This home is in a quiet neighbourhood, we really like our neighbours and will only accept bookings from groups willing to respect their quiet enjoyment.
There should be no noise at anytime during your stay which creates disturbance to surrounding properties, with quiet hours from 10pm-7am
Strictly NO parties, Hens, Bucks or Schoolies.
New years period 29/12-2/1 we will only accept 8 guests to ensure there are no disturbances to our neighbours, thank you

All bookings are accepted on the basis that you have read, understood, and agreed to these Terms, Conditions, and House Rules.

🚭 Strictly no smoking inside the property ($400 fee applies)
❌ No Schoolies, hens, or bucks parties
🔞 Minimum age to book: 25
🚗 Please follow all parking guidelines provided
🔑 Check-in / Check-out:
Check-in: From 3:00 PM
Check-out: Before 10:00 AM
Late check-out must be pre-approved and may incur additional charges.
Unapproved late check-out: $110 per hour
Contactless check-in via key safe
Keys must be returned to the lockbox on departure
Failure to return keys may incur management and replacement fees
🍳 Cooking:
Cooking strong-smelling foods (e.g. curries) will incur a $450 deep cleaning fee due to odor removal requirements.

Maximum 2 dogs (by prior approval only)
Pets must remain outside (garage allowed for sleeping only)
🚫 No pets inside the home or upstairs
Do not leave pets unattended indoors
Please clean up all pet waste
You are responsible for:
Any pet-related damage
Additional cleaning if pets enter the home
Waste removal if not cleaned up

If the property becomes unavailable due to unforeseen circumstances (e.g. fire, storm, damage):
You will be notified immediately
Alternative accommodation will be arranged where possible
If unavailable, a full refund will be issued
No liability for additional accommodation costs.

🧹 Longer stays:
7+ nights: Optional housekeeping (extra fee)

👥 Occupancy:
Must not exceed booked or maximum capacity
🔑 Call-outs:
Lockouts/lost keys: $100 fee + replacement cost
🧼 Departure Requirements:
Before leaving, please:
Remove all food from fridge
Take out rubbish and place in bins
Wash and put away dishes
Empty dishwasher
Clean BBQ after use ($100 fee if not cleaned)
Excess rubbish must be removed—fees apply if bins overflow.
🪑 Property Care:
Leave the property clean and tidy
Return furniture to original position
Extra cleaning fees may apply if required

Allow reasonable access for repairs/maintenance
