Half a mile walk to Warren Falls and 3.9 miles to Sugarbush Resort. The home is situated on 10 acres offering places to explore and hike in the woods and a fire pit out back. Two minutes from Warren Village and 8 to Waitsfield provide you with dining and shopping close by. This home is well equipped with all you need to enjoy a home cooked meal with a cozy living room to play games and entertain. Please message through the booking medium or email before calling or texting for fastest response. Available during normal hours M-F 9-5 and for emergencies during reasonable non sleeping hours. Walking distance to Warren Falls (0.4) miles down the main road!! Avoid the madness of parking down by the falls and walk down Rt 100 to enjoy a swim. Four wheel drive and snow tires are required for safe travel in winter months in this region of Vermont. The living room offers many cozy seating options with a 55" TV for your viewing pleasures. On the other side of the living room is a large kitchen with all you need to create your finest meals! Upstairs has a full bath with tub and multiple sleeping options in each bedroom. Outside you will find acres of woods to go explore and a fire pit as well. Please note there is another house about 300 ft away that shares the driveway through the woods. The residents are very quiet and keep to themselves so no need to worry as you will have all the privacy you need! : ) Cars are necessary to get around. It is highly recommended to have both snow tires and 4WD when driving anywhere in Vermont in the winter and spring due to snow and mud. The driveway to the house is maintained to Vermont standards, i.e you will be driving on snow as the majority of our driveways are dirt and that is how they are plowed/snowblowed. We are not responsible for cars off the road due to not having 4wd/awd and snow tires (please note all season radials are NOT snow tires). This home is pet friendly and there is a $45 fee PER pet per stay. The first fee will be collected via the booking medium and subsequent pet fees if necessary will need to be collected. Please reach out if you desire to bring more than two pets. Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. The location was perfect for our waterfall/swimming hole adventures and almost daily visits to downtown Waitsfield. The check-in was straight-forward and the home, as expected. Due to the unexpected scorching heat/humidity a couple of nights, the bedroom fans came in handy, as did the washer and dryer. Only regret was not checking out the wooded trails on the property as we spent all of our daytime hours adventuring and exploring nearby. The property was 10 minutes from the Sugarbush resort, making it easy to catch the first lift of the day. It was private it was quiet it was everything we needed however, it needs a very good and thorough spring cleaning and a few more things in the kitchen to make meals with however, I understand that there is some bad people that take things from rental properties unfortunately. We had no problem finding it even though we arrived in a thunder storm. Area is quiet and just what we were looking for. We cooked in most nights and the kitchen was adequate. The cabin is comfortable and even though we had some cool temperatures and rain we did not need heat as cabin is well insulated. We did have a nice campfire in the outside fire pit, and there was plenty of fallen limbs to burn. Thanks for the great week, we will be back again! ##### Karen B. The home was clean, owner responded to needs immediately, and the property was a delight to explore! Living space is a bit small so if you plan to spend a lot of time indoors, which most probably are not, it could be a bit tight. Easy and beautiful drive to Burlington and Montpelier. Kitchen is stocked with basic supplies. Learn from our mistake - be sure to download or print the check-in information before you arrive. We did not and with no cell service, it took us a little while to get inside. Overall, we had a wonderful stay! ##### Angela X.
