Welcome to your *tiny* home away from home! Recently updated, farmhouse chic, this is an adorable 8’ x 20’ lofted tiny home on wheels with its own outdoor deck. Set in a peaceful shared backyard with small in-ground pool. All the amenities you might need are available in this cozy space- including full kitchen/bath, mini split A/C/heat, Roku TV with Netflix/HBO Max, fast mesh network Wifi. Come experience tiny home living just a 15-20min drive away from the hippest parts of town.

The space

Tiny home on wheels, about 160sq ft with loft, outfitted in clean farmhouse chic style. This is a true towable tiny home that has been on the road, but is now parked here in Austin. :)
🏡Though it is a tiny space, it has all the amenities you might need including full kitchen/bath, full size lofted bed, futon sofa in living area, and additional loft storage space. Best for one person or couple/2ppl who don’t mind sharing close quarters.
🌳Set in a backyard with large pecan trees and small in-ground pool shared with other tenants (residing in 3 separate units on the property-front house, back pool house, and bus next to the pool) who are friendly and mindful of your privacy.
💕Renovated with a lot of love and positive intention to welcome guests who will treat the space like home.

⚠Please note: Stairs to the loft space are somewhat steep, tall and narrow (each step is about 21 inches wide and 14 inches tall). The loft space has a low ceiling, tall enough to crawl/sit up in but not stand. Guests must exercise caution and be in adequate physical shape knowing the conditions of the home.
đŸ”șOven is not available for prolonged baking as it is run on limited propane (toaster oven also available).

🌊Pool is open year round and shared, guests are more than welcome to use/enjoy it! It is a small in-ground pool that is around/a little over 5 feet deep at it’s deepest.

Guest access
Guests are welcome to enjoy the shared backyard- common sitting areas, hammock, fire pit, pool, and to use the shared laundry room (on request, max 1-2 loads per week).

Other things to note
There is a sweet, friendly, quiet couple who live in their converted schoolbus on the property. They have a medium-sized dog and two cats in the bus with them. Dog is friendly to adults but can be aggressive towards small children unfortunately. There is also a pool casita on the property and front main house where host lives with small friendly dog. Animals are mostly indoors but may be let out into the yard on occasion, supervised.

Please respect my tiny home and treat it with care!

-Please consider removing shoes upon entering the tiny house.
-House is on septic, so guests must be mindful of what is flushed/put down the drains (only toilet paper and human waste down the toilet, no wipes/tampons, no food/coffee grinds down the kitchen drain).
-No smoking/420 allowed.
-No undisclosed extra guests or pets allowed.
-No loud late parties, quiet time after 11pm to be considerate to other guests/our neighbors.

Notice of Non-Liability:
The tiny home on wheels is a unique space that has some conditions that are transparently described in the listing: steep, narrow staircase with tall steps, low ceiling loft space. It is set in the backyard of a home that has some areas of uneven ground. Guest acknowledges these conditions and that use of the tiny home is at their own risk.

The tiny home on wheels has an additional amenity of usage of a small in-ground pool that is on the property. The pool is unfenced/ungated, there is no lifeguard on duty, and there are no handrails to steps in the pool. Guest acknowledges these conditions and that use of the pool is at their own risk.

Guest agrees to indemnify Owner and Owner’s Agent and save Owner and Owner’s Agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury, illness, and/or damage to the property arising from or out of any occurrence in, upon, or about the premises, occasioned by an act or omission by Owner, Owner’s Agent, Guest or other occupants.

OWNER and OWNER’S AGENT SHALL HAVE NO LIABILITY FOR DAMAGES OR INJURY to Guest or Guests: It is expressly understood and agreed that Owner and Owner’s Agent will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises, both inside and outside of the house, whether on the property or elsewhere.

THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF GUEST OR PARENTS, OR CARETAKERS OF ANY CHILDREN ON THE PREMISES, including but not limited to decks, loft area, pool and any and all other activities on the premises. Guest specifically accepts ALL liability for use of pool on the property and understands that Owner and Owner’s Agent shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of said pool. Guest accepts said liability by voluntary use of said pool.


Guest acknowledges that they have reviewed, understand, and agree to these terms as a condition of rental of this property.
