The position was good with access to the beach which was just over the road but the area has vagrants hanging around and sleeping rough, rubbish bins everywhere, the entry was off putting, a metal door with graffiti . We understand from the owner's that they have no control over this but all the same not ideal and that it was peak price for Americas cup viewing . Was being painted. Horrible communication with the agency and stressful to get the problem resolved. We wasted a lot of our own time working around their error.
