Beautiful 9 bedroom home in the heart of Winter Park. Enjoy our quiet and relaxing atmosphere, most suited for families and quiet adult getaways. You are minutes from downtown shopping, dining, and the resort! Three family rooms, pool table, and hot tub. Five king bedrooms(3 suites), Three queen bedrooms, and a bunk area with custom full over full bunks. Fully stocked kitchen and lots of room for the whole family to enjoy the mountains! Please check all house rules to avoid penalties. Nightly minimums may apply. Our beautiful home is on a large lot with views of the mountains right out your window. Enjoy the mountain feel, while sitting in your private hot tub. This mountain home is just minutes away from world class downhill skiing, cross country skiing, snowmobiling, as well as the Fraser tubing hills. Summer activities offer hiking, mountain biking, rafting, golf, fishing, boating, as well as activities at the base of Winter Park Ski resort. Our home also offers high end amenities you would expect in the perfect vacation home: Flat Screen TV's, Xbox one game system, two gas fireplace's, and games for everyone to enjoy! Please check on dates, even if booked. We have 11 other houses in the same neighborhood Our home has 9 Bedrooms, 6 bathrooms and sleeps up to 19 comfortably! Our main level offers an open layout gourmet kitchen, 2 dining tables, and large family room with plenty of seating, smart TV, and gas fireplace. There are 2 deck area's off of this main family room with seating and grill. This level also features a second large family room with even more seating and gas fireplace to cozy up and read a book or play a family game! The main level also offers the master king size bedroom with ensuite bath, a king and queen bedroom with a shared hall bath, and 2 queen bedrooms with a jack and jill bath. Our upstairs level offers 2 king suites with full size sleeper sofa's in each bedroom, and en-suite baths in each room. Our basement level offers our custom built full over full bunk beds (4 full size beds total), a king bedroom, a sleeper sofa, a full bathroom, and our pool table! The kitchen is fully stocked with all the appliances, dishes, and amenities you need to cook large meals for your group. There are also plenty of dishes and utensils. We have included high quality pots and pans as well as additional small appliances that you would not normally have available in a rental home. Creating a huge meal like a Thanksgiving meal with all the fixings is not a problem at our home! Our home has all the entertainment amenities that you want. Both living areas feature High Definition TVs with cable TV. Each bedroom is also fitted with a smart TV. Additionally, we have an Xbox One game system for you to enjoy with a small collection of games for your use. All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3-4 night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker(Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances(griddle, crock pot, blender, food processor, rice cooker and waffle maker). High speed internet with WiFi connection of course is a must! We have an outdoor hot tub that is located on the lower back patio. Please be aware our HOA is very strict and we do have mandatory quiet time hours between 9pm and 7am. During these times outdoor and hot tub use is restricted, and any audible noise that can be heard outside coming from inside the home is prohibited with fine of $1500 for violations. We do use Noiseaware to monitor noise levels both indoor and outdoor, we do also have an outdoor camera. Get ready to make some wonderful memories here in Winter Park and at our beautiful mountain home! House Rules 1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense. 2.) No events of any kind permitted at anytime. Violations will result in immediate eviction and $1500 fine. 3.) No outdoor fires are permitted at anytime. 4.) No more than our stated allowed number of 8 vehicles total at our home. No on-street parking allowed at anytime. Our HOA does fine and tow and you will be responsible for any fine incurred. 5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out. 6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items. 7.) No boats or trailers are to be parked at our rental properties. Any fines from the home owner association, as a result of this broken rule, will be charged to the refundable deposit. Important to note- Our home is equipped with noise/smoke sensors. Exterior cameras are also present. Please check on dates, even if booked. We have 12 other homes in the same neighborhood! It was large enough to accommodate everyone. The home is in town so it’s a perfect distance from everything. We were 8 minutes from snow tubing and 11 minutes from the ski resort. The home had a large & warm 4 car garage. The kitchen was stocked with anything you could possibly need to cook breakfast or host dinner. The home has a substantial amount of space from its neighbors, allowing you and your guest privacy. Everyone in town is very friendly and accommodating. The rental host made it easy for me to contact them for anything. However, the place was perfectly prepared, which resulted in me not requesting anything. The home has many games, which the kids, teens and young adults enjoyed. From the gaming system & pool table down stairs to the jenga & card games available upstairs. This was our first family ski trip and we have considered adding it to our list of routine family vacations. Thank you so much for your outstanding hospitality, you were a wonderful host. This house was perfect for us, with each of us able to sleep in a separate room. The house is well equipped and in excellent shape. The host/manager was very responsive when we thought we had a minor issue. I highly recommend this house for any large group seeking proximity to Rocky Mointain NP, rafting/kayaking and mountain biking (Granby Ranch ski resort was great for this). ##### Lior E. There was room for everyone and we made some great memories. We went water rafting, rode the gondola and went hiking, went to Walden and saw Moose and Antelope. There was a small issue with the septic system and the property manager had it fixed extremely quick so it didn’t cause us any headache at all. The two king suites upstairs are massive and by far the best rooms if you want to have a quiet room in a house with a ton of people. The garage is gigantic. The owners were very communicative during the process but be sure to read everything you get - many of their policies were listed differently than what it says on VRBO. (Cancellation policy, check in/check out times, etc) The property has a lot of very steep stairs so be aware of that if you have any seniors in your group! The home has many quite areas for when you need to unwind, however the common spaces allowed enough room for family game nights and meal times. The pictures don’t do this house justice. Plenty of room for all of us. Getting to the resort for skiing was extremely easy. We made some wonderful memories and our trip was a huge success. Séjour de 4 nuits en août 2021 ### 4/10 – Médiocre #### Stacy T., Denver, CO, USA 13 août 2021 Points forts : Propreté #### Insufficient concessions We stayed here on a work retreat and the day we were set to arrive, the manager called to notify us there was a plumbing issue that made the house uninhabitable until later in the week. We had a big group and a full schedule, and their offer to put us in a different house that we'd have to move from midweek was a total nonstarter for us. After a lot of back and forth, we were able to move in a day later than our reservation, but as a result had zero time to prep the space for our retreat. As for the space itself, it was large and comfortable enough, and there was plenty of hot water. There was ample seating, though some furniture was broken or old, and multiple lights didn't work. Things in the kitchen were haphazardly put away (including two drawers full of loose, sharp knives!), and some items noted in the property description weren't in the house. There also wasn't anything to clean the counters with, despite cleaning the counters being a requirement for move out. And then the internet went out midway through the week and no one followed up with us about it, so my coworker had to climb up into a crawl space and reset the router. Overall, we made it work, but the stress and missing day made for a harrowing experience and no offer for a partial refund was ever made. ##### Stacy T.
