Early Check-In & Late Check-Out Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check in before our 10 am check-out time or need to check out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request. Non-Smoking This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing. Extended Stay Cleaning Costs For stays beyond 40 nights, a mid-stay clean is applicable, covering the replenishment of linens and toiletries. Organizing or cleaning personal belongings is not included. Scheduling is flexible, and you do not need to be present. For stays over 60 nights, a Deep Clean replaces the standard checkout cleaning, providing a more thorough cleaning for long-term stays. Please note: For bookings through Airbnb and Booking, the difference from the standard fee will be collected after booking confirmation, or when your stay has met the applicable thresholds for mid-stay or deep cleaning. Extra Guests Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will be set off should there be a prolonged noise disturbance. A gathering will be considered for anyone in addition to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count. Rates & Nightly Minimums Pricing & availability dynamically fluctuate continuously based on an algorithm set by our revenue management software. Extension Alteration If you opt to extend your stay, please be mindful of confirming your request with ample notice before your scheduled 10 am check-out time so that we may update the housekeeping schedule and our booking calendar with your new check-out date. There are limits to extending by one night and require approval, a standard two-night minimum is applicable. Parking Please note that we are not responsible for anything that happens while parked. Fireplace If there is a fireplace at the property, it is solely decorative, non-functioning, and is prohibited from being used. Grill If there is a grill at the property, you are welcome to make use of it during your stay. Please utilize the cleaning brush within the grill and additional cleaning tools located in the kitchen. Be mindful of checking for flammable debris. Ensure the knob is left in the off position. Do not leave children unattended while making use of the grill. Trash All trash must be bagged and placed in the garbage bin. Please assist us by rolling the bin to and from the curb on instructed pick-up day. Trash removal incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.) Electronic Monitoring Devices / Smart Home For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras, and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties, we actively monitor temperature, humidity, and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon Echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices. Internet The rental's "unlimited" internet plan includes 1.2TB per month (around 40GB per day). Exceeding this limit may impact speeds, as managed by the provider. Internet is provided as a convenience, with no guarantees for specific speeds or preferences. No refunds are issued for outages or slow speeds. Maintenance & Landscaping This property utilizes a septic tank. Our cleaning checklist affirms its functioning maintenance. Upon arrival inform us immediately should there be an issue. We ask our guests to be mindful of only flushing toilet paper. The property's general maintenance & landscaping is handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay. System Failures In the event, the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, the Guest agrees to permit the Manager or its service provider to have reasonable access to the property to inspect and make such repairs. Unforeseen Occurrences Management will not assume liability for any loss, damage, or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance. Personal Property and Injury (i) Owner Insurance: Guest personal property, including vehicles, are not insured by the Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests, or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect guests and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: The guest agrees to indemnify, defend, and hold harmless the Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to the Guest or licensees or their personal property. Payment Rules, Regulations, & Other All payments are nonrefundable: If you need to cancel, we encourage you to communicate this as soon as possible but no later than 24 hours from the time of booking confirmation to request a cancellation. Reservations canceled within this period will be refunded, minus any applicable fees. For cancellations made after 24 hours of booking confirmation or within 24 hours of check-in, all payments will be forfeited. Please refer to your booking's cancellation terms for further details. It was adequately clean, and I loved all the upgrades around the home and the decor. There were several areas to hang out inside and outside the home, and there was a pretty country view out back. The yard could have used some maintenance especially since its a pet friendly property. A large part of the fence was wire, which would not have been a problem for us if there were not two Great Pyrenees at the neighbors that were aggressive towards my dog and almost came through the fence. We could only go outside with our dogs when the neighbors dogs were not around--which was a challenge since they seemed to be outside dogs. So if anyone is bringing pets, please be aware of these dogs. We stayed in this rental because we were having work done at our home. We had to extend the reservation and the host was quick to respond and made the process easy. Unfortunately, three days before our new checkout date, the A/C went out in the rental, and the temps rose above 80 degrees in the house. The host was quick to respond when I made them aware of the issue but I found it odd that they did not follow up after sending an HVAC vendor or apologize once as the problem was not fixed before the end of our stay. ##### Courtney L. We booked this house because my son was in a sporting event in the area. The booking process was a nightmare as your not actually booking it through Vrbo, but a 3rd party property management company. They will want a picture of your credit card & your id. They also gave me the wrong code to check in with & it took us about an hour to get the right code. Seem to be dealing with employees in a different country. The house was decent but both toilets didn’t work, & when you use the showers you can hear gurgling from the toilets and other shower. There is obviously a major plumbing issue. We notified the pm company who sent a handy man who got the toilets working for about 5 minutes before the stopped working again. We decided to leave before our stay was up because of this issue & the pm company refuses to make it right. Also, there is a gigantic power plant about 100 yards behind the house. It looks like the nuclear power plant off of the simpsons. This house is a NO! ##### Kevin K.
