To ensure a pleasant stay for all guests, we kindly ask you to follow the following rules: 1\. Check-in/Check-out • Check-in time: 3:00 PM • Check-out time: 10:00 AM (Please respect these times to allow for proper cleaning and preparation for the next guests.) 2\. Occupancy • The maximum occupancy is 8 overnight guests. • Please do not exceed this limit to ensure comfort and safety for everyone. 3\. Smoking, Vaping and Drug Use • Smoking, Vaping and Drug Use is not permitted anywhere on the property including inside or outside the house. 4\. Noise • Quite hours are 10PM to 7AM • Parties, events, large gatherings are prohibited and could result in termination of your reservation without a refund. 5\. Pool Usage • Safety: Children must be supervised at all times when using the pool. No diving, running, or rough play is allowed. • Pool Fence: There is a pool fence available upon request. • Pool Temperature: The heater runs from 8am - 8pm and the pool will be set to a very comfortable temperature of 80-88 degrees. Please note: The pool temperature can vary depending on the outdoor temperature (it may not reach peak temperature on colder days), therefore temperature is not guaranteed. The pool usually reaches its peak daily temperature around mid day. • Guests use these amenities at their own risk. 6\. Garbage & Recycling • Please dispose of trash in the provided bins and take care to separate recyclables from waste. • If you are staying for an extended period, please note the trash pickup schedule. All garbage service - household, recycling, and yard waste - will be collected on the same day, once a week on Tuesday. \- Household trash is picked up on Tuesday - the 96-gallon black garbage bin in the garage needs to be on the street by 6am on pick up days \- Recycling is picked up on Tuesday - the blue bin needs to be on the street by 6am 7\. Parking • Parking is limited to 3-4 vehicles in the driveway. • Recreational vehicles, boats, and trailers may only be parked temporarily for loading or unloading. 8\. Respect the Property – Damage and Liability • Please treat the home and furnishings with care. Any damages should be reported immediately. • If any items are missing or broken, please notify us so we can replace them for the next guests. • Guests are responsible for any damages, missing items, or violations of house rules during their stay. 9\. Lost & Found • We are not responsible for lost or forgotten items. Please check for your belongings before checking out. 10\. Liability and Assumption of Risk • Guests assume full responsibility for their safety and the safety of their party during their stay. • The Host is not liable for accidents, injuries, illnesses, or loss of personal belongings that occur on the property or while using property amenities (e.g., pool, fire pit, etc.). • Guests acknowledge the inherent risks of using these amenities and agree to use them responsibly. • Travel insurance is highly recommended to protect against unforeseen circumstances. This was by far the nicest cleanest and well appointed home we’ve ever stayed in. It looked as if it was decorated by professionals location was ideal. Is he access to Ana Maria Island, Sarasota, etc. and the host was amazing! There was a minor plumbing issue we called and it was resolved within an hour! Nice quiet neighborhood, but super close to restaurants and shopping. Just a short drive to Anna Maria. Having a garage to park in was great with the Florida heat. The house itself was absolutely beautiful. Incredibly well kept and inviting. Very open and spacious. Fully stocked kitchen that we used daily for cooking breakfast and even some dinners. The master bedroom was fantastic, great closet space, super comfortable bed, and amazing shower! Our 3 year old loved the bunk bed bedroom. The rear lanai and pool area was our absolute favorite part. The pictures do it no justice. We spent every night enjoying the pool and lounge area with the outdoor TV! The hammocks out back were a quiet place to relax and we even sat around the easy to use gas fire pit one night. Communication with the host was the best we’ve ever experienced. He responded within minutes and provided anything we needed promptly. As soon as you open the door, you get that “wow” moment we are all looking for when renting a place for your family vacation. Open concept kitchen/living room with great seating. Beds were very comfy. TV in every room. Patio/pool area was great. Lots of seating to eat, play games, or watch tv.Owner checked in to see if we needed anything. We had no issues. We were staying for the week with our 4 children (ages 2-9). This home fit us all comfortably with room to spare. The first thing I noticed upon entering the property was how clean it was. The interior is beautifully done, very tasteful with quality finishes. We cooked the majority of our meals at the house which was a breeze with the well stocked kitchen-- complete with an air fryer, Keurig, and drip coffee maker! The real star of the show are the outdoor spaces. Our kids LOVED the pool. The fact that there was also an outdoor sitting area w/TV as well as the outdoor dining table just hit it out of the park for us. We were able to fully enjoy the open concept indoor/outdoor living. The fire pit was a perk too and even all the small rocks in the landscaping were a huge hit for our truck loving little guy. We appreciated all the pool and sand toys, beach umbrella, towels, etc. Craig was wonderful to work with-- prompt and professional in all responses. The location was great-- we went to Anna Maria Island nearly every day and could be to one of the various beaches within 15 minutes. We also jumped down to Siesta Key Beach for an afternoon-- overrated in our opinion especially if trying to go w/many little ones. Oyster Bar on the Pier was a fun experience too!I can't recommend this VRBO enough! Excellent experience and would most certainly stay here again. ##### Amber M.
