PLEASE NOTE that excessive electric usage may be considered mistreatment of the home and deducted from your security deposit. Villa Annabella is a peaceful, beautifully furnished home at the end of a quiet street in the center of SE Cape Coral. Its lanai with an electric heated pool has a spectacular Southern exposure for you to enjoy the Florida sun from sunrise to sunset. The setting is ideal for boaters, anglers, and sunshine lovers. You will have quick boat access to the Caloosahatchee River leading out to the Gulf of Mexico and its many beautiful islands. Villa Annabella is perfectly suited for a larger family or couples with kids traveling together, offering 3 bedrooms, a den, and a game room with a queen-sized murphy bed, accommodating 6 adults + 2 children. (Please note, the boat lift is NOT available for guests) Living Room/Office: To the left of the entryway is an office if you need to get some work done while away from home. Spend your downtime in the large living room offering plush couches inviting you to linger in front of the TV or enjoy a nice chat in front of the fireplace with friends and family. From here, you have an impressive view of the lanai and pool through the wide double sliding glass doors. Dining Room: The formal dining room sits next to the kitchen and has seating for six guests. You can enjoy the view right from the table with a second set of sliders. Kitchen: Make all your memorable meals in the fully equipped, updated kitchen. With granite countertops, stainless steel appliances, and a large island with seating for four, you have room for Sunday brunches or a quick bite to eat! Master Bedroom/Bathroom: The Master bedroom is spacious with a King size bed and decorated with warm woods and pops of calming colors and a flat-screen TV. The Master bedroom also has a beautiful en-suite, sporting his and hers vanities, a walk-in shower, and a soaking tub. This bedroom also opens up to the game room, which offers a variety of games for a festive game night for all ages! The game room also offers a queen-sized murphy bed. Guest Bedrooms/Bathrooms: The additional guest bedrooms are located on the opposite side of the home, allowing ample privacy when needed. Both guest bedrooms offer cozy queen-sized beds and built-in desks in each room, perfect for kids and adults. Lanai/Pool/Dock: As you enter the lanai, you will find the electric heated pool with coveted southern exposure for all-day sun and a waterfront view, giving you a feeling of peace and relaxation. There is plenty of seating available, along with two sun loungers and a hammock. If you are looking to enjoy the famous Florida sunsets, you can make your way down to the dock. Cook your dinners on the propane grill and enjoy your meals poolside at the dining area that seats six. You won't even miss any of your favorite shows with the outdoor flat-screen TV. We have spent a part of winter in this area for 25 years. This was one of the nicest rentals we have had. Finishes were all top notch. Both showers had curbless entry and two shower heads, fixed and handheld. The pool was great, big enough for some serious laps (not for me!) and at a comfortable temperature. The main bed had a TempurPedic mattress. TV system was a bit funky with a bunch of streaming services, bring your passwords. The living room could have used one comfy chair to complement the nice sofa and love seat. The house was well located on a canal with Fort Myers just a few minute away and Fort Myers Beach and Sanibel about 25 minutes drive. Both were still recovering from Hurricane Ian. We are both in our 80s, and this may have been our last trip to the area, so it was nice to have such a good experience. ##### Jerald H.
