Terms and Conditions • You must be 25 years of age or older to book a reservation, please note that some properties require a minimum age of 30. • We do not offer properties as event venues. Properties are available for lodging accommodations. The use of the house for any activity other than lodging could be grounds for expedited eviction or other legal action. Ivy Property Group, LLC. (Hereinafter the agent) is a real estate agency which brokers short term vacation rental contracts between clients (property owners) and customers (vacation renters). The properties are private homes, condominium units, cottages, and cabins. When you book a property, you enter a real-estate contract with the property owner. Neither the agent nor the owner is responsible or liable for any loss of the renter\`s personal property or bodily injury or damage of any nature from any cause to the renter (including his guests, licensees, or invitees). The agent is not responsible for lake conditions, insects, rodents, flies, or other pests, weather conditions, road conditions, power outages, acts of God, criminal activities, economic downturns, political changes, or any other activity, event or condition beyond its control. 2) CHARGES All reservations require a payment of at least fifty percent (50%) of the reservation total (including the Security Deposit) for confirmation. The balance of the reservation shall be due upon the due date disclosed in the cancellation policy notice on the property page. Reservations made within the final balance due date must be paid in full and charged with a credit card (Visa, MasterCard, American Express or Discover). Your reservation becomes a guaranteed reservation upon monies paid on your account that complies with the reservation requirement and final balance due date (restrictions apply). Reservations are subject to a processing fee, applicable taxes, a cleaning fee, other service fees, and damage waiver, among other potential fees. A security deposit may be required. 3) RESPONSIBLE PARTY The persons whose credit cards are used to pay for the reservation accept responsibility for all occupants complying with rental policies, procedures, and restrictions. The responsible party must be at least 25 years of age and is required to stay in the property for the time reserved. Aside from normal wear and tear, the responsible party is responsible to pay for any damages to the property or its contents during property possession under the vacation rental agreement. If damages or excessive cleaning appears to be the result of negligent or deliberate actions or omission, the responsible party agrees to a deposit being charged to the credit card to be held in trust until damages are covered. If multiple credit cards are used to pay for the reservation, all card-holders are equally responsible for the total cost and also for damages. The responsible party is liable for damages caused by negligent, intentional, or omitted actions. BE FAMILIAR WITH THESE TERMS AND SEEK APPROVAL BEFORE BOOKING IF THERE IS ANY QUESTION REGARDING THE APPROPRIATENESS OF YOUR RESERVATION. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions. 5) CLERICAL ERRORS The agent reserves the right to cancel a reservation if the house was erroneously priced, made available for fewer nights than the minimum allowed by the owner, or other clerical errors. If the reservation is canceled because of a clerical error, the customer is entitled to a full refund. Clerical errors are rare. To avoid the potential of cancellation under this policy, you may ask for a review and confirmation of your reservation. 6) CANCELLATION POLICY You may cancel within 60 days of your arrival to receive a full refund if you book directly with Ivy Property Group, LLC. If you book on VRBO, Airbnb or another platform the cancellation stands under the platform's cancellation policy. 7) RENTAL CAPACITY Please check the number of people each property sleeps as detailed in the online property description. The maximum occupancy stated on the property page represents the MAXIMUM number of people, including children, allowed to occupy the property. Please provide our office with the names and ages of all the people who will accompany you to this rental. You will be prompted to comply with this requirement via email. 8) EVENTS, GATHERINGS FOR UNRELATED GROUPS, AND HOUSE PARTIES WARNING Properties are available for lodging accommodations. We do not offer properties as event venues. We do not rent for house parties or events that include accommodating more than the published maximum occupancy. Gatherings and reservations hosting unrelated groups must be approved. Certain conditions may apply. If your plans include a gathering or involve hosting occupants whose age range and make-up may be construed as a gathering, please seek approval before booking the property. Acceptable arrangements are determined at the sole discretion of Ivy Property Group, LLC. Reservations that appear to include an unapproved gathering may be canceled. The cancellation policy would apply. Indications that cause concern would be the whole group being in the same age range, not related, or associated with groups that are historically linked to partying.. The cancellation policy applies to booked reservations that are canceled by the property manager due to inappropriateness of intended use. 9) CHECK-IN / CHECK-OUT CHECK-IN: (READ CAREFULLY) All properties have either a coded entry, or a lockbox, so there is no need to come to the office to pick up a key. Normal check-in time is 4:00 PM. During holidays and busy seasons, check-in time will vary depending on Housekeeping's workload. Please call the office within 1 hour of arrival to your property to report any damages or other issues, otherwise, you may be held responsible for previous guests' damage. CHECK-OUT: You must vacate the property no later than the published check-out time on the last day of your reservation. Cleaning services are included with your reservation. CHECK-OUT PROCEDURES: A general cleaning of the property plus linen service is included. The following check-out procedures are the responsibility of the guest: • Upon departure, please place all used dishes, glassware and silverware in the dishwasher, put in soap, and turn it on. Pots and Pans should be cleaned separately. • Tenants are expected to collect and deposit trash in outdoor trash containers (or that may be in the garage), and not leave a mess. • Please report damages before departure. 