Cocoonr/Book&Pay agency offers this charming, fully air-conditioned 66 m2 duplex flat on Cap d'Agde's popular fishermen's island boasts a large, fully-equipped kitchen opening onto the living room and three bedrooms for the ultimate comfort of 6 people. Located on the ground floor, the flat has an east-facing terrace and its own entrance. The flat is part of a secure residence. We're waiting for you!  
  
The accommodation comprises  
Ground floor:  
\- Living room with sofa, armchairs, 4K TV and dining area  
\- Open-plan fitted kitchen with electric kettle, oven, microwave, toaster, dishwasher, hob, etc.  
\- Separate WC  
  
First floor:  
\- Bedroom 1: twin beds (90×190 each), writing desk  
\- Bedroom 2: double bed (140x190), small desk area  
\- Bedroom 3: two pull-out beds (90x200 and 90×190)  
\- Bathroom with shower  
\- Separate WC  
  
The apartment is fully equipped for all-season comfort: electric griddle, washing machine, fibre-optic Wi-Fi, iron and ironing board, reversible air conditioning in the living room and in each bedroom for added comfort...  
  
Ideal for teleworking, this flat has desks in 2 of the 3 bedrooms, as well as a large work surface next to the kitchen bar so that several people can work side-by-side.  
  
Tastefully decorated by an interior designer, this flat is perfect all year round, for large families, teleworkers on the move, holidays with friends...  
  
Outside:  
\- A 6 m² ground-level terrace with an arbour and garden furniture (a table and six chairs) to enjoy the fine weather  
  
Communal area:  
\- A large shared swimming pool (not heated), open from 1 June to 30 September (dates non-contractual and subject to weather conditions). Access to the pool is secured by badge. the pool does not have lifeguards.  
  
Location:  
The flat is ideally located on Fisherman's Island, a 10-minute walk from the nearest beach.  
You can also walk to  
\- To the Cap d'Agde port centre, a very lively place in summer, while staying in a very quiet area.  
\- To the old port, with its many restaurants  
\- the Place de la Grande Conque, France's only volcanic beach  
\- In the Môle district, the old centre of Cap d'Agde with plenty of entertainment  
\- On the cliffs of Cap d'Agde  
\- In the many local shops  
\- On the famous "allée de la flânerie" (pedestrian street)  
In season, you can take the "coche d'eau" (a small bus with a stop right next to the residence) to the other side of the Cap, to the Richelieu beaches during the day, and to the Ile des Loisirs in the evening...  
  
Transport :  
\- If you choose to come by car, you will find free and paid parking close to the residence.  
\- Buses serve Agde and Cap d'Agde (Agde station, hypermarket, etc.).  
\- If you are arriving by train, the nearest station is Agde station, about 20 minutes away by car and accessible by bus.  
\- The nearest airports are Béziers and Montpellier. You can then take the train and bus to complete your journey.  
\- There is also a bike hire shop on the island.

\- Bed linen and towels are not included and can be provided on request, at an additional cost (hire and payment to be made with our partner on site). The prices given are for information only and are subject to change by our partner.
