Sparkling clean ranch style home with open floor plan. 3 Bedroom, 2 full bath home less than a block from the beach. We are located along the Delaware Bay. Uncrowded beaches and a nice residential neighborhood. Amazing sunsets! Take a walk along our sandy beach, fish, bring your stand up paddle board or kayak to enjoy or simply read a book and relax in your beach chair. Be sure to walk up to the beach after dinner to catch some of the most amazing sunsets on the East Coast! Master bedroom has a comfy king bed, second bedroom has a queen bed and third bedroom has 2 twin beds. Linens are included. No need to drag sheets and towels! Your beds will be made and ready for your arrival! Kitchen is fully stocked with all the essentials to cook your favorite meals; even a new Crockpot! Black matte new full size refrigerator and freezer, gas stove, microwave as well as a gas grill out back. We accept one well behaved dog. Heated in-ground pool, fenced in back yard, firepit and plenty of patio furniture to relax. Smart TV'S with Hulu to watch your favorite shows and movies, we also have games, books and magazines. Large driveway for 4 cars. Pool is open April through September. 15 minutes to historic Cape May. Excellent restaurants, lots of great shops and beautiful beaches. We supply 4 beach tags for your use during your stay for the Cape May beaches. If you like amusement rides the Wildwood Boardwalk is just 15 minutes away with lots of rides, games, pizza (Mack's Pizza) and ice cream (Kohr Bros). CANCELLATION POLICY. The time factor is critical in vacation rentals, and your reservation will hold this rental off the market for a period of time. If you cancel for any reason after we have mailed your confirmation, your rent cannot be refunded unless the vacation rental is re-rented (and then less a 10% Fee). The earlier you notify us that you may need to cancel, the better the chances of re-renting. 2\. PROPERTY CONDITION / SECURITY DEPOSITS. When you arrive, please check the vacation rental for cleanliness and damage. Notify us promptly of any problems or damage. You agree to leave the vacation rental in arrival condition. No physical damage, vacation rental and yard neat and tidy, dishes washed and put away, spills wiped up, trash removed, etc. Late check-out, trash left, or vacation rental or grounds needing more-than-reasonable cleaning are grounds for security deposit claims. If there are no problems, deposits will be returned by mail 30 days after the date of departure. If we are going to make a claim on your security deposit, we will e-mail you describing the details within 30 days. 3\. OWNERS SET SPECIFIC RULES. regarding the maximum number of occupants, pets, smoking, etc. As the property owner, we enforce these rules, and may evict renters or their guests when they are exceeded. If pets are not allowed at the vacation rental, that includes pets belonging to your guests. Large gatherings, house parties, etc., are absolutely not allowed unless approved when your booking is made in writing. Sub-letting is not permitted. Any disturbance resulting in neighborhood complaints or police action, other illegal activities, damage to the vacation rental, or violation of this agreement or of rules and regulations governing the vacation rental, will be considered sufficient cause for immediate termination of your stay, and all monies paid will be forfeited. This agreement does not create a tenancy for the vacation rental; you can be removed from the vacation rental without process of law if you do not depart at the appropriate time. 4\. OCCUPANCY. In no event shall the Rental Property be occupied by more persons than the capacity of subject property which is ?. Guests must be at least 25 years old and only family groups are to occupy the Rental Property as required by Owner. All guests age 2 and over are counted as guests. Any reservation made under false pretenses and/or any party falsely representing the number people in the home is subject to immediate eviction without refund. Over occupancy is considered a serious violation of this rental agreement. No fraternities, school, civic or other non-family groups are allowed unless Owner grants prior approval. In no event shall guest assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guest hereby acknowledges and grants specific permission to property owner to enter premises at any time for inspection purposes should we reasonably believe that Guest is causing or has caused any damage to the Rental Property. Guest further agrees to grant property owner access to Rental Property for purposes of maintenance and repair. 5\. THE OWNERS AND ASSOCIATES ARE NOT RESPONSIBLE for loss, theft or damage to your belongings while at the rented vacation rental. The property owners will be held harmless of any injury while staying at the property. The use of the pool is at your own risk. Owners are not responsible for injury while using the pool. There is no lifeguard. 