If you want the pool heated during your stay please make sure to reach out before booking to ensure it will be an option. Check-in is at 4 pm Check-out is at 10 am Heated pool fee is $100/night. We recommend heating the pool in the months between October and May each year. We require at least a 3-day notice before your arrival if you'd like the pool heated. Pool must be heated for the entirety of your stay. Please keep in mind that there is only one heater, so the pool and the spa cannot be heated at the same time. Hot tub does not have a blower. No parties allowed, grounds for termination Quiet hours- 10pm-7am No pets allowed GUEST VERIFICATION: To ensure a smooth and secure stay, we require the primary guest listed on the reservation to complete a simple screening process within 48 hours of booking confirmation. Please note that your reservation is not confirmed until these steps are completed. Once verified, and prior to check-in, guests will be asked to sign a Rental Agreement that includes: \- Agreeing to our rental terms and conditions. \- Providing a valid government-issued ID and a matching credit card before check-in. \- Paying a non-refundable $60 damage waiver. The damage waiver provides coverage for accidental damage during your stay, as long as it is reported prior to your check-out. This is collected either at the time of payment through the booking platform or afterward, depending on which platform you use to book. The damage waiver covers accidental damage that may occur during your stay. To ensure coverage, all damage must be reported promptly while you’re still at the property. We understand there is normal wear and tear at houses but should anything accidentally break or get stained during your stay please just let us know. Thank you! Also, 5 large (42 gal) garbage full of garbage stored in garage, next to the overflowing garbage cans. Plenty of room for a large family. Comfy beds and very good amenities. Pool and back yard are nice and private. Kitchen is clean and well stocked. In general the property needs some TLC. Landscaping needs some work. Patio and pool dirty. Simple things like outlets faucets and drawer handle need fixin. A few areas need deep clean and fresh paint Overall we’d stay again. ##### John K.
