You'll have a cozy-comfy queen bed, a well-appointed kitchen, high-speed wifi, and access to a free washer/dryer in the basement. This location is perfect for long or short stays, including travel nurses and other work assignments. With free off-street parking, you can park with ease. This well-appointed studio has high ceilings, soaring windows, and all of the amenities you need for a comfortable short or long stay. Enjoy a cozy-comfy queen bed, a large flat-screen TV, off-street parking in our driveway, and high-speed wifi. You'll also have access to free washer/dryer in the basement. You will have access to the entire unit. You can walk to UC from here, but otherwise you will likely need to Uber/Lyft or call a car. Luckily, we have free on-site parking. Additionally, we're nearby some of the city's most walkable neighborhoods, including Over the Rhine and downtown. Once you get to OTR or Downtown, simply park your car and walk everywhere or take the Streetcar (Free!). You can walk to UC from here, but otherwise you will likely need to Uber/Lyft or call a car. Luckily, we have free on-site parking. Additionally, we're nearby some of the city's most walkable neighborhoods, including Over the Rhine and downtown. Once you get to OTR or Downtown, simply park your car and walk everywhere or take the Streetcar (Free!). This is a first floor studio unit. There are a few porch steps. Under Ohio Revised Code and Cincinnati municipal code, throwing an unauthorized party is considered criminal trespassing. See ORC 2911.21\. If you throw an unauthorized party, we may choose to press charges for criminal trespass. You and your guests may be arrested on-site and prosecuted to the full extent of the law, at our discretion. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc. NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 9:30pm-8am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent. SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else. VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees. DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior. WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry. \----------Section 4 - Additional Fees and how to Avoid Them ------------ The following may incur a fee: 1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee. 2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet's hair from the property. 3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher. 4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don't do it. 5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock. 6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center. 7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. So unless you and everyone else staying in the facility locked the deadbolt behind them, the main entry door was not secured. We accidentally entered someone else’s room at the back of the property with the same code that was given to us for our room. So that made us feel less secure that someone wouldn’t be able to enter our room while we were away, or worse, while we were sleeping. The furnishings were in poor condition and not very inviting. The ceiling tiles above the bed were not very securely installed as well as the window coverings were not very well installed. We didn’t expect a 4 star room, though we were disappointed with the actual condition of the property vs the pictures posted on VRBO. Thankfully, we only stayed one evening.
