You can use the free shuttle to get to town as well as Rocky Mountain National Park through the visitors center. In the Winter, the town is much slower and the shuttle does not run; a car would definitely help. Once we receive your reservation we will send you a vacation rental lease agreement via email. Please return within 24 hours to confirm your reservation. VACATION RENTAL CONTRACT This vacation rental contract is a legal agreement between Estes Park Property Management (also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Property Manager. By booking this property you automatically agree to the House Rules. Cleaning Policy: The Vacation Rental must be left picked up and the departure instructions followed. If there are difficulties following the departure instructions, the renter should notify the property manager. Reservation Policy: We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following: 1\. We will be completely responsible for any and all damages to the property caused by our negligence. 2\. We will notify the owners of any damage upon arrival. 3\. We will hold the owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of our negligent acts or omissions. See disclaimer below. 4\. We will pay for any fee that is reasonably attributable to broken, damaged, or missing items. 5\. Please follow the cancellation policy through the website you booked through. 6\. There are no refunds for early departure. 7\. There are no refunds for snow or weather conditions. 8\. All rental monies are due 30 days prior to arrival. 9\. All trash must be bagged and placed in bear proof trash can or cost of $45 for unbagged trash. 10\. We will not hold the owners responsible for any items left after our check out if we get the request to send items back, we will charge postal costs plus $15 for packaging. 11\. Lost keys will incur replacement costs of $50 12\. This is not a party house. 13\. This is a NON-SMOKING vacation rental. 14\. Pets are NOT allowed in the rental unless property allows dogs or approved by the property manager. 15\. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum stated occupancy. 16\. Check-in is at 3:00 pm and check-out is 10:00 am. An early check-in or late checkout is subject to extra rental charges. 17\. The Renter must be 21 years of age to book this vacation rental. 18\. Please look at the cancellation policy. We will not be responsible for accidents or injury to guests or for loss of their money, jewelry, or valuables of any kind. And further that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances. The house was located close enough to the town but still had a view from the porch. It is in a neighborhood but we never heard much around us and still got to see some wildlife. The road leading up to the house was a little rough but its a short distance. Inside the house there are 7 'beds' depending on how you view it. The master bedroom has a queen, a full (I think) with a trundle, and a twin. There is plenty of space for all of them but you dont get any privacy from each other. There is a small room with a futon, and there is a day bed with a trundle in a common room. The only downside to that room was that neither bathroom can be accessed through the common rooms, you have to go through the bedrooms. I personally felt like the property was well stocked with everything you would need. However I could have done without all of the passive aggressive notes every where. All in all this place really was perfect for a week away to spend some time with family. ##### Krista T.
