Cool off in the private pool, fire up the park style charcoal grill, or head into the game area for foosball and fun! Prep your drink of choice at the bar to relax and unwind in the Spa! Located in the desirable Ocean Sands Community, we are only a quick drive to local shops and restaurants!

Detailed check-in instructions and a unique access code will be provided prior to arrival.  
  
\*\*Per HOA guidelines and local laws, the guests making the reservation must be at least 23 years old and be present during the entire duration of the stay. For non-family groups, all guests must be over the age of 23. If this rule or the home occupancy limit is breached, guests may be subject to fines or eviction.\*\*  
  
\*\*Up to two pets are welcome for a $150 pet fee that will be added to your reservation\*\*  
  
\*\*Pool will open May 1st and close mid October\*\*

Getting Around:  
The home is located in the Ocean Sands Community in Corolla. The exact property address and home details will be sent to you with the check in instructions so you can easily plan your transportation!  
  
Other Things to Note:  
Pets are welcome, however, in order to ensure the cleanliness of our property for future guests we will require an additional fee of $150.  
  
While we’ve aimed to capture the layout accurately in photos, some rooms may appear more spacious in images than they feel in person.  
  
The pool will be open from 5/1 - 10/15. If your stay is outside of this date range and you would like to use the pool, please reach out and I will do my best to accommodate.  
  
Payment Schedule:  
50% due at confirmation  
50% or remaining balance due 30 days before check-in  
  
The following violations may be subject to fines of up to $150: unregistered pets, late departure without approval by host, & house left excessively messy.  
  
The home is stocked with a starter supply of paper products and toiletries to get going, but it is recommended that you bring or purchase more to last for the duration of your stay.  
  
High speed Wifi is an amenity that is provided at the property but we cannot guarantee functionality for issues that are beyond our control. Potential Wifi outages will always be handled in a timely manner and resolved to the best of our ability. Unfortunately it is not guaranteed that our solutions will fix the issue and refunds will not be given for Wifi malfunctions.  
  
Interaction with Guests:  
I am here for you during your stay, but our level of interaction is up to you. I’m only a phone call/message away. You will be able to self check-in upon arrival.

The photographer for this listing did a great job. The photos look much better than the actual unit. This unit is in need of significant maintenance. It shows that maintenance has been deferred on this property. Cleanliness is also an issue. Examples: Dead bat on front railing (pic), broken door bell (pic), the pool furniture was ripped and had holes in the cushions (pic), the outdoor shower had dirty dishes and trash in it (pic), the dog run has very little grass and a ton of fire ant mounds (pic), there was a dishwasher in a box on the first floor living room taking up an entire corner of the room (pic), and worst of all, the third floor deck railing had apparently been recently replaced, but with a very poor quality job, it was very unstable, we had to put a note not to lean on it during our stay (no pic because I took a video and it won't load here). NOTE TO OWNER, you better fix the third floor deck rail before someone falls off. The floor on the first and second floor had quite a bit of sand on them. As to the neighborhood, the house next door apparently has several (like more than 5) seasonal workers in it with four or five white vans parked in the yard nightly. On at least two occasions, they were out in the yard at 3am or 4am talking and drinking, not loud or offensive, just making enough noise to be a nuisance. This house would probably be fine as a frat house (once the rail is fixed), but it is not the place for a family.

Couple suggestions. Throw away all old broken items such as beach toys. There were a bunch there scattered around with most being broken along with none working or hooked up equipment for tv. Top story railing that was replaced is very wobbly and should be secured. Seems quite dangerous. Should make sure to clean chalk board coming into the house picture below. Blow up picture and read note top right. This was the first experience of the house and the impression stuck with us. Need to make sure whoever cleans and care for the house are aware.

We had a wonderful time. The house had plenty of space that we could have our own space and time, but also has plenty of areas the whole group could be together. The walk to the beach was not a far walk. There are lots of stairs in the house and going to the beach. Only thing I would have liked to have had was a broom, being so close to the beach brings a ton of sand with it.

