RULES: \*For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy. We also charge $150 for an unapproved late checkout. Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500. We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification. No parties or events. We only accept pets that are under 50 pounds and we'll just ask for a picture. Pet Fee is $225 (max of 2). This is a one-time, non-refundable fee as it causes a lot of extra cleaning for our crew, extra wear, and tear on the house and we have to shampoo the furniture as we have some guests who are allergic to pets. No pets on furniture, please! Also, please clean up your pet's feces or we will charge an additional $40 fee if uncleaned feces are found. Guests are welcome to enjoy the outdoor areas after 10:00 p.m.; however, we kindly ask that there be no amplified music, shouting, or loud partying. If this rule is not respected, we will have to enforce a no-noise policy outdoors after 10:00 p.m. for the remainder of your stay. The house is nice inside and the beds are comfortable. Amenities inside were sufficient and the kitchen and living area are open. The dock is nice and well kept, but the path to the dock needs some basic landscaping maintenance. Would probably find a different house for this money next time.This is a lake Austin issue and not the house, but the lake is great during the week. Peaceful and enjoyable to swim and kayak. But on Saturday and Sunday it’s a nightmare with surf boats coming close and creating 3-4’ wakes that slam the shore. Again, this is lake austin and nothing to do with the house. Stay during the week and you will enjoy the lake a lot more. ##### Tim L. The large windows and open floor plan made it easy to take in the scenery, whether we were relaxing in the living room or enjoying a meal at the dining table.One of the highlights of this rental is the incredible dock. It’s spacious, well-maintained, and perfect for everything from morning coffee by the water to sunset drinks. We loved having such easy access to the lake—whether for swimming, fishing, or launching a kayak, the setup couldn’t have been better.Inside, the home is beautifully designed with a layout that allows everyone to gather comfortably while still providing privacy when needed.
