Palm Court is the ideal retreat that will welcome you to the Atlantic City Beach lifestyle! It is perfectly located where just a leisurely stroll will lead you to the amazing and famous Boardwalk, Beach and Casinos, all while being paired with the comfort of staying in a place that is fun and cozy. This spacious 2 bedroom, 2 bathroom unit is new, beautifully designed with striking aesthetics, artistic and immaculate! We warmly invite you to experience a great stay at Palm Court Atlantic City!  
  
With an abundance of natural light, an outside balcony, and wonderful amenities, enjoy this space with all the comforts and convenience to make for a perfect stay. A blend of fun and serene style will greet you as you step inside.  
  
LIVING AREA:  
\-The unit has a spacious living area with a dining table, cozy sectional couch, a smart TV with streaming apps for your viewing pleasure (No cable, just streaming apps), and board games to provide fun and entertainment.  
  
ARTIST FEATURE:  
Enjoy the cozy, artistic and well designed living area. A beautiful, vibrant jungle inspired mural adorns the main wall in the living room. Custom designed and hand painted by a very talented local artist, Heather Deegan Hires of HeatherArtz.  
  
KITCHEN:  
\-The kitchen is beautiful with granite countertops, ample cabinets, new stainless steel appliances and all the features you will need to prepare meals.  
  
SLEEPING ARRANGEMENTS:  
\-The 2nd floor has 2 spacious and stylish ensuite bedrooms which comfortably sleep up to 6 guests.  
\-Each bedroom is tastefully designed and includes wall mounted smart TV’s and cozy bed linens.  
  
BEDROOM 1: 1 King Sized bed, dresser, 2 roomy closets and a full bath with a tub.  
BEDROOM 2: 2 Queen Sized beds, a desk, a closet and a full bath with a stand-up shower.  
  
BALCONY:  
The sliding glass door opens to an outdoor balcony with seating.  
  
LOCATION:  
The unit is in a complex on a beach block directly across from Ocean Resort and Casino and next to The Showboat Hotel. Take a lovely, quick stroll to the boardwalk and beach.  
  
ADDITIONAL NOTES:  
\-Please note that like many areas of the city, the complex parking lot has the possibility of puddling or flooding when it rains. This factor is out of our control and we suggest parking at Ocean Casino across the street in the event that it becomes problematic.  
\-The unit has central air, but being it is a 2 floor unit with 2 levels, at times the power of air conditioning may compete with heat rising.  
\-Please excuse the complex's appearance- it is under new management and the HOA is currently doing renovations and landscaping to maintenance the building and grounds.  
  
ACCESS & ENTRY:  
\-Guests will have access the entire 2 level unit and the outdoor balcony.  
\-There are exterior stairs to enter the unit, and a set of interior stairs in the unit to the 2nd floor bedrooms and the bathrooms.  
\-We ask that you please respect the home and the neighbors.  
\-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!  
  
PARKING:  
\-There is ONE designated parking space for guests to use.  
\-We will release more information regarding parking with your check-in message.  
\-Your car WILL be towed if it is not parked in the proper spot, so please be respectful of other's parking spaces.  
\-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.  
\-We are not responsible for guest's vehicles.  
\-For any additional cars, we suggest utilizing self parking garage at Ocean Casino which is right across the street.  
  
MAIL:  
\-We will not have access to the mailbox, so we advise to either not ship items there or to add "leave at door" to your delivery instructions.  
\-We are not responsible for any items shipped to the property.  
  
ENVIRONMENTAL NOTES:  
\-Property located in a city environment; potential for noise from cars or foot traffic.  
  
SECURITY:  
\-The home is protected by exterior ring camera security.  
  
HONESTY and EXPECTATIONS:  
At "Palm Court", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.  
  
CLEANING:  
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.  
  
HOUSEHOLD ITEMS:  
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.  
  
AMENITIES:  
\-WiFi included; exterior ring camera security for added safety.  
\-Linens, towels, and basic amenities provided.  
\-Guests must purchase their own amenities when stock runs out.  
\-No laundry detergent is provided.

\-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.

BOOKING and GUESTS  
Must be 21+ to book. The booking guest must check in and stay the entire duration.  
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.  
RESPECT FOR NEIGHBORS and NOISE  
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.  
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).  
CHECK-OUT and CLEANLINESS  
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.  
Keep the property clean. No glitter, confetti, or tape on walls.  
Additional cleaning fees apply for damages, excessive mess, or soiled items.  
SMOKING, FIRE SAFETY and PROPERTY CARE  
No smoking or drugs indoors. A $250 fee applies for violations.  
No open flames, candles, or wax.  
Only flush toilet paper—no wipes, paper towels, or other materials.  
SECURITY and RESPONSIBILITY  
Lock doors and windows when leaving.  
Missing or damaged items will be charged:  
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20  
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.

#### Nice stay but smelled of cigarette smoke.

We had a nice stay at the Palm Court. The location was perfect for us since we were seeing a show at Oceans. The property was clean and as pictured. The owners were very quick with responses to any questions. The two negatives. The first and it's unfortunate because it's out of the control of the owners was there was a very strong smell of cigarette smoke coming from the vents/neighbors. It was constant and at times so strong to the point where you felt like a cigarette was being smoked in the same room. The second is the heating system. We visited in the winter and the main floor was freezing and the bedrooms were ridiculously hot! No matter what we did the heat never regulated. If these two things wouldn't bother you and you want to be close but not stay in a casino Palm Court is a good option.

Unit is easy access to the boardwalk. Lots and lots of walking, we decided to take the car - every casino cost 15$ to park - wished they had a universal pass Unit was extremely clean, host contacted us when asked. The area of the condo was clean.

#### Wonderful !!!

Stayed here for 10 days with my family!! It was a real 5 star experience. Beautiful place , clean , all the amenities you will need , comfortable, cozy , central air . Excellent location ,very secure and quiet . Most of all, you will not find a better host . Very respectful, polite and attentive to your needs. 5 star experience. If I ever come back to Atlantic city , only place I am staying is here .

#### Great place to stay!

We would highly recommend this place! Spacious and clean. 1 block from the boardwalks and casinos. Nice deck and new, clean appliances. We really enjoyed our stay and would seek to rent again if coming down to Atlantic City!

#### Clean, comfortable stay

I needed a place to stay for a business trip and found this location. The communication with the owners was fantastic, making the booking process very easy and expeditious. The apartment has an accomodating decor, designed to look like a tropical bungalow. The furnishings are comfortable and attractive, the apartment is clean, and it is clearly well-managed. The photos clearly depict what you can expect.