10) USER ERROR, LOCK-OUTS, AND LOST KEYS All systems are checked to confirm they are working prior to each arrival. Call our office to seek service if an advertised amenity ceases to function. There may be a charge for service if the cause of the malfunction is user-error. If a key is lost, there will be a $100 charge. 11) EQUIPMENT FAILURE AND OTHER INCONVENIENCES All equipment and advertised amenities should be in working order. Please report any equipment problems to the office immediately. Please be patient if you encounter any inconveniences. Maintenance staff are motivated to serve you and will address issues as quickly as ability and resources allow. The timing of solutions will be affected by when the malfunction occurred, limited authority to affect change, the availability of specialists, and the demands on staffing resources at the time the issue occurs. No refunds will be offered if part or all of these services are unavailable. 12) SUBSTITUTION The agent reserves the right to substitute accommodations if circumstances require. Circumstances include but are not limited to acts of nature, malfunctions, or other accidents or incidents that render a property uninhabitable. Aug 10, 2023 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Gorgeous sunsets and just right for 6 people We had a great time but wished there was a second tv. Seemed like there was one on main level but it wasn’t there anymore. We were only there four nights so we didn’t mind disconnecting from tv but had we been there longer, I would have missed it. The kids (all young adults) took over the downstairs (including the tv!) and thoroughly enjoyed the game room with old fashioned arcade Pac-Man, fuse ball and corn hole. The deck and dock and kayaking were excellent! The upstairs bedroom has a bunk bed but we made sure no one used ceiling fan while on top bunk. My sons friend ended up sleeping on fold out couch downstairs instead of top bunk. It was fine, he was a bit too big for top bunk anyway. Jun 27, 2024 Liked: Check-in, location Disliked: Communication, listing accuracy #### Great view of lake, not so clean My family and I really enjoyed our time together on the lake this house has a beautiful view the dock was great for fishing, it has a great porch area to sit and enjoy the water. However when we arrived we noticed a lot of white dog hair especially in one of the rooms where my family was staying we had to change sheets out before sleeping it was disappointing because we know the ad said no dogs aloud which is partly why we chose this house because we have a family member that is allergic to dogs. We also noticed that there was a big pile of dog poop in the screened in area of the porch which was also disappointing because the kids loved going in there to get on the little swing they had in there. There is only 1 TV in the whole house which is located downstairs in the basement area and we couldn’t get that TV to work it needs to be updated and a TV would of been nice to have upstairs in the main living room/kitchen area. The grill was so dirty and there was a big roach living in there so we couldn’t use it. Another big thing was in one of the rooms upstairs we noticed a lot of bugs in there like way than normal they were all over the comforter and just flying around one of my family members noticed that someone left the window in there cracked open so that’s where the bugs were coming from so we just closed the window and door and couldn’t use that room for our stay. The lake is great and straight across from the house is an island to go and explore. We had plenty of room for everyone to do their own thing or to hang out together. The view of the lake was beautiful and peaceful. It was just what we were looking for. ##### L M. But as with anything there are pros and cons:Pros: Great large family gathering/gaming area, plenty of parking and close to grocery/food options, lovely lake deer everywhere, master shower is superb with a rain style nozzle, LOVE the swinging benches, lots of options for patio time (one that is screened in and the other that is not and open to the skyCons: The A/C is operational, but the upstairs was about 15 degrees warmer than the rest of the house, the water heater is undersized and if someone takes a bath you'lll be waiting a good while for it to heat back up, the dock needs alot of love and it's in a popular wake/surf spot so during weekends there is alot of wake hitting the dock (which makes quite an annoying sound as it travels up and down the dock pilings), there is only one key that opens/locks all the doors so if it gets missing : ( Overall - a great house for a small family style getaway and is well worth ##### Keegan H. Beyond that, we were disappointed. The stove top did not work, which forced us to use the grill as a stove top, knowing that we were responsible for along sure the propane was available for the grill. There were not enough towels to support the number of guests we had. The property was not particularly clean. There was pet hair embedded in the floor of the screened in porch as well as the area rug beneath the dining table. Even though it was stated there were no pets allowed. There was a large sectional sofa featured in the photos that was no where to be found when we checked in, therefore there was not a common space large enough for all of us to congregate other than the dining table. The kitchen had no pot holders or kitchen towels. The steps are safety hazards as the visually meld together and are different rises. The light was also out above one of the staircases. The ceiling fan cut into the plane above the top bunk bed, so it could not be on while the bed was in use and was still a safety hazard even when off due to its location. There’s very few lamps so most of the lighting is every bright overhead lighting, or nothing. There were cobwebs in almost every nook and corner.When noting the stove to the owner, we were offered a free additional night. So, stay an extra night. That was not an option for us. We were not offered any other options to compensate us for the lack of a stove top. ##### Meghan H.
