This home sits directly on the ocean front with magnificent views from the house and wrap-around porch. Enjoy relaxing to the views and sounds of the ocean with the surf crashing on the rocks below. Enjoy fishing right in front of the house or treat yourself to a glass of wine while watching the moon rise above the Atlantic Ocean from your private porch. Incredible views! Incredible sounds! This great property was tastefully remodeled, including new high-end stainless appliances, new heating and air conditioning, all new furnishings and fixtures, the latest technology, and many other luxury/comfort updates throughout the home to ensure a wonderful stay in a classic Maine beach house. The first floor includes a bright living room, open to the dining room, full equipped Kitchen, laundry and a full bathroom. The second floor includes 4 bedrooms and a full bathroom. The third floor offers a small lofted sitting area with daybed, and an additional bedroom. This home is situated in a great location with private ocean views out the back door, yet close to everything. There are four beaches nearby. Walk to Short Sands in about 12 minutes and enjoy restaurants, shops, and the beach, all nearby. Located on The Nubble, the lighthouse is also a short walk from this home. Close enough for all the conveniences, yet still a private and relaxing location to enjoy! We have a local property manager, who will be nearby during your stay. This home is situated in a great location- private ocean views out the back door, yet close to everything. Walk to Short Sands in about 10 minutes and enjoy restaurants, shops, and the beach, all nearby. Located on The Nubble, the lighthouse is also a short walk from this home. Close enough for all the conveniences, yet still a private and relaxing location! Parking can be tight in the beach area. This property has parking for 4 vehicles. There is a 10-15 minute walk to get to beaches, town, etc. Please note: Rental charges include the room rate, cleaning fee, linen service fee, Maine lodging tax, and any misc. service fees. Optional early check-in, or late check-out may be added to your reservation upon arrangement. Please email us for fees and availability (not available during peak season and subject to approval from our cleaning service). We understand that pets are family too. We are pet friendly upon arrangement. A charge will be applied to your rental, should you arrange to bring pets. Please contact us after booking to make pet arrangements. Please be mindful of noise as York does have ordinances in place for noise (IMPORTANT). Violation of any of the policies, included in this document, may result in the cancellation of the booking and removal of guests. Renter(s) and/or their guests shall not disturb, annoy or endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, or violate any law or ordinance, nor commit waste or nuisance on or about the premises. Renter(s) is responsible for all damage or breakage and/or loss to the premises beyond normal wear and tear. You are responsible for reporting any damage, prior to checking out. No more than the stated number of persons shall occupy the premises. If you intend to have guests during the day, there can only be the maximum number of people stated in your contract (including renter and daytime guests of renter). Overnight guests are not allowed unless approved and payment is made in advance. Please follow the provided parking plan for vehicles. No parties or events are allowed at the property due to local noise ordinances. Please do not sit on or hang items off the railings of the property. Please do not lean over the railings or push on screens. The maximum capacity for the deck is a total of 12-15 people. Please do not walk on any of the roof areas. No barbequing on the porch (covered roof area). Please clean and cover the grill after use (salt water will quickly damage the grill). Be sure to turn gas off as well. Due to winds, weather, and the close proximity of other homes, etc., please no fireworks. Climbing on the Rocks is at your own risk. Please use caution. We kindly remind you that this is a no smoking property. The fireplace is operated by the remote labeled “Fireplace”. This has a simple On/Off operation for use. Important: Please be sure to turn off the fireplace when leaving the home. We ask that you please be mindful of energy conservation when using the Air Conditioning. If windows and doors will be left open, please turn off the AC during that time to avoid potentially freezing up the HVAC system. Soiled dishes are to be placed (and run) in the dishwasher, or washed by hand if preferred, prior to departing. Please do not place wooden handled utensils in the dishwasher. Please bring beach towels. We do not permit towels or linens to be taken from the house. Before the first guest arrives, we go to great lengths to have our home and all of its contents, including the kitchen, organized and in working order. If the first guest of the season moves items around, and then the next guest, and so forth, by the time the final guest arrives, the house is upside down. If you need to relocate items for whatever reason, please put them back into place before leaving. Furniture should not be moved. This property is directly on the ocean. Winds can be unpredictable so please always close, latch and lock doors when not in use. Windows should be closed fully when not in use to prevent possible water/moisture damage. Security cameras are in use on the exterior of the property. There are no cameras in use in Tenant/Renter areas. The house is equipped with Moen Flo temperature and humidity sensors, as well as Nest temperature sensors for the thermostat. The Renter(s) agree to allow the owner, or their representative, upon notice, to enter and view the premises, both inside and outside, to (a) inspect the premises and to (b) make repairs thereto, if