This beautiful stone villa was originally built in 1880, and had been restaured for several years before it was finally finished in 2014\. It is situated on 1800 m2 of grounds that include another small stone house with fun and recreation facilities, beautiful lawn, outside barbicue area, swimming pool, orchard and parking area for up to seven cars. To the road side property is surrounded by 2.3 m wall which ensures complete privacy for the guests. There is also a beautiful view of the fields and surrounding hills both from the house and garden. The 50 m2 swimming pool, the depth of which varies from 1.4m-2.0m, is equipped with eco cleaning system based on salt rather than on chlorine so it is highly recommended for persons sensitive to chlorine. The house consists of three levels. Ground floor consists of entrance area and one bedrom with two single beds and adjoining bathroom. There is also a spacious roofed stone paved terrace. On the first floor there is a lovely kitchen with all the neccessary modern kitchen appliances, dinnig area, bathroom and loundry area as well as spacious living room that features original stone walls and wooden beames on the high ceiling. From the kitchen and dining area you can exit on a big terrace with patio furniture. On the second floor there are four bedrooms and a spacious bathroom wich features both shower and a bathtub. ITotal accommodation capacity of the house is 8+2+2\. There are three air conditioners, satelite TV and free wi-fi in the house. There is a possibility for many interesting recreational activities in the area such as horseback riding, canoeing, buggy cars rental, bicycle rental etc. Beautiful countryside offers many possibilities for long walks or picnics. You can also visit beautiful Blue and Red lakes, Nature Park Biokovo, Medjugorje Shrine (50 km),several eco-villages that offer the taste of local cuisine or just go hiking in the nearby hills. The nearby tunnel Saint Ilija which runs through the heart of the mountain Biokovo takes you straight to some of the most beautiful beaches on the Adriatic coast that are only 20 min away. The city of Makarska is one of the most famous tourist destinations on the Croatian coast, attractive for its nature and good climate and a very popular tourist destination. There is a ferry line which runs a few times a day from Makarska to the island of Brač. From the house by car you arrive to Split in an hour, Dubrovnik in 2 hours and Trogir in 1 hour and 15 minutes. Split is also a very a popular tourist destination becuase of its numerous historical sights as is the town of Trogir. The price includes final cleaning, towels, bed linen, electricity, water and tourist tax so there is no extra hidden costs. The nearest mini-market is 300m away and there are 3 in the village as well as three restaurants and the nearest super-market is 5 km away. During your holidays we are available 24 hours a day for any help or assistance needed.The owners of the house are english speaking. Nous y avons séjourné à 10 personnes durant 15 jours et nous n'avions vraiment pas envie de repartir. La maison est située à la campagne au calme mais proche en voiture de imotski où vous pourrez facilement faire vos courses. Pour la première plage, en pleine saison comptez 40 minutes en voiture. Un peu plus pour Makarska. La maison dispose de 5 chambres à coucher dont 3 climatisées. 3 salles de bains. Une grande cuisine très bien équipée. Un grand salon. Deux terrasses dont une au rez de chaussée, près de la superbe piscine et du barbecue. Nous aurions aimé avoir un deuxième frigo en bas pour éviter les escaliers Nous avons bien profité aussi de la salle de jeux ( ping-pong, babyfoot, fléchettes) Et que dire de Marijana et son époux ? Ils sont aux petits soins avec leurs invités, toujours disponibles et prêts à aider sans être envahissants. Ils sont réactifs en cas de problème et toujours souriants. In der mittleren Etage ein riesiges Wohnzimmer, eine große, voll ausgestattete Küche mit langem Esstisch und außergewöhnlich umfangreicher Ausstattung – es war nahezu jedes Küchenutensil vorhanden, das man sich nur wünschen kann. Dazu ein weiteres Bad und ein Hauswirtschaftsraum mit Gefrierschrank und Waschmaschine. Von der Küche gelangt man auf die herrliche Terrasse mit Lounge-Möbeln, Schatten durch einen Nussbaum und Blick auf Grundstück und Pool.Oben befinden sich vier weitere Schlafzimmer: Zwei mit Doppelbett und Klimaanlage (eines davon mit Balkon), ein Zimmer mit Doppelstockbett (ebenfalls mit Balkon) sowie ein weiteres mit zwei Einzelbetten. Dazu gibt es ein großes Bad.Der Außenbereich ist ebenso liebevoll gestaltet: Sitzbereich mit großer Tafel, Grillstelle, gepflegter Pool mit Liegen, Sonnenschirmen und viel Privatsphäre – umgeben von Natur und ohne direkte Einblicke. In einem Nebengebäude gibt es zusätzlich eine Tischtennisplatte, eine Dartscheibe und einen Boxsack – ein Highlight vor allem für die Kinder. It's also highly recommended for babies/toddlers as the steps area leading into the pool is like a mini-pool suitable for non-swimming children.Location wise, there are some nice small places to get food and drink in Zmijavci but there are some more up market places nearby in Imotski.Marijana as a host was incredible helpful and accommodating, buying us groceries for the first couple of days as we arrived late on Saturday and Sunday was a public holiday. She even provided us with a screwdriver set when we were trying to put batteries into one of the kids toys! She was very quick to respond to any query I sent to her.Overall, this is the perfect villa for a Croatian get away, we hardly left the villa other than to eat because we enjoyed it so much. Séjour de 7 nuits en juin 2025 ### 10/10 – Excellent #### David S. 23 août 2023 Points forts : Propreté #### Beautiful villa in Zmijavci The pictures do not do the villa justice, the private grounds and gardens are beautiful surrounding a large swimming pool which has lighting around the garden and mood changing pool lighting which made evening swimming a must. Inside the villa is roomy with lots of charming character and well equipped with everything we needed, there is also a hidden snug below the garage which was cool and comfortable and a great escape. 