Welcome to this modern apartment in Barton, a vibrant Canberra suburb known for its convenient location, beautiful surroundings, and delicious food. Discover the perfect base for your stay in the capital—whether you’re here for work or leisure—and experience all that this wonderful city has to offer. You will have access to all of the apartment amenities during your stay. Please check the full listing information as it will answer most of your questions. This apartment is located on the 2nd level of the building, with lift access. BEDROOMS: The main bedroom has a king-sized bed while the second room has a queen bed. All beds are topped with fresh linen that is professionally cleaned and pressed after each stay. The bedrooms also have plenty of wardrobe space for your luggage. BATHROOM: There are 2 bathrooms on this property. Both have a shower and toilet. I provide complimentary towels, shampoo, toilet paper and body wash. KITCHEN: You can use the kitchen if you\`re craving a home-cooked meal. While you stay you will have access to the following: \- fridge/freezer \- stovetop \- oven \- microwave \- dishwasher \- crockery and cutlery We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays. LIVING ROOM: The living room has a 55\`\` TV which you can use to access online streaming platforms, it also has access to all local channels. Note that we provide Netflix and Stan upon request. We do not provide YouTube, and other online streaming platforms subscriptions so you will have to use your account. We also have a stereo with CD, digital radio, and Bluetooth connectivity for streaming music from phones or laptops. LAUNDRY: A washer and dryer are available to use, as well as an iron and ironing board. BUSINESS TRAVELLERS: There is a stand-up desk, 32” computer monitor, keyboard and mouse that you can use throughout your stay. Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge. I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me. I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun! The apartment is nearby some of the great landmarks and attractions in Canberra. You can visit either by foot or a quick car drive: \- Parliament House \- National Archives of Australia \- Old Parliament House \- National Portrait Gallery \- National Gallery of Australia \- High Court of Australia \- National Library of Australia \- Australian War Memorial \- National Museum of Australia \- Australian National University The nearest bus stop to the apartment is only 150 metres away on National Circuit, one of Canberra\`s main bus routes. Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages. Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided. We don\`t provide HDMI cable however, you can bring your own if you wish to connect your laptop to the TV. 1\. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am. 2\. I have a STRICT \`No Pets Policy\` except for service or emotional support animals and \`No Smoking Policy\`. These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning. 3\. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50). 4\. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel. 5\. Only those persons who made the reservation may stay at our property. If you\`re a business or government agency booking for other people, please contact us in advance to ensure access details are made clear. 6\. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule. 7\. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don\`t stock the refrigerator or provide any meals. 8\.
