The property was mostly quiet, wifi wasnt great but useable. Walking distance to where we needed to go and local cafe's. The beds are uncomfortable, and the rooms were cold (small heaters are provided but these are small and noisy). You can hear every noise throughout the property and most nights I had barely any sleep, the worst night was when a couple had managed to get into the property but couldn’t access their room so we’re trying to get into my room! They had tried typing random pins as you can hear when someone is putting a code in and eventually called the helpline, as the walls are so thin I could hear the whole conversation and it turned out they had not submitted their ID to get the check-in details yet! I felt so unsafe especially as a solo traveller, when I contacted the property their response was just a template sorry and that it’s an unstaffed property. If sleeping and comfortability are not priority then staying here is fine but otherwise I would avoid. Could be better. Won’t rush to stay again When I finally got in I was pleasantly surprised. The bed and bed area looked great. Very inviting. However, the check in process and ID verification was super annoying. I also had to have a few calls from staff trying to downgrade room and say room might not be available by check in time (which it finally was in the end). Not great. The room was freezing. Even with the small electric heater they had. The TV didn’t work. No signal on any channels. Was very disappointing. There was what looked like a bloody handprint stain on the wall under the TV. In fact, the whole place needs the walls washing and painting. The noise from outside was a bit loud / annoying, but nothing you can really do about that. The noise within the property is also noticeable. Could even hear the couple upstairs having s-x at like 2/3am. So noise travels. I had a pleasant enough stay, and had a lot of potential, but a few things that really detracted away from it. The mixture of 2-stars and 5-stars made it tricky to know what to expect, and there was a lot of trepidation when we rocked up to the gaff. Turns out it was fine. The Chekin website they encourage you to use was an absolute dumpster fire, but thankfully not necessary. We had calls prior to our visit reassuring us that it'd be fine and had an email on the day showing us the codes for the front door and the room, and they all worked. As for the room? Very obviously not the Ritz, but we weren't paying Ritz money and expectations were in line with that. Decor, skirting boards and whatnot a lil bit tired, but hey ho. Important stuff: It was clean. The bed was comfy. Tea, coffee, kettle all provided (including Biscoffs, which I have only just remembered I didn't scoff... DOH) Bathroom similarly clean, shower worked well and shampoo etc provided. We had an absolute blast in Kemp Town and slept well afterwards. Not an indie B&B as it was, but part of a faceless London based chain and is unstaffed, unless you happen upon a cleaner. Scruffy; big CCTV sign on door rather than welcome. They assume smartphones and wouldn't send the entry code the night before or even first thing so I could get in. Staff were nasty and policy driven on the phone, refused to call or text, said it was all automated - so no real hospitality then! And that the real reason was something to do with security which he couldn't go into!! I was now alarmed as to what this place was and if I'd be safe. I had huge amounts of stress and hassle trying to get in and wanted to cancel. No, low cost doesn't merit poor service. Outside had CCTV signs. Inside had leaflets strewn about, and on the outside steps, lots of cameras, but not even the legally required fire exit instructions; no working radiators or hairdryer on wet mid winter day; kettle cord wouldn't reach a socket, no suitable surface; stained windows not of the church variety - clearly not cleaned for ages; no hot water at night; no lounge or kitchen, windows on landing opened wide. Doesn't face beach but my view was scruffy yard. Quite a long walk from pier/Old Stein. Instructions on how to enter the building were sent the same day as arrival at 14:30 so a bit late and the WiFi did not work at all anywhere except the ground floor(my room was on the second floor).
