Just 10 minutes from Ballarat’s town centre, this lovely cottage strikes the perfect balance between convenience and true country charm. It’s perfectly positioned to enjoy a relaxed, rural lifestyle yet close to the region’s notable attractions, including art galleries, historical sites, restaurants and pubs. It’s set on three acres of farmland creating a postcard perfect view with sheep grazing on the paddocks. Enjoy two bedrooms, a fully equipped kitchen and updated bathroom.  
  
In the rural town of Nerrina, a short drive from Ballarat’s CBD, this stylish cottage oozes rural charm. It’s been completely renovated to offer guests an idyllic and peaceful lifestyle among its undulating hills. Take it all in by enjoying your morning coffee or an afternoon wine in the backyard around the fire pit.  
  
Inside, the cottage features light-filled spaces to relax after a day exploring the region. It has a charming country kitchen equipped with basic appliances and utensils needed to cook a meal at home. Sit down at the dining table set for four. Afterward get cosy on the sofas. The lounge room has been thoughtfully furnished and highlights a wall-mounted TV with access to Netflix and Stan.  
  
The cottage comprises two spacious bedrooms. The main bedroom has a queen-sized bed, while the second bedroom has a combination bunk bed with a double on the bottom and single above. All come topped in fresh linens and towels.  
  
A subway-clad bathroom includes a separate bathtub and shower, toilet and mirrored vanity. Guests will also have access to laundry facilities including a washing machine and separate basin.  
  
The gold rush city of Ballarat lies roughly 90 minutes’ drive from Melbourne’s CBD and is known for its heritage streetscapes. Wonder down Lydiard and Camps streets to take in the area’s spectacular Victorian architecture. Visit Sovereign Hill for a taste of the 1850s gold-rush era and discover one of the country’s best regional galleries, Art Gallery of Ballarat.  
  
Get caffeinated at L’espresso, brunch at Fika Coffee Brewers, sit down to high tea at Craig’s Royal Hotel and sample local drops at Mitchell Harris Wines. Stock up on fresh produce at the Ballarat Farmers Market, held on the 2nd and 4th Saturday of each month.

Be Nice: Treat our staff and contractors like the rockstars they are.  
Smoking: Allowed only outdoors, away from doors and windows. Don’t worry, the plants won’t mind.  
No Firearms: Leave your slingshots and cannons at home.  
No Fireworks: Because we don’t want your holiday to end with a bang (literally).  
No Illegal Activities: We’re not running a crime drama here.  
Keep It Down: Channel your inner ninja and keep noise levels reasonable.  
Guest Limit: Only the number of guests listed in the booking can stay overnight. No sneaky sleepovers.  
No Parties: Let’s keep it cosy, not crazy.  
Pets: Only dogs are allowed at our properties, and only with prior approval. Check the listing for specific pet rules—Fido deserves a holiday too, but only if we've given the green light!  
  
Upon Check-Out  
Dishes: Wash and put away. Pretend you’re at home and your mum is watching.  
Turn Off: All lights, heaters, and coolers. Help us save the planet.  
Pet Cleanup: Don’t leave us any surprises.  
Clean BBQ: If you used it, give it a scrub. We love a good BBQ, but not the cleanup.  
Trash: Put it in the correct bins outside. Channel your inner recycling guru.  
Linens: Don’t wash them. Seriously, we’ve got it covered.  
If these rules are broken, we may have to cancel your stay with no refund. We really don’t want to do that.

#### Cosy stay!

We loved our stay. The property was kid friendly and was cosy and warm despite the freezing Ballarat temperatures! Highly recommend. We would stay again :)

#### Worst place ever stayed!

This property is inaccurately portrayed in many ways. There is no balcony, the barbeque is unusable due to rust everywhere, the bath is pink and disgusting, the garden has not been maintained, the windows need a clean, the cutlery had to be washed before being used, one of the two frying pans is very badly scratched and can't be used, the path you can see in the photos is half overgrown, and the list goes on. In summary, this property is poorly maintained and the only good thing to say is the linen was crisp and clean. Do not stay here!!!
