No boat traffic. Swim, Kayak, SUP & Fish in Peace! ❤️🦮 Welcome to the heart of Hill Country in this lovely single-story home, nestled at the top of the Colorado arm on Lake Lyndon B. Johnson. This gorgeous, secluded spot is above the shoals/rocks so large boats cannot access, making it the perfect place for the kids to explore on paddle boards and kayaks. It is the best fishing spot on the lake. Only 50 minutes from I-35 in Georgetown and surrounded by the most popular state park in Texas: Inks Lake State Park, as well as wineries, hiking, biking, fishing, and boating opportunities – with so much to keep you busy at home, no one will blame you if you don’t make it far. You’ll find multiple places to gather outside, including the large covered patio with a fireplace and a great view of the lake to enjoy a morning coffee. A friendly game of darts or corn hole may be in order, and the kids will love splashing around on the small private dock. Grab one of the five kayaks available for your use and explore by water – this area of the lake is very quiet and no boat/jet ski traffic – perfect for kayaking, swimming, and standup paddle boarding as boats rarely travel nearby. Very safe and quiet place to explore the shoals and hidden waterfalls. In the evening, fire up the gas grill/griddle on the patio and dine alfresco at the large patio table. When night falls, gather at the patio fireplace to roast marshmallows and trade stories about the day. Inside you’ll find spaces just as charming. The wide-open floor plan has the game room, dining room, living room and a chef's kitchen in one open space. In your gourmet kitchen, you can cook while watching the kids and entertain your guests at the 12 ft. butcher block island while always enjoying a view of the lake from any part of the room. The entire wall facing the lake has floor to ceiling windows that sets the tone of your lake vacation with family and friends. \>THINGS TO KNOW Dogs are welcome in this home for a pet deposit of $75 per pet. Parking notes: There is parking in the driveway for up to seven cars. Boating: You can access the house with a boat, but it has to have an outboard motor i.e. fishing or pontoon boats only. Pets: The yard isn't entirely enclosed by a fence. The fences run down only the sides of the property. Damage waiver: The total cost of your reservation for this Property includes a damage waiver fee which covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. As I searched, Greg's property had everything we were looking for. He was very communicative the entire time making sure we were ok and had all we needed. The property was spacious & clean, and fully stocked in the kitchen and all rooms. There was direct lake access and once on the water, you're able to paddle out to beautiful scenery. Greg requested to be notified of any issues, which I did, and he noted & appreciated them. I highly recommend staying here if you're looking for a quiet relaxing space with lots of amenities and an excellent host! ##### Ann B. This home is very nice....it's been updated and has an enormous kitchen with a 15' counter for prepping on one side and stools on the opposite one. Large and comfy sectional sofa in living room along with a pool table, as well as a very large Smart TV. Many windows with a gorgeous view of the back yard, river and the many birds and turtles that live on it. Additionally there is a massive back porch with plenty of seating, fire place, grills for the perfect outdoor hangout. We enjoyed watching the geese, ducks, cranes, and dozens of other birds as they went about their days, honking and quacking and chirping. The property is spacious and right next to the water. We kayaked and fished at the house and also drove 7 minutes to Inks Lake several times to hike and fish. Our boys, ages 10, 7, and 3.5, loved being out in nature and also loved playing pool and watching football in the recliners the little time we spent indoors. ##### Ashley M.