#### Great family vacation home

We had a set of grand parents, plus three couples, and 6 children ages 2-15. I think we all had a blast. The pool was great. Distance to the beach was walkable. The kitchen/main floor was a great hang out place for the family with decent private rooms below. Just don’t walk heavy during quiet hours. Notable things: we had an issue with a chair and the refrigerator. Management showed up within an hour! And fixed our problems. Also, they told us there was no pack-n-play, but we found three in the closets(?) Further they told us there was no wagon or beach chairs, but there was a wagon and 8-9 beach chairs. Not at all disappointed by this, but we did bring extra gear unnecessarily. Would definitely rent for a family vacation again.

#### None Working HVAC System

We arrived to our vacation house, which was too hot and had little noisy window units running but not the HVAC system! I discovered Booksmart, the property manager, had emailed, while we were in route, to tell us HVAC was out. I contacted them immediately and said house was too hot and not every bedroom had a/c. They sent a service to install two more small window units in bedrooms with none. They assured me they were working to get the system fixed quickly. On Monday I contacted BS again and received the same assurance. On Tuesday BS said a HVAC tech was on the way! A 1 hour a/c service showed up. The tech said he was sent to make sure the right part had been ordered and didn’t fix anything! Couldn’t say when the part would come. Long story short, a tech came at 4:00pm on Friday, our last evening, wanting to fix the unit which would take some time. We had just returned from the beach and were getting ready to start dinner. Access to the HVAC system was in the kitchen at the top of the stairs leading in so blocking access in. We refused the service. We had already spent our entire vacation in uncomfortably warm house no point ruining our last evening waiting to cook! Other issues: appliances not working properly, very dirty floors and sandy sheets, no gas grill, citation from HOA for golf cart and trailer not addressed in house rules, dangerous top deck. Booksmart promised us a credit for inconveniences. Not even 1/7 of our fee. Never using BS or the house again!!!

The property owners always responded to any questions and answered honestly (thats big for me). They are great hostess! The home was great. The pool wasnt open yet but the jacuzzi was available and cut on before we arrived (thank you). They had a short path to the beach which was a great walk with the family and the view of the water and homes once you walk up the steps was great! The only thing I wish I knew was the kitchen was on the 3rd floor because I had 2 family members that we had to assist to get up there. We did what we had to do with minimal complaints!

#### Great Place to Get Away

The home was as advertised. The home was clean and comfortable. The host was very responsive to messages sent in the VRBO app. We had a large group and everyone had plenty of space to relax. The beach is a quick walk away. The hot tub was nice. The pool was closed. Harris Teeter was the closest grocery store and there were a few restaurants nearby as well. Would definitely stay here again.

Very family friendly (kid friendly), lots of room and plenty of entertainment. Games, foosball, hot tub, pool, several televisions. Plenty of seating for dining, socializing and outdoors.

#### My graduation weekend party

It was absolutely amazing and we had a great time. The house was a short walk to a magical oceanfront over the dunes. We had 12 people in the home and it was comfortable and roomy enough that everyone had a great time and are talking about making this an annual get together.

#### Great house and great location!

We were celebrating our daughter’s 30th Birthday and surprised her by kidnapping her and some best friends! Great house but had issues from the get-go: I had messaged host way before our weekend to make sure that gas grill was ready to go with a full tank propane because we were arriving late and grilling dinner that night. Guess what? At 8:15pm when we arrived, we found that gas grill was empty! (This happened to us at another VRBO property in Waynesville, NC). I messaged host but didn’t hear back til’ next day. There was a charcoal grill but we had to dash to store to pick some up before they closed at 9pm (off-season hours). Then found coffee pot 1/2 full and mold growing inside, as well as an unidentified object on kitchen floor. Turns out to be a smashed grape; sounds harmless right? However not so harmless for our 2 dogs! Thank goodness we found it before the dogs did! There was a brand new roll of paper towels on the holder in the kitchen. I thought that’s great until I realized how dirty the holder was: so much dust that it became like lint and very hard to clean; I gave up and used our own paper towels. We also found broken glass on the pool deck!??? Unacceptable! Thank goodness nobody walked barefoot down there! Though we loved the house, I am still disappointed that the house wasn’t ready for guests, especially when I had requested that they make sure that the gas grill be ready to use Friday evening! We weren’t going to use it in Saturday bec we were going out