6\. YOU AGREE TO NOTIFY US IMMEDIATELY if a maintenance problem develops at your vacation rental so we can have it remedied as quickly as possible. Owners reserve the right to make repairs as necessary, and to enter the vacation rental with reasonable notice, or without notice if you cannot be reached. No refunds will be provided due to inoperable appliances, etc. in Rental Property although property owner will make every reasonable effort to assure that such appliances will be and remain in good working order. Also, no refunds will be given due to power blackouts, water shortage, flooding, construction at adjacent properties, or mandatory evacuation of the area due to hurricanes or other potentially dangerous situations. 7\. KEY Procedures: Keys to the property will be at the property in a lock box. Renter will be given the code on or about 2 days before arrival either text or email with directions to the property. The day of check-out, please place the keys backin the lock box. 8\. YOU ARE RESPONSIBLE FOR YOUR CHOICE. This vacation rental is individually owned and managed. We have described our vacation rental in detail to the best of our ability, but we cannot make the decision for you and will not be responsible if you are not happy with your choice on arrival. The rent will not be refunded and cannot be transferred to another location. 9\. LEGAL DISPUTE. In the event it is necessary to resolve any legal disputes between the parties under this rental agreement, the tenant agrees to reimburse landlord all landlord's costs of litigation and costs of collection, including, but not limited to, landlord's attorneys fees and court costs." 10\. It was convenient to nearby beaches as well as the Wildwood boardwalk. My two grandsons ages 3 and 5 had a blast. They loved the heated pool and fire pit (they made smores) and the grownups enjoyed the hot tub. Fenced yard was great for my dog. House was clean and had everything you would need. Having a Washer /dryer was very convenient. Our host, Anthony, addressed any concerns or requests we had immediately. All texts were returned within 10 minutes. The cleanliness of the house was remarkable, and the kitchen was well-equipped with all the necessary amenities. The bathroom was also well-maintained and stocked with essentials. Communication with the owner was excellent; they were prompt in responding to our inquiries throughout our stay. However, there were a couple of issues that detracted from our experience. Firstly, although the website advertised a heated pool, we found the water temperature to be quite cold. Despite expressing our concerns to the owner, we received responses suggesting that the external weather conditions were to blame. While we understand the impact of weather on pool temperature, we were disappointed by the dismissive attitude towards our concerns, especially by the person sent to check on the pool. Additionally, the Wi-Fi connection in the house was unstable, making it difficult for us to work or even watching TV. I found a place in town to connect to my meetings as it was impossible to have video-calls using the house Wifi. Lastly, we found the bedding to be inadequate for cooler seasons. The blankets provided were suitable only for warmer weather, so we recommend either requesting additional blankets or bringing your own if visiting during spring or other non-summer seasons. Despite these shortcomings, our children enjoyed their time in the pool despite the chilly water, demonstrating their resilience. ##### Orville B. The home is perfect for a relaxing vacation and has all amenities one could want. Access to the ocean and bay are very convenient and the pool is absolutely spectacular. Our pup loved exploring the back yard and sunning herself. And I personally love outdoor showers. Local restaurants provided excellent meals both for pickup and delivery and the local market is a treasure. All said - a wonderful time was had by all! ##### Barbara C. Everything from the home, decor, clean as can be, comfiest beds, the pool and backyard OMG amazing the privacy trees around the backyard you literally felt like it was your own island spot! I cant express enough how wonderful this home is! Perfect for my family of 4 (1 teen and 1 tween) and my pups there was a spot for everyone! It comes fully equipped with everything we needed! We love Cape May - we try to come every summer even if its for a few days before school starts - we have 2 very happy kids going to school tomorrow! The home is beautiful and clean and offered every thing we needed for our weekend stay including toys for the dogs. The pool was amazing and being heated was the perfect temperature. Everything we needed was right there for us, coffee maker, soft towels and a fenced in yard, great for our 2-year old Sproutie. A few houses down the street is the beach on the Delaware Bay where we saw the most beautiful sunsets. The fun and bustle of Cape May Beach and Washington Mall are 15 minutes away -- but it's nice to get back to the welcoming quiet of Villas. ##### Laura K.
