Set along the banks of the Fox River, the private 2-acre estate has direct access to the water and inside every corner of the residence has been expertly designed to provide guests with a remarkable stay. Enter the three-story residence on the first floor where the social spaces impress with easy flow between rooms. You\`ll love the expansive open floor plan with a light-filled living room graced by huge windows overlooking the Fox River and a stacked-stone two-sided fireplace that welcomes you on cool evenings. The perfectly appointed kitchen is a cook\`s dream, with a large island that seats 4 and additional seating for 8 at the eat-in table. Ample counter space, a gas range with pot filler, plus a comprehensive housewares package make cooking a pleasure. The adjacent dining room seats 6 in an elegant, formal setting. There are 2 bedrooms and 1.5 bathrooms conveniently located on this level as well, including the residence’s primary suite with a private balcony overlooking the river. This bedroom includes a king-size bed and gorgeous bath with a soaker tub, double vanity, and impressive walk-in shower with granite bench, 2 rain shower heads and a sprayer. It\`s $300 per pet per stay to bring them along. For the safety and security of our guests and the neighborhood, there are external security cameras in the following locations on this home: 1\. Front Door 2\. Garage 3\. Upper Deck 4\. Lower Deck These cameras record exterior areas only and hold the information for 30 days. Footage is only reviewed in the event of a break-in or any potential house rules violation. There are no cameras anywhere inside the home. We have exterior cameras at the front door, garage, back yard, and lower deck (there are NO cameras inside the home). The base rate covers the first 7 people. Each additional person is just $30 per person/per day. This is applied to anyone age 3 and over (kids 2 and under are free). The fee is applied to anyone that comes to the property (not just those staying the night). The extra person fee covers additional wear and tear to the property and amenities, additional professional cleaning/disinfecting, increased use of the internal plumbing, electricity, and other utilities, etc. Want to bring a pet? No problem, it\`s just $300 per pet per stay. We may be able to host events depending on the type of event, number of people and number of cars. Check with the host for details. The typical cost is $30 per person and must be approved by host. No smoking inside the house or garage. Evidence of smoking inside will result in a $1000 fine. Other general rules: 1\. Respect our neighbor’s property and do not trespass into their yards or driveways. 2\. Keep the noise outside to a reasonable level at all times. 3\. Quiet hours outside begin at 9:30 pm. 4\. Any outside amplified music must be preapproved by host. 5\. Cars should be parked in the garage or on the driveway. Absolutely no street parking permitted. 6\. Fireworks are prohibited on the property. 7\. Neighbors are aware that guests often stay at this home. Please treat them with respect and courtesy as you would the people in your neighborhood. 8\. Please lock all doors and windows 9\. We are not responsible or liable for any accidents, injuries or illnesses that occur while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay. 10\. No off-road vehicles are allowed on the premises. 11\. Refund Policy: 100% refund up to 30 days before arrival, 50% refund up to 14 days before arrival. 12\. Please place any moved furniture back in its original position. A $100 fee will apply if all items are not properly reset before checkout. 14\. Cancelled reservations will be charged 3% to cover credit card processing fees. 16\. Pets are NOT allowed in the hot tub. 17\. You must be at least 25 years old to rent this home. 18\. You will be charged an additional $500 for neighbor complaints. 19\. You will be charged an additional $500 if security is dispatched to the property. 20\. You will be charged an additional $1,000 if the police is called to the property and you will likely have to vacate the property immediately without a refund. 21\. You will be charged a penalty of $500 plus $60/person for everyone on the property that was not included on your reservation count to be on the property. 22\. The bed linens seemed chosen specifically for each room. The views were especially delightful, day and night. We were lucky to have a 3/4 moon over the Fox River, a fire in the fire pit, and morning coffee on the deck. I would recommend this home for any event. I think the group consensus is we plan to book this place each year for our celebration. Hosts were very helpful and quick. View was great. We all traveled from Massachusetts. Location was close to family and wedding in IL. The house was great! Communication was fantastic and house was exactly as stated. Plenty of room in this spacious house. Downstairs was like another apartment. The yard was well landscaped and we used the firepit in the evenings. Fireflies highlighted the evening sky. Plenty of room for 15 of us, even in the kitchen space (though we could not all be seated). Excellent communication from the property manager and flexibility to meet our desire for a little extra time on each end of the rental. A little difficult to balance the 1st and 2nd floor cooling, which is on a single thermostat, but lots of good fans helped. Only complaint was the well water. ##### Michael L. We had just spent the weekend together in the city and were looking forward to a couple days where we could just hang out and catch up. This property was the perfect location. We entered the property and the first this week noticed was the spectacular view of the Fox River. As we walked through we were delighted by how immaculate the house was. The kitchen was fully stocked with every appliance and utensil we might need. There is also plenty of room for everyone to hangout as meals are prepared and eaten. The beds were comfortable and there were plenty of full bathrooms. The outside areas did not disappoint! The multilevel decks allowed us to be together and to spread out. The fire pit was nice as well. Bring a pole to dish off the dock. The only thing that might have been nice to have would have been some kayaks, but I don’t know if we would have used them. We got a lot of use from the hot tub and had no problems with it. Unlike some rental properties, there were no crazy rules posted around the house. All expectations were provided up front and none were odd or asking too much. Everyone raved about how perfect the utensil was all weekend. I would definitely rebook if the opportunity arises. Limit is 5⭐️ but I’ll give them 10. ##### Kathy M.
