ATTENTION! DO NOT BOOK IF MORE THAN 4 GUESTS! IT'S A LAW ON AVALON. Only 4 guests max for a 1 bedroom condo. If more, you will be EVICTED! Sorry everyone else, there's been a rash of renters sneaking in 5 and I can lose my rental permit. Now...... There's a reason all locals tell everybody to stay at Exclusive Hamilton Cove Private Condo complex. This condo is in Building #8, #85\. At 1,000sqft, (compare to 400 in hotel) and Way More sq footage than all other 1bdrm Ham Cove units, this villa is particularly spacious and easily accommodates 4 guests. The bedroom has a Super Comfy King bed with high thread count linens. The other guests sleep on a queen sofa sleeper with a thick foam mattress in the living room. This condo is Oceanfront with No Obstructions and you'll feel On Top of the Actual Beach you're so close(see pix). Leave windows or French doors open overnight to hear the waves lap the ocean. The Kitchen has all amenities with a Combination Drip/Kuerig coffeemaker, Large Refrigerator, range/oven, New Non-stick pots and pans, pantry. Everything to feel at home and cook if you want. The BBQ on the balcony is huge and has 2 Propane tanks to ensure you don't run out. We've tried to think of everything! There's a separate bathtub(for kids or if that's your thing) and a separate shower-whatever your needs. With ALL the amenities and security plus private use of a golfcart,private beach and a kitchen, not only can you save from going out, but you can RELAX and stay in! If you do the math and eat just a few meals in, you pay less here than at hotels. The golfcart alone costs $60 an hour in town! And you'll have it to use exclusively throughout your stay. Wake up to serenity, brew coffee(or whatever), eat a lil something lounging on the balcony without having to leave(like a hotel). Drive 10 minutes into Avalon, or Stay here at the private beach, pool, jacuzzi that make Hamilton Cove so Magical. Play tennis,mini golf,croquet,workout,swim, take a jacuzzi,snorkel or drive 5 minutes to super-classy Descanso Beach for kayaking, Stand-Up paddleboard, a massage..or..go to the restaurant/bar for outdoor live music(seasonal) and drinks on the beach!!! See, this vacation is truly what you make of it.From TOTAL relaxation to Full On Hikes,biking, and ALL watersports! Catalina( and Hamilton Cove especially) is so close, but feels miles from home. With your Host managing things, you'll not only have my personal cell, you'll also have my assistant's. Things happen and we are accessible to you. In fact, you are able to go straight to the villa(checkin time or earlier) without filling out oodles of paperwork in town first(like the management companies). And, we are flexible, when able, to allow for early checkin or late checkout( unlike them) Caution renting from Management companies. While we've kept our Rates reasonable, these companies' condo rates have Skyrocketed! And if they seem reasonable, watch out for Exorbitant HOST FEES. We charge what our maids get paid. Also, if there's a problem, you better hope it's during business hours, I got no returned call when I had an emergency over the weekend and was blamed for their cart's problem(on Monday) As hosts, We truly appreciate your booking and want you to have An Excellent Adventure!!! We do what it takes for that to happen. Loved that the quiet private community was a short distance away from crowds and parties when you were ready to call it a night. Rich was very communicative to ensure our arrival was smooth and instructions/tips were clear. Richard the host is top notch! Super accommodating and goes out of his way to provide a great stay. Nicely decorated, amazing view and you get to listen to the ocean as you fall asleep in the very comfortable bed. Already planning on another stay this year! Did not feel the furniture was clean to sit on. No sheets for the pull out were available. Inside cabinets were dirty with trash was left behind inside of them. Not sure if maid service is looking for that. AC only exists on a portable unit in the living room with no instructions on its use. Toilet feels it’s ready to fall off the wall. The home owner really should visit the property for a thorough walk through. ##### Jennifer V. We have stayed in Hamilton Cove years ago with friends. The place was nice, but really needs some TLC. It was clean but everything was out dated and needed some drywall repairs and paint. Richard was so nice to us that we got an early check in. We will do another trip with friends in the future. ##### Teresa T. The property was cozy and relaxing and all of the views were beautiful. It was fully stocked with everything we needed and the use of the golf cart was a huge bonus! We were able to sit on the balcony and watch the kids at the beach or playing sand volleyball. We unitized the heated pool, hot tub and gym. Having the golf cart as a part of the reservation was key! It is a very nice and secure complex with great amenities. Be aware that the condo is accessed by about two flights of stairs from the road above and three flights from below. There is a million dollar view from the balcony that we never got tired of. Watching the sunrise rise each morning was a treat. Rich, the property host, was friendly, attentive and accommodating. Communication was quick and clear. Generally the condo was comfortable, clean and well stocked. We were surprised that there was no bar soap provided. We planned to shop for some groceries so that was easy for us to rectify. There were some ants primarily in the kitchen and bathroom. We were cautious with our food and toiletries so they never caused a serious issue. We found the tile shower to be quite slippery but we countered that by putting a bath towel down to stand on. A rubber mat would be a nice addition. The dishwasher didn’t appear to have been working properly. I could see a lot of detergent residue inside and it had a funky smell when it was opened. There wasn’t any dishwasher detergent anyway so we just left it closed and hand washed the dishes we used. It wasn’t a big deal for us but could be for folks that plan to cook a lot. Bottom line, we would happily return to Hamilton Cove and Rich’s condo. ##### Michael L. I do expect a certain standard, when I pay a lot of money and the stay in this apartment failed to live up to normal expectations. Oh boy, does this owner know how to charge! $100 Extra to check in a few hours early. Extra to hire a crib for a baby, an extra $100 if you fail to fill up the golf cart tank. It took $6 in fuel, when we filled it up. Very abrupt text messages from owner when we asked a question. I expect a certain standard and do not expect ants to be all over the kitchen. Owner clearly knew about them as ant bait is in the laundry room. Cleaners were waiting outside the apartment 15 mins before check out time, clearly rushing us out.
