We don't like doing it, but to maintain our owners' rental permits, sometimes it's necessary. The vast majority of our guests have no issue, but every once in a while, we do get a rowdy group. We do our best to communicate with you long before it leads to an eviction so please have your booking cell phone on you during your stay. Strictly no hot tub use after 10 pm \- only if applicable inside 9pm - 8 am is the county's quiet time for all rentals. Trash goes into the bear box only and is not to be left outside. We cannot accommodate extra guests or host parties. 4 Cars ONLY, No extra cars, no parking on the street OR on the dirt. No smoking on the premises and especially no flicking cigarette butts. No open flame fires, fireworks, bonfires, etc - due to high fire risk. No yelling, blasting music, fighting, or other loud noises that could disturb the neighbors. No, the pool is not heated; it is about 70 to 75°F year-round. It can not be heated. The hot tub is 102°F. This house has an exceptional wastewater plumbing setup. If you and your guests are responsible for the overflow, we will charge you for the resulting plumbing costs. ONLY Tolit paper should be flushed. Garbage disposals are NOT FOR FOOD. Most of the children were ages 5-10 and they thoroughly enjoyed everything about the property, it was perfect for them and the adults. We were also travelling with my 18 month old which was a bit more challenging with the many staircases and nice finishes on everything but to be completely honest, it’s difficult going or staying anywhere with children that age! The kitchen was well equipped with appliances and equipment we needed to cook every meal. There was plenty of paper towels, cleaning supplies and storage space for food and drinks. The indoor grill was so much fun to cook on and there was plenty of seating in the kitchen area for everyone. They even had a highchair, which was amazing. Having glassware and decanters for wine was also greatly appreciated, as we brought some special bottles to enjoy.The views were SPECTACULAR and by far my favorite part of staying at this property was enjoying them in every room with the big picture windows. We were able to relax indoors while enjoying the naturalBeauty of Lake Tahoe.The bed in the primary bedroom was extremely comfortable and soft, and the soaking tub and fireplace in this suite made it a luxurious escape. There was also ample space to store everything out of the way. We loved the rec room and the pool and spa. There was so much to do inside the house that we actually found it difficult to leave and explore the area. Would definitely recommenD! ##### Emily T.
