The Space:

The spa-inspired bathroom offers a walk-in shower, double sinks, and a luxurious soaking tub set beside a two-sided fireplace for a truly relaxing experience. A washer and dryer are conveniently located in the bathroom, making mid-stay refreshes effortless. Central air-conditioning keeps the space cool and comfortable.



Step directly from the bedroom onto your spacious private deck, complete with lounge chairs, an outdoor shower, and a propane barbeque grill. Whether you're cooking under the stars or simply soaking up the fresh air, this outdoor oasis is perfect for relaxing and reconnecting.

Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



HOUSE RULES:

- Occupancy [ 4 ]

- The primary guest must be at least 25 years old and present for the entire reservation.

- No pets are allowed at this vacation rental.

- Smoking is not allowed in the premises.

- Minimum smoking fee: $200. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Free parking is available across the street in the unpaved lot on a first-come, first-served basis.

- A period of quiet hours spans from 10 pm to 7 am.

- No parties are allowed.

- Streaming is available using your own accounts.

- Unauthorized events or parties are not allowed.

- Fireworks are not allowed.

- The stairs leading to the loft is steep. Kindly observe safety and monitor children at all times.

- If any furniture is moved, please place it back in the original space where it was found.

- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $100 replacement fee per key.

- Additional fees may be incurred if personal items are left behind.

- Please note that all pool and water attractions, food & beverage areas and The Lodge are currently closed.

- Drought conditions may affect Lake Travis, water levels may be lower than shown in listing photos. Refunds or cancellations cannot be offered based on water levels.

- Common areas at The Reserve at Lake Travis are not managed by FCM Homes.



HVAC Rules:

Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



Trash Instructions:

For trash disposal, please follow the signs in the area that leads to the Vending. We try our best to recycle! Please, no plastic bags in the recycling bins.



As you may know Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. We take proactive measures to manage this but if you are experiencing issues please feel free to use the bug spray underneath the sink.