deemed necessary by the Owner or their representative. The areas marked for owner storage, and not part of this rental, include Basement storage areas, locked closet area, and locked bench storage. If you should run out of propane during your stay, please let the Property Manager know so it can be replenished for you. Renter(s) will leave the premises in a clean and sanitary condition at all times, and upon exit. Coastal storms can be unpredictable on the Nubble. Should there be a high wind/rain storm event during your stay, please make sure all windows and doors are closed and locked to help avoid any possible water getting indoors. Homes are designed for water to come from above and shed off the house, however with some storms, depending on the winds, water can find its way inside. We simply ask that you keep an eye on this and if anything needs attention, just reach out to Paula. It’s one of the downsides to being this close to the ocean, but still well worth it. WINTER SEASON GUESTS- Cold temperatures and coastal winds can make it difficult for the houses to keep up with heating demands during extreme weather days. We recommend you set the heat, a couple degrees above your desired temperature and leave it set at that setting during your stay. We find that dropping the temperature when not home, overnight, etc., can take too long to catch up. We do have supplemental heaters available, however do not leave those running unattended for safety reasons. Also, always be sure to close, latch and lock all doors and windows when not in use (including any surface locks on French doors along with storm windows and storm doors). Again, winter winds have an amazing ability to push doors open or bring snow/wind/rain indoors on the ocean. Additional space heaters are provided at the property, if desired. Should snow occur, a hired crew will handle snow removal. In addition, a shovel has been left for your use, and ice buckets are provided. For any maintenance or snow needs, do feel free to reach out to Paula at 207-806-7845. Paula is happy to assist with any maintenance needs during your stay. For any heating emergencies, please feel free to contact Estes Oil and Propane at 207-363-4172. They are available 24 hours. Departure: Prior to departure (end of Rental), we ask that you please: • Empty all trash and bag properly, including any outdoor trash. All trash goes in the receptacles. If departing on a Saturday or Sunday, please place any trash bins out by the road for early Monday morning collection. • Fridge and Freezers shall be empty. • Soiled dishes should be placed (and run) in the dishwasher, or washed by hand if preferred, prior to departing. Our favorite part of the house was the screened in porch above the ocean. Even our rainy days were great as we watched the storm roll in from the ocean. A bit smaller than the photos would lead you to believe, but the amazing wrap-around porch, 1/3 of which is screened, made up for it. We were visiting extended family and had 10-12 people at the house at all times. The view is breath-taking. It is walking distance to Short Sands Beach and all the shops and restaraunts. My family had never been to Maine before, so we had no idea how pretty the area was. Many houses in the area have views of other houses, but not this one! We had a sweeping view of ocean crashing on rocks, and it was so gorgeous it didn’t look real. The house was very comfortable, and the kitchen was well stocked enough to cook meals if you want. Our favorite part of the house was the screened-in porch that has relaxed seating as well as a table and chairs for meals. We ate several meals at the table and drank coffee in the relaxed seating all while enjoying the view. The screened area has latches on the doors, so we didn’t worry about our dog getting out either. Communication with the assistant property manager was very difficult through the booking process, with long delays in responses and some unreturned voice mails. After check in, communication with the on-site property manager was fantastic, with Paula being very friendly and very responsive. Couple of cons: overhead ceiling fan and light were broken from the get go, and would have had to been replaced mid-stay in order to work. We were told that if the fridge was open too long it could stop working for a couple of days. Also told that the ice machine “may or may not work”. There were also two instances of previous guests’ dirty underwear and stripped linens in a closet and in drawers, and cigarette butts in the grill, which had an empty and open propane tank attached to it. This did call into question how well the house was sanitized before we checked-in. Overall a very nice stay, but we’ll probably look elsewhere for a cleaner option next time. ##### tim k. Enjoyed the screened porch for lunch and just listening to the waves crash onto the rocks. 6 of us stayed there and did not need the third floor! Plenty of room for families. Paula met us, showed us around, offered recommendations, and has the best personality to go along with her infectious laugh and humor! The home was immaculate and the view spectacular. We walked to the lighthouse and throughout the ghost town neighborhood - great time of year to book! Nobody was around. Watching the moon rise over the ocean, hearing the waves crash, taking in the view, and spending quality time with friends made this a very special place. Thank you so much! We loved the updates that have been done to the house, but also loved the original charm. And that view! It’s incredible. You can take a short walk to the beach and downtown of York, and to Dunne’s ice cream. Little farther and you can walk to the lighthouse. House was cozy and kitchen was fully equipped. Parking required a little maneuvering since we had 3 cars, but it wasn’t a big deal. Paula, the property manager was very responsive to any questions during our stay.