2 of the bedrooms had air conditioning which was much needed as the weather was late 30s. The other bedrooms all had fans. The hosts were wonderful and friendly and nothing was too much trouble for them and only a call away if we needed anything. They provided lots of local information and places of interest that helped us on our stay, with added bonus of homemade wine and beers left in the fridge on our arrival. The hosts even provided some pool inflatables which meant the kids could jump straight in and enjoy the pool shortly after we arrived. The villa definitely had the wow factor and made our wonderful memories for our family. We chose the villa as it was located between Split and Dubrovnik with easy access to Imotski which had good local amenities and the Blue Lake. Highly recommend this villa and hosts. ##### David S. Bathrooms on every level.A games room with table tennis and fussball! A trampolines! You need a car to stay here and there's plenty of on-site parking. Two nearby supermarkets (ten-minute drive) are Lidl (the same as you'd find anywhere) and the Konzum (much better, and with everything you'll need). A good base for exploring and relaxing. We shared it between two families of four. There was ample space for everyone to spread out and plenty of sleeping spaces for everyone. The setting was very quiet, and we loved having access to the pool. But we also used the ping pong and foosball tables a lot. Marijana had some excellent recommendations for local restaurants and a few activities. Everything about the place was great, and the couple of times we needed something, the hosts were extremely responsive. Communication was excellent at all times. And the kitchen was really well stocked -- we had no problem preparing and eating several meals here (and we loved using the barbecue as well). It was very hot at times during our stay and we could have done with air conditioning in the main living area at times, however I think more air con could be going in as wiring was in place for it. Take some insect repellent as come evening the mosquitoes really get going. There is a small shop within walking distance, but you do really need to get in the car to eat out and parking can sometimes be tricky to find in busy tourist spots. We had four teenagers with us and they loved the villa and we spent a couple of days in Omis doing the amazing zip wiring and the white water rafting which kept them happy. We also visited the Blue lake twice as it is only 10 mins away and was a fantastic experience climbing down and swimming in the lake. Croatia is a beautiful country with an amazing coastline, and this villa is a fabulous base to explore from. ##### Debbie A. It was finished to a very high standard. There was plenty of space for all as we were two families and the garden was beautiful we were concerned before we arrived that the pool may not be big enough but we were wrong it was huge!!! There is also a games room in the garden for the children with table tennis a football table and darts ... It was perfect and so safe as the gates at the front of the property closed therefore it kept the children fully enclosed and they had an absolute ball!!!! Which meant we did too. The communication from booking the holiday to the end with Marianna and Maldeln was fantastic .our every need was met and they were a permanent point of contact if we ever needed them they never encroached on our need for privacy but were always there for anything we required. They recommended restaurants activities and beaches for us to visit and we were never disappointed they even went the length of cooking us a homemade Croatian meal one evening which was spectacular !!!! one evening we had a takeaway which arrived plated up with cutlery in a basket and after we had finished the takeaway we didn't even need to wash a plate as we put the basket outside the villa gates and it was collected and everything washed for us what another lovely luxury to have on a lovely holiday. Every morning a little bakery van arrived and beeped outside the villa gates at 9:30 a.m. with an array of fresh pastries and bread this was fantastic and the children absolutely love this. The beaches were sensational the water so clear and clean and so, perfect for the children Cabana Beach which is just before makarska was excellent and we would highly recommend it ...the restaurants were lovely and it was a lot quieter than other beaches. We had the best holiday and this was mainly due to Marijana and Maldeln going above and beyond to make our stay so special .Thankyou guys!!!! We will be back!!! ##### Lucy P. We had a great time at Villa Marijana! From initial communications all the way to our final goodbyes, Marijana and Mladen have been the greatest of hosts with an excellent eye for detail and welcoming touches. We were greeted with plates of local meat and olives and cold drinks in the fridge, fresh figs and tomatoes from the garden! This villa is the prefect place to base yourself for your Croatian holiday. We visited Mostar, beaches, a local football match, national parks, went rafting, walking and had a day on a speed boat as well as relaxed by the pool! Marijana and Mladen made everything easy and accessible for us to have a the perfect holiday. The village is lovely and everything you need is in easy reach. The kids loved the pool, large garden and the games room and the adults loved the terrace, the kitchen, BBQ, shower rooms and wonderful views.
