No expense has been spared to make your holiday as comfortable and relaxing as possible. This property is tastefully decorated and furnished with quality furniture and bedding. 4 Bedrooms Study (can be used as additional bedroom) Brand new 4 person hot tub for 2021 Free WiFi Flat screen TV with DVD Patio and BBQ Central heating & double glazing ACCOMMODATION GROUND FLOOR Study / Ground Floor Twin Room As you enter the property on the ground floor there is a study/bedroom off the hallway with a TV/DVD with adult sized bunkbeds & memory foam mattress. (Extra guest supplement applies should this bedroom be required) Utility Room The utility room is also on the ground floor with a washing machine, tumble dryer guests cloakroom with WC & wash-hand basin. 1ST FLOOR The 1st floor has an open plan living / dining area with the kitchen to the one side. Kitchen This is a superb kitchen with a built-in oven & ceramic hob. All the appliances you would expect, including dishwasher, slow cooker and food mixer. The kitchen enjoys a lovely view of the countryside over the rear garden & patio. Dining Area The dining area which has a big family table sits 8 people comfortably and has patio doors opening onto the south facing rear garden, hot tub & patio. Lounge The lounge area has comfortable leather settees and wonderful views of the mountains. Lounge area: Laminated floor Juliet balcony with mountain views Leather seating Coffee table Flat screen 40” TV/DVD/CD & book case. Dining Room Laminated floor, patio doors with woodland views, large family table and seating for 8 people. Twin Bedroom A twin room with views of the mountains. This room is carpeted and has a wardrobe & bedside table. 2ND FLOOR Up to the 2nd floor are the 3 other bedrooms and a family bathroom. Family Bathroom A shower over the bath Glass shower screen WC and wash hand basin All the bathrooms have tiled floors and the bedrooms are carpeted. Master Bedroom King size bed Wardrobe Tall chest of drawers Bedside table En-suite bathroom with walk in shower, WC & wash-hand basin Views of the countryside Double Bedroom Double bed Double wardrobe Chest of drawers & bedside tables View of the mountains Bunk Room Adult size bunk bed Single bed A wardrobe There is also a travel cot & a high chair plus stair gates. Rear Garden & Patio South facing which benefits for the sun all day and backing onto a lovely rural landscape with fields and woodlands. There is a private decked & paved patio area with a hot tub, table & chairs for alfresco dining, plus sun loungers. Guests have use of a family size gas barbecue. Front Garden With stunning mountain views towards Cader Idris, off road parking spaces for two cars, but plenty of other parking areas to the side. Short breaks when available: Monday- Friday 4 nights & Friday-Monday 3 nights. We reserve the right to charge a security deposit of £399 for properties with a hot tub, payable directly to Lounge Holidays and reimbursed within 14 days of departure as per our website T&Cs. We have a cot & high chair for a baby if needed.
