The staff at Luxury Broken Bow looks forward to making your stay comfortable & memorable! Broken Bow is a nature lover’s dream. As the home of Beavers Bend State Park, this city in southeast Oklahoma is a popular destination year-round. Take part in the many activities that one of Oklahoma’s top state parks offers, like fishing in the Lower Mountain Fork River, boating on Broken Bow Lake and horseback riding or hiking along the David Boren Hiking Trail. Cabin is pet friendly but requires a $75 per pet per stay, nothing over 75lbs. HOT TUB 1) Hot Tubs are drained and cleaned prior to each arrival and chemicals are added. 2) These cups of chlorine are provided for each night of your stay after the first night. Just empty into the tub and turn on the jets for a couple of minutes to circulate before you get in. 3) Please check the hot tub upon arrival and report any problems you may see. 4) The ONLY buttons you need to push are the Jets and possibly the lights button. 5) If your children are allowed to play in the hot tub, they will get it dirty and it will stink. If we are asked to come and drain and clean the tub, we will charge you $50 each time. 6) DO NOT put any bubbles, oils, etc in the hot tub. 7) Enjoy Enjoy Enjoy Rental Agreement & Guest Guidelines Luxury Broken Bow Cabins (LBBC) Our goal is to provide a relaxing, seamless stay while protecting the comfort of our guests and the care of these privately owned cabins. Please review the following information to help ensure an enjoyable experience for everyone. Check-In & Check-Out Check-in: Anytime after 3:00 PM Guest support hours: Phone assistance is available until 7:00 PM. After this time, guests may still check in independently using the provided access code. Check-out: 11:00 AM Late departures may result in additional hourly charges. Early check-ins are not guaranteed. Arrival Information Detailed driving directions and access instructions will be sent prior to arrival and made available in the guest portal. Due to limited cellular service and unreliable GPS in the area, we strongly recommend printing or screenshotting directions before traveling. Fireplaces & Firepits Indoor propane fireplaces operate seasonally from October through January. Pilot lights will be on during this period. Some fireplaces operate with a push button or timer (30/60/90 minutes). Others use a control knob—please follow posted instructions carefully. Do not turn the control knob to “OFF,” as this will extinguish the pilot light. Outdoor fireplace flames may be affected by wind and cannot be guaranteed. All cabins include an outdoor firepit. Firewood is not provided, but may be purchased locally. Guests may use small deadwood found on the ground if it fits safely. 🚫 Firewood is not permitted in propane fireplaces (indoor or outdoor). Damage caused by misuse will be charged accordingly. LBBC cannot guarantee fireplace operation and refunds are not provided due to non-operational fireplaces. House Care Guests are responsible for maintaining reasonable cleanliness during their stay and leaving the cabin in good condition at departure. These are privately owned homes, and we ask that they be treated with care and respect. Age Requirement Guests must be 21 years of age or older to reserve. Cabins are intended for families, couples, or adults 21+. Unchaperoned groups or students under 21 are not permitted. Valid exceptions may apply for couples (honeymoon, anniversary) with prior approval. LBBC reserves the right to refuse service if policies are violated. Acts of God & Service Interruptions LBBC is not responsible for power, internet, or service outages caused by weather, rural infrastructure, or regional issues. Maintenance concerns will be addressed as promptly as possible based on technician availability. Refunds are not issued for such interruptions. Pets Select cabins are pet-friendly. Non-refundable pet fee: $75 per pet, per stay Maximum: Two dogs (where permitted) Pets must be crated when unattended and are not allowed on furniture or beds. Additional cleaning or damage charges may apply. Unauthorized pets or violation of no-pet policies may result in fees or eviction without refund. Smoking All cabins are non-smoking. Evidence of smoking indoors will result in additional cleaning fees. Please dispose of cigarette butts properly outdoors. Hot Tubs Please supervise children at all times. No glass, food, oils, soaps, lotions, or bubbles are allowed. Shower before and after use. Do not sit or stand on hot tub covers. Hot tubs are drained and sanitized after every guest. Damage may result in repair or replacement charges. Trash Please secure all trash in the outdoor receptacle. Wildlife is common in the area, and unsecured trash can attract animals. Trash service runs Monday, Wednesday, and Friday. Firearms, Fireworks & Noise Fireworks and discharging firearms are strictly prohibited on cabin properties. Quiet hours are 11:00 PM – 7:00 AM. Loud music, parties, or disruptive behavior are not permitted and may result in eviction without refund. Internet & TV Services Internet and satellite services are provided as a convenience and are not guaranteed. No refunds are issued for outages or service limitations. Damages & Missing Items Guests are responsible for any damage or missing items. Cabins are inspected before and after each stay. Charges may apply for excessive cleaning, damages, or missing inventory. Maintenance & Service Calls Please report non-emergency maintenance issues between 9:00 AM and 4:00 PM. Emergency concerns should be reported immediately. Service calls resulting from guest oversight may be charged to the guest. Lost & Found LBBC is not responsible for items left behind. Shipping can be arranged upon request for a handling fee plus shipping costs. We went for the Total Archery Challenge. The Hot Tub was great to have at the end of each day. The only complaint we have was each night the restaurant across the street had live music and we could hear every word of every song. Definitely bring noise canceling head phones. ##### Corina H. The cabin is nicely decorated and has a wonderful wrap around porch. The hot tub was really clean. The location is perfect to anything in Hochatown. The wood burning fireplace was nice to have, wish it had been cleaned out for our arrival. The location is not remote. It probably was when first listed but it is now close to other cabins and there are a couple RVs and an old storage container in view from the cabin. There is no dishwasher as mentioned in the listing and we wish there were more basics in the kitchen such as cooking oil and aluminum foil/ saran wrap. The cabin is nice and close to the restaurants, state parks and the soon to be finished casino. We enjoyed our stay. This is one of the few places that allows dogs which was great to be able to bring them along to experience Broken Bow hiking. ##### Lisa T. Séjour de 2 nuits en février 2024 ### 6/10 – Acceptable #### Wilhelm B. 16 janv. 2024 #### Red Fox Den Cabin in Broken Bow: Cute, but not "Luxury" The cabin is cute, but not secluded at all. You are surrounded by other homes/cabins very close by, a major road and storage unit center, so it doesn't feel like you're "getting away from it all." It is described as a "Luxury Cabin," but it's an overused marketing term. Luxury isn't this. As noted, it's a cute little cabin, but not luxurious. "Luxury" implies a high level of presentation not present here. We are not clean freaks, but we were disappointed by the level of dust on most surfaces when we arrived, suggesting it hadn't been diligently cleaned in a long while. We felt like we had to do a lot of cleaning while here to feel comfortable, more so than in our own home. There was no dishwasher (despite signage saying put dishes in the dishwasher). We were washing dishes before use and washing them afterwards. There were several cereal bowls that had clearly been used, not cleaned after, and just put back in the cabinet. That was a big "ick" factor. The fireplace hadn't been cleaned prior to our arrival, so I cleaned out the ash and cut some kindling before we could make a fire (and then cleaned out the fireplace again the morning we left). Again, it felt like we were cleaning a lot and leaving the cabin in a better condition than when we had arrived. It didn't feel at times like the relaxing couple of days we were hoping for, what with the cleaning, dusting, and washing we did. A cute cabin, but not a luxury cabin, if that's what you're expecting. 3/5. ##### Wilhelm B.
