The water is shallow in the area, so caution is needed if using the boat dock\*\* \- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet. Parking Details: \- 6 spaces are available on the carport beneath the home. \- A large vacant lot to the left is available for boat parking. \- Additionally, there is a 17-slip boat parking area located at the end of the street; however, please note that the water in this area is shallow. \--- The room configuration is as follows: Primary Bedroom / King bed Bedroom 2 / Full over full bunk bed, twin trundle \--- This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. When booking with VRBO, the full rental price is transacted by your bank, but AvantStay does not accept the payment from VRBO. You then get txt messages asking you to pay again. This process is very unclear upfront, almost seems like a scam. Had to go thru the process of having funds released from the bank, etc etc etc. While no fault of the owners, don’t expect to enjoy evenings on the patio. The rotting sea grass is unbearable, at least during the summer months. Everything about the house is great except the master bed and pillows. It’s well furnished, towels, and amenities were great.The last thing was the trickery with the listing photos. While yes, you are ‘waterfront’ don’t expect to access the water. There is rubble, trash, and a fence. It’s not accessible. Then again with the smell associated with the rotting sea grass, wouldn’t want to access the water regardless. All that said it was fine, we only slept there and spent our time at Padre. ##### Mike L. The manager was very responsive and accommodating and we couldn't be happier with the place ( which was spotless and had everything we needed), the neighborhood, the proximity to the bay.
