### La Ventana de Esperanza - Lux Bayfront Villa

La Ventana de Esperanza is a novel waterfront villa with unfettered access to Aransas Bay. Nestled between the towns of Rockport and Fulton, the property is blanketed by 50+ of the Texas Coast’s famed windswept oak trees and provides the perfect venue for sheltered getaways. This location offers a private oasis while conveniently located within walking distance of restaurants and shops.  
  
THE SPACE:  
The compound includes three structures; a Contemporary Mediterranean style home, a rustic stilt beach house, and a historic turn of the century cottage “Casa de Pescado” which has been converted into a multipurpose screened pavilion and kitchen.  
  
The focal point of the property is the contemporary Mediterranean style waterfront house which offers a stunning panoramic view of the bay where the waters of the heated infinity pool and the bay visually merge. This house is embellished with the work of notable local artists and photographers and boasts a private 330’ pier.  
  
The defining quality of the property is its dualistic access to both the breathtaking exposure of the water in the front yard and the privatized protection of the landscaping and privacy fencing in the backyard.  
  
MAIN HOUSE  
Kitchen/Living/Dining (open floor plan):  
A fully equipped spacious chef's kitchen, a dining table that seats six, and a living area with a wide screened smart TV and fireplace.  
  
BUTLER'S PANTRY:  
This area includes a sink, dishwasher, washer and dryer, pantry, and other amenities including elegant serving dishes.  
  
PATIO:  
A large patio is accessible through the kitchen/dining area and the Master bedroom. It includes an excellent water view, pier view, and provides both covered and uncovered seating.  
  
POOL:  
The pool is a private L shaped infinity pool that has an unobstructed bay view. Pool heating fee is dependent on price of gas at time of booking.  
  
MAIN HOUSE BEDROOMS  
  
\-MASTER BEDROOM:  
This room has a king bed, wide screen TV, a private bathroom with a tub and shower, and closet space. This room has boasts beautiful water views and direct access to the patio.  
  
\-BEDROOM 2:  
This bedroom has a queen canopy bed, large screen TV, closet space, and a private bathroom with a shower.  
  
BEDROOM 3:  
This bedroom includes 2 queen beds, a dresser and closet space, and a private bathroom with a shower and bathtub.  
  
STILT HOUSE  
The stilt house is behind the main house and is only accessible by climbing a flight of outdoor stairs. The house has wooden siding and is a quintessential rustic beach house. This house includes:  
\- Living/dining/kitchen (open floor plan)  
The kitchen is equipped with a stove, sink, and other basic appliances.  
The living area has a couch, and large chairs  
The dining area has a dining table that seats 4.  
Bedroom 4 and 5: Each of these bedrooms has a queen bed and closet space. The two bedrooms share a bathroom with a tub and shower.  
  
SCREENED PAVILION  
This space offers a 20x34 opened screen space with an attached kitchen.  
  
PARKING  
The private parking space is extensively landscaped and shaded by oaks. It easily allows 12 vehicles unobstructed parking spaces with room to fit more.  
  
GUEST ACCESS  
During your stay, you'll have exclusive access to the entire property, ensuring your privacy and comfort throughout your visit. Rest assured, the property is gated, providing an added layer of security for your peace of mind. Enjoy the freedom to explore and relax in every corner of this charming retreat.

This was the perfect property for our family vacation. It was large, with plenty of rooms and beds for everyone to feel like they had their own space. The grounds and outdoor areas were beautiful. We loved the infinity pool overlooking the water. The view was spectacular. We ate all of our meals at the house and the kitchen and butler’s pantry had everything we needed. We loved having the ice maker and wine fridge for all of our beverages. This is a special place.

#### Texas Getaway

We loved the location, view and appliances in the main house. We did have issues with the pool. The heater quit working and then the water level went down about 18 inches. The host was very responsive and had the pool people there quickly but the pool was a big issue for us. They finally used a hose to try to raisethe water level our last day there. The other issue in the main house was the lack of privacy in two of the bedrooms. The window coverings were see through. The stilt house was a disappointment for us. The heater went out and again the host had a repairman there quickly but the heat kept going off. The repair people showed us how to restart it. Going over to the stilt house at night was difficult due to poor lighting outside and uneven walkways/stairs. One of our friends tripped and injured their jaw and chest. When they realized the heat wasn’t working, the host did bring over heaters to use there. The stilt house also had an unpleasant odor we couldn’t get rid of and the air conditioner was duct-taped into the window. The floor was spongy and the bathroom needs a makeover.

#### Fulton Bay House

We loved the place. The pier, the pool, the view off of the patio, the location, everything was great! The stilt house was a bonus for the family with the new baby. Great location along the bay on Fulton Road!
