Existing bookings do not apply. Villa Francesca is in the popular Southwest area of Cape Coral. This home has it all! It is walking distance to Cape Harbor Marina, Rumrunners, Fathom's restaurants, and lots of entertainment plus shopping. The offset garage gives almost a courtyard appearance when you arrive at the home. KEY FEATURES: This home has bicycles for guests. Living Room: There is high-end furniture throughout the home. The living room offers plenty of comfortable seating and a large flat-screen TV with a view of the pool area through sliders. Kitchen/Dining Room: The modern kitchen offers granite countertops, stainless steel appliances, and a breakfast bar. The fully equipped kitchen has everything you would need to prepare gourmet meals for the entire family. Off the kitchen is a cozy breakfast area with seating for four. The formal dining area offers seating for six. Master Bedroom/Bathroom: The floor plan allows a large amount of privacy for all of the bedrooms. The master bedroom is located on one side of the house and features a king-size bed and opens to the large lanai. The master bath offers a jetted soaking tub. The large walk-in shower has a larger showerhead and four additional wall-mounted showerheads. Guest Bedrooms/Bathrooms: The second guest room is in the front, on the opposite side of the master bedroom. It offers a king-size bed and its own full bath with a granite vanity and a shower/tub combination located right next door. Villa Francesca's third guest room is located toward the back and features a king-size bed. The fourth bedroom is located next door and offers a pull-down queen-size Murphy bed. This room offers two sets of pocket sliders and can double as a reading area for adults or a play area for the children by raising the Murphy bed. These two bedrooms share the third bath that features a granite vanity and a large walk-in shower. Pool/Lanai/Dock: The resort-style, saltwater, electric heated pool features a spa and three waterfalls. The view of the canal and sounds of the waterfalls offer a peaceful setting for soaking up the Florida sunshine while enjoying your favorite cocktail. There are two dining areas located in the lanai, one located undercover, which has seating for six and will offer shade for most of the day. The second overlooks the canal and offers seating for four. The outdoor kitchen with a refrigerator and sink offers a great area to make your drinks or prepare meals on the large gas grill. There is also a large flat-screen TV located above the outdoor kitchen. All of these features will allow the family to spend days and evenings outdoors. Enjoy an afternoon cocktail at the tiki situated on the dock as you watch boaters returning from their day spent on the water. This exclusive villa is only a short drive by boat to the Chiquita lock. From there, you are minutes away from the Gulf of Mexico with its beautiful beaches and hidden coves. Have fun watching the playful dolphins and large schools of tropical fish. We spent the majority of our time in the lanai enjoying the pool, views & able to just relax. I personally tried some fishing & actually caught 4 catfish from the dock. The homes host, Anne was very kind and knowledgeable, answering all questions we had and giving us tips on the best local establishments to visit. The pool and hot tub were amazing and wonderful to come home to after a day at the beach. Our girls (and ustoo!) absolutely loved the pool and were in it every day. The four bedrooms were great and gave our girls space of their own ( 3 teens, they needed it! Lol). The house was very clean and we had no issues. As mentioned in previous reviews, there were several lights out, but we actually replaced a few, no biggie. The garage came in handy for loading/unloading. The neighborhood was quiet and close to everything we needed. I do wish the house was closer to the beaches, the beach at the Boathouse is actually on the river and water is not the best. I would definitely recommend the house and area, but be prepared to drive a little to get to the Gulf. Our week was just what we needed! ##### Jeffrey O. However upon checking in we were notified that there was no hot water and the outside TV was not working. We were asked to contact the maintenance person directly because the rental company tried calling the day before and received no response. The agent thought that if we contacted the maintenance guy directly there would be a faster response. We were also informed that the pool had not been cleaned the week before but it was safe to swim in. We called maintenance and the water and TV was fixed the next day. That night a storm came through and the screen on the lanai came down. We again called maintenance the next day to inform him about the screen and that the hot water not working again. He informed us how we needed to reset the water heater and the hot water would come back on. He also informed us that he would do his best about the screen. We had to call the rental company to find a remedy for the screen due to a lack of urgency from the maintenance contact. Then the main bathroom shower would not turn on. We found a note on the counter that said to unplug it and plug it back in to reset it. All week long we had the water problems. It was really frustrating for how much we were paying for the house. The outdoor pool area is nice but overgrown with weeds. My father in law started pulling them after a few days. Not what we would expect for this nice of a home. The couch is sticky and needs to be thoroughly cleaned. There are a decent amount of pans and utensils in the kitchen. You will also find a crock pot, which came in handy for our stay. There are lightbulbs out throughout the whole home. These should be replaced. The beds are comfortable and there are plenty of bedding items for all three rooms and the Murphy bed. The dishwasher is old and needs to be replaced. You may need to run it a couple of times for your dishes to be clean. There are 7 pool towels but other towels that you could use for the pool. There are a few pool floats that are nice for the pool. The internet and cable worked great. We had 5 people streaming and there was only a bit of a lag. Overall we would not rent this property again. It has a lot of potential to be a quality rental, but needs some love and maintenance. ##### Steven M. Any issues or concerns were immediately addressed. Even able to call maintenance at 11pm when lock box jammed to get into home. Front door is a little tricky but Anne leaves very helpful notes to provide guidance on property. Will definitely return. ##### Allison R. House did have a big problem resulting in everyone being covered in bites all weekend. The trash can outside was overflowing when we arrived. There was also hair in one of the showers. Master BR very nice and great bathroom. One king bed was actually 2 twins with a strip covering the break. It would be better with a full topper. The property is beautiful, spacious & fit the needs for our 2 families. Not impressed with the cleanliness, and I’m not hard to please. Green gunk buildup on all the shower heads, urine residue around the toilets & the tile floors were filthy when wiped with a damp cloth. None of that was a deal breaker, but the cockroaches most definitely were! What made a bad situation even worse was the property management’s blasé response to the matter. We encountered the first cockroach in the kitchen the day of our arrival. During check-in the following morning, we informed Ann of the issue & her response was that they are “palmetto bugs” and this is to be expected in Florida-really tried to downplay it. She told us she would notify the maintenance manager to possibly have pest control come & spray “if we want.” Pest control could not come out for 2 days & gave a window of 12p-2p when we would have to be there in order to have the inside sprayed. I asked if a rep from the property management office could allow them access, as we are on vacation & this is not our house. I was told they could not wait for their arrival since they are only there for 3-5 minutes. Pest control offered to spray the outside perimeter & suggested we get roach spray & traps, which we purchased. Everything revolved around this issue! We didn’t eat inside the home, only outdoors on the patio. We refrained from storing any food in the cupboards & kept it all in bags on the kitchen island. We did not run the dishwasher or use any of the dishes. We resorted to buying all disposable dinnerware. We relocated the trash from an open trash can kept in a cupboard to a bag we kept tied up. 4 days into our stay, we returned from a dinner out & found 5 cockroaches in the kitchen. We managed to kill 3 of them, but 2 got away. We checked the 2 traps which revealed another 3 cockroaches. More were found in the garage. I texted Ann to let her know that there was a significant cockroach problem at the home, we were now quite uncomfortable with the situation, and would likely be checking out early. Ann replied that she would call the on call office staff “as this is out of my area of responsibility.” I was later contacted by Marcella who also said this was “out of her wheelhouse” and she would have to discuss the problem with her manager in the morning. Needless to say, nobody slept that night. We were still encountering & killing more cockroaches past 2am. We vacated the next day. Not acceptable! ##### Nancy S.
