Welcome to The Coastal Den! This 2 bedroom lower ground apartment is located right in the heart of Kemptown and includes a private garden with your own beach hut, ideal for unwinding and relaxation. Accommodating up to 5 guests, it offers a perfect Sussex seaside escape, just moments from the beach. Bright and spacious, it's your coastal charm in Brighton and Hove. Book now to create unforgettable memories by the shore! Guests can also make use of the wifi and smart TV, allowing them to stream their favourite shows and movies from platforms like Netflix and Amazon Prime.

Bright apartment with spacious living area and private garden by the sea!! This is the perfect stay for couples, professionals or families to get together.  
  
KITCHEN  
The fully equipped kitchen includes a washer/dryer, dishwasher, microwave, oven, plus plenty of cookware, glassware, crockery and cutlery so you can easily cook up a brunch or lunch for everybody. In addition to this we offer complimentary tea and coffee, salt and pepper - so please help yourself. The dining table seats up to 4 guests.  
  
LIVING ROOM  
You’ll find the sociable and light living room set up with a Smart TV and a small double sofa bed (sleep 1) not yet made up as a bed, making it a lovely space for chilling out, getting together for a few drinks or catching up on the events of the day. If you prefer, you can simply relax and watch a movie on the TV.  
  
BEDROOMS  
There are two bedrooms with a mix of sleeping arrangements to suit your needs. Plenty of fresh bed linen is provided for all beds. Travel Cot and High Chair are available for hire.

BATHROOMS  
\- The main bathroom has a bath with shower, sink and toilet.  
\- The Ensuite has a shower, sink and toilet.  
We provide plenty of bath towels, hand towels and bath mats  
  
This house is a real home from home. A great place for a couple to relax and holiday together, it's also perfect for families, a group of friends or professionals.

Our Guest Promise  
  
We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!  
  
Check-In  
  
We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.  
  
Damage Deposit  
  
We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.  
  
Smoking  
  
To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.   
  
Noise  
  
To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)  
Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.  
Please note that call-outs due to excessive noise or parties may incur a fee.

Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.  
  
Before You Leave and as a consideration to future guests, please:  
  
Wash up the used dishes.  
Bag rubbish and use the correct recycling bins.  
Return keys to the key safe (OR) Keynest location.  
Switch off the lights.  
Close all windows.  
Turn down the heating.  
These steps help us prepare for the next guests and save energy; every little bit counts.   
  
Age Policy  
  
The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking please.   
  
 A Quick Note on Deposits and Property Care  
  
If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
